The Wine Bar is Moving in Old Town La Quinta   The Wine Bar in Old Town La Quinta is moving across the street after many years in the same location!  Saturday July 26th is the last day it will be open until it re-opens Labor Day weekend as The Wine Bar Bistro in it's new location on Avenida La Fonda- former site of The Desert Sage. The Wine Bar Bistro will serve a full bar with cocktails, and an expanded dinner menu.  They will still focus on great wine, wine tastings, wine club and a moderately priced menu. We look forward to enjoying The Wine Bar Bistro when it opens for next season in Old Town La Quinta!

What's the first thing you, as a potential Short Sale property seller, need to do?  The first thing most of my clients respond is "Call my Lender."  Hmmm..not so fast.  If you're not delinquent, they may just continue to do their job and try to get you to pay them more money!  The Lenders' first response to being informed of your Short Sale options is to say they'll send you their Short Sale package.  You can get those easily online. I think your time would be much better spent looking for an experienced Short Sale Agent in your area, who has worked with a slew of Lenders and isn't intimidated by the process.  They should be able to advise your on your particular Lender(s), procedures, the time line with regards to your delinquent status, FMV for a Short Sale in your development and ju...

Confused? Fatigued?  Don't even know what to ask a potential Realtor?  Are you looking for an Agent to help you locate your new La Quinta home? Take a deep breath, count to 5, let your breath out, and start a list.  Two Lists actually.  One list is your "must haves"..the non-negotiables that you will have in your new house.  Keep it short, keep it simple, put down the BIG things! Here in La Quinta, Ca. we have over 100 days per year when the heat is over 100 degrees. Showing homes is exhausting and heat sickness for agents and client can be a real concern. Here are a few tips to help make the clients and yourself as comfortable as possible. 1. Start early in the day before the real heat hits 2. Where a hat or visor 3. Take cold water and ice bags in the car 4. Us a sun screen in the car when the car is stopped 5. Show the home without AC running first 6. If your car has a remote start, keep the car running while you show houses 7. Wear sunglasses 8. Take frequent breaks in air conditioning to cool off before proceeding

I received an e-mail this morning from a couple that I have been working with since last summer.  They contacted me via my website, are currently here in Southern California and were keen to find a winter golf home.  A second vacation home for them.  We started the hunt last summer here in the Palm Springs Valley, and had narrowed the match down to either La Quinta's PGA West, or Rancho Mirage's Mission Hills area.  We kept in touch over the winter and they reached out to me again regarding a home that reached them on the drip I'd set up for them. We have been exchanging information and thinking about another round of viewings.  Keep in mind, they are very qualified, focused and not time wasters.  When I got the e-mail today that they were going to wait a couple more years..just didn't...

    Here in California, and in my own local area of La Quinta and the Palm Springs Valley, Canadian Sellers MUST know the rules!  (Courtesy of WCR President's Message, 2014) The general Rule is the IRS requries the purchaser of any foreign owned property to wihhold 10% of the sales price for the IRS and an additional 3.3% of the sales price for California State taxes.  All Canadian and foreign investors must procure a taxpayer ID# with the form W-7.  Do this Early (at least 1 month is estimated to get the ID#!) Secondly, form 8288-B, CA state forms 593 & 540nR, as well as tax returns, must be submitted to the IRS, along with a copy of the sales contract.  (The IRS may take up to 8-12 weeks to return an approved withholding certificate.)  What I've learned as the Agent for a foreign own...

  Buying a home here in the Palm Springs Valley can be daunting.  My buyers need to zero in on a particular City in our Valley, a particular lifestyle, search for amenities, location within the Valley and location within their area..these are just the larger considerations.  Next we get to the property itself! My desert Valley is notorious for much, much more than supurb winter weather and REALLY hot summers!  This weekend Music & Theatre has some really interesting line ups as we head into the Coachella Valley Music Festival! Us locals start preparing early for the masses of Music Festival attendees.  It's a double edged sword because we LOVE them on the one hand as they bring new bodies, buyers, and visitors to the Valley floor, but along with that is an increase in the traffic.. The Finals of the Governors' Cup and also the Skins Game at the Eldorado Polo Club, in Indio, tomorrow at noon and 2 pm. The weather is gorgeous, season is still going strong and there are still some great property deals in the Palm Springs valley.

Whew..dodged a bullet.  Wait a minute, two bullets!  Helped my buyers slow down and SEE what they were buying. Buyer 1.  "This is the MOST beautiful home of this floorplan in the development!  The granite, the backsplash choices, the lighting fixtures, and that Furniture..let's write an offer, I LOVE it." Me: "It IS a great home.  How about we arrange a night showing?  Let's spend a little more time here..just to make sure."
