La Habra, CA Real Estate News

As a Realtor in La Habra as well as a neighbor of Octomom I have first hand information about how a public figure can impact property values. Her street has been packed with news trucks and onlookers daily, which makes getting home for us very hard and frustrating. Our neighbors have had to use police barricades to be able to just get to their own homes and keep people out.  The real big issues are when new babies come home and the news channels have their helicopters hover to do a report. When they come every hour till 11:00pm it gets to be a HUGE nuisance to all of us. Try and get kids to sleep with the thump, thump of the rotor blades hovering over your house  As for the property values of surrounding homes how much would pay for a home to be near Octomom and have people and news tru...

What would it be like to live on her block?  The reporters, cameramen, public officials, and any of the thousands of purely curious public -- all coming down your street.  Not too good I suspect.  Will it ever end?  Sure in 18 years or so.  WOW The below post seems really nuts now - I am sorry for that - but I had no idea what OCTOMOM was planning (maybe no-one does) US News and World report selects La Habra as "best places to retire".  La Habra was selected to receive this designation as can be reviewed at http://www.usnews.com/listings/retirement/california/la_habra.  What a proud day for the La Habra real estate community as well as surrounding communities.  Several years ago La Habra was also designated as an "All American City/Town" - not too sure what that means, but it is another...

Real estate in La Habra, California, might be the very best place to look for a good value on some Orange County real estate. While most are aware that it represents the inland border between Orange and Los Angeles Counties, many do not realize the full gamut of property types that La Habra has to offer. From custom view estates down to very affordable condos, the city of La Habra is often the "sleeper" for value within the area. For these reasons and others, the city of La Habra rates very well on our Orange County Real Estate area rating system.  La Habra Real Estate guides can help the consumer discover this valuable city.

The city of La Habra has  a lot to give.  From high-end homes to very affordable condo and apartments, La Habra real estate offers a vast spectrum of opportunities.  Besides homes and real estate, you will find the annual "Corn Festival" (highly publicized and attended) and fair that is a real "kick" to attend.  Schools are above average and the local community is very family oriented.  La Habra is in the North Orange county real estate sphere of desirability.  Many people want to live here.

Now is the right time of year to see your tax man (CPA), and not just about your taxes.  Talk to him/her about referrals to you, yes, you have to ask for it.  Each year at this time the tax preparers are our good friends.  It is hard to say how many times a new client tells us that their tax man says they need to buy some property and get some deductions.  We love that -- and it is very true.  These are easy referrals and come from solid sources -- people trust their tax preparer.  Cultivate the tax people -- you will be amazed at what you get.

La Habra, CA 90631 (not to be confused with La Habra Heights)  home sale report for December 2008. This marketing report will give you an overview of the real estate marketas compared to prior months  in La Habra for both single family homes and condominium sales.    If you're a home buyer or a home seller it's essential you have an understanding of today's real estate market when it comes to market conditions in pricing and inventory. As inventory, (homes for sale) continues to decline it's still a matter of supply and demand, therefore prices have continued to decline in each month of 2007. Our biggest issue at this point is financing. While FHA financing is available at increased loan amounts, conventional financing especially in large loan (we refer to as jumbo) remain difficult. If...

Buyers looking for the "deals" may be in for a big shock - what if the new administration puts a freeze on all foreclosures for 90 days (or possibly more)?  I am alerting everyone that if this happens (and rumor has it that it will) then the number of bank owned (REO) homes on the market will dry up.  And if the new administration finds ways to help people in trouble, then the whole market changes -- and the bargains are gone.  It is very possible that now is the time to buy, and later could be much worse.  Just a serious heads up!

La Habra Real Estate is one of the best areas to look for income investments.  Why?  Well It all has to do with price per square foot and then rent per square foot.  La Habra real estate is currently selling for very competitive prices, while the rents are on par with many other areas in North Orange County.  This gives the owner a better return on their investment.  And isn't that what it is all about -- my customers think so.

Now I am starting to get a little miffed about this issue.  We heard that big government was coming to the rescue, but I don't see them.  I even notice that we don't hear about it much either.  Other than lower interest rates on mortgages I fail to see much to tell us that help is coming.  Today the speeches just barely mention the housing problems -- and we hear no pending stimulus to it.  Cash to taxpayers will not help this market, I guess the best we can hope for is continuing declines in interest rates (might start some buyers moving).

The new FICO 08 system or formula has been released by one of the three credit bureaus, with the second bureau adopting the changes very soon.  All three are to be using the latest rules by late spring.  In short - good and bad news for consumers.  There will be less punishment for under $100 collections, but even more reliance on the amount of credit used versus the available credit limits.  Please alert your customers that the reduction of available credit on a credit card will then change the ratio of used to approved, thereby hurting the credit scoring.

The comming year, 2009, will be quite an opportunity for many of us.  Interest rates on homes will be below 5%, maybe even below 4.5%.  This low rate really drives the monthly home payment , down of course.  The rate has such a profound influence on the monthly payments that this factor alone will bring more buyers from the sidelines and gobble up some real bargains.  If low rates are not enough, then the low prices should do it.  If the combination or low prices and low rates doesn't entice the buyers, then they are probably not buyers at all (just lookers and parlor room investors).

Today the FED cut rates again, and to all time lows.  Is that the answer?  I sure wish that it was, but I think the questions are much harder and that one move will "not the solution be".  Don't get me wrong, I am sure glad they did it, but we will need the 10 year treasury rates to fall also (since the 30 year mortgage is dependent on that).  I am afraid that we will need many bold moves for us to break the back of this recession.  But again, this is a good one  -- and we want more.

We are constantly working with buyers and have found an important first step (maybe second to getting an loan approval).  Neighborhoods - buyers need to do some homework. Of course if they are out of state buyers, Realtors will have to do this for them.  The entire house hunting process is much easier and more focused after neighborhood homework is completed.  I have included a link: Finding The Right Neighborhoodwhich is a reference to an article we wrote on this subject for our other blog.  Please feel free to read, review , and copy if you wish.

La Habra foreclosure sales and bank repos in Orange County, CA. Condo prices hit hardest in the city. Numbers are almost idential for the past two months. La Habra like other communities in SoCal has it's share of home foreclosures. Compared to some of the other surrounding communities it appears the number of foreclosures sales combined with short-sales is somewhat higher than surrounding communities. La Habra currently has about 175 single family homes for sale, the inventory is up about 20%  from the prior month. Of that number there are 21 bank repos currently for sale now that represents just over 12% of the inventory, exacty the same as last month. Howeverthere are at least 69 homes now for sale identified as a short-sales. Meaning the sellers currently have a loan balance higher ...
