Well another gorgeous day in the office hard at work doing some short sale paperwork. It seems to be picking up out there. I am getting the sense buyers want to come out and play in the investment market unless they need a job transfer or divorce and their forced to come out. Obviously the biggest inventory is Short Sales. we need to get use to it and try to work out some deals. Two out of the three sale escrows currently in are Short Sales.

I get calls every day from Loan Officers, Real Estate Agents,The Media and Home owners about the Foreclosure process so I decided I would post this so you have the information available anytime you want.First of all in California we have non judicial foreclosure, as a result this is a more expedient and economical way to foreclose on a home. Typically once a home owner defaults or misses a mortgage payment they are in a late status and a default status. Once three months have gone by the lender holding their mortgage or in California we actually have our "Notes" (the loan it's self which is not recored on the home) secured by a "deed of trust" which is recorded as evidence of the note. Fed rates are dropping, housing prices are dropping in most metropolitan areas in the US, and Federal mortgage limits are increasing. What is going on with this picture? The Huntington State Beach Lifeguard Tryouts were this morning at 9am at Huntington Beach. The Tryouts were for existing summer lifeguards getting re-qualified, and for new applicants for the Huntington State Beach Lifeguard program.The ocean temperature was in the high 50's, and the weather conditions were overcast, light mist and the temperature was in the high 50's and warming up to the low 60's. While this may be warm for you in some parts of the country, this is pretty cold when you are completing a 1000 yard swim, through the surf (the waves were pretty big, and there were shores currents and rip tides).   I have often walked my dog along the shores of many Southern California beaches, often stopping to look at the surfers, as they ready to swim out to meet the next wave. I watch, as the surfer's look for the perfect wave, and then they swim out to meet it. They meet the wave, let the swell lift them and ride the wave back to shore. I think this is a good analogy for today's Real Estate and Refinance market. Interest rates are at a 24 year low. Those who swim out to the wave will be the ones who benefit.  One must remember, as in nature, once the wave has come to shore. One has to wait for another perfect wave.
