1- Location, Location, Location. Costa Rica is among the most highly sought-after tourist destinations. Its strategic position in the heart of the Western Hemisphere, infrastructure, access to international markets, labor quality and cost, as well as its government's positive attitude towards foreign investment, make Costa Rica an ideal setting for retiring, investing, or living. Costa Rica's natural and geographical diversity provides sound options for a wide range of luxury, retirement and Costa Rica vacation homes. 2- The view you were looking for. Costa Rica covers 19,730 square miles (51,100 km2), and though it accounts for only 0.3 per cent of the world's land area, it contains 6 per cent of its biodiversity. Whether you are looking for an ocean, city or mountain view, there is so...

This past Saturday, August 23rd, I attended the event I Survived Real Estate 2008 at the Nixon Library. This event was for two purposes. The first to raise awareness and create solutions for the ailing Real Estate Industry and the second was to raise funds for the Susan Komen Foundation. Both purposes were accomplished with great success. Several people who are well known in the Real Estate industry, city government officials, leading Economists, professors and real estate investors attended. The panelists were given the opportunity to talk about their thoughts and opinions of what has caused the real estate mess, what is currently happening to solve these problems and potential solutions for the industry. Later in the evening, the panelists debated about their position and then comment...

Buyers in Huntington Beach, this is your opportunity to take advantage of the high rate of foreclosures in Orange County! In the coming months, foreclosures are going to dominate every market in Orange County, and affect housing values in every neighborhood. Throughout the county, there are currently 5954 bank-owned properties, with another 3801 up for auction and 8723 in a state of pre-foreclosure. In Huntington Beach alone, there are 321 pre-foreclosures, 133 auctions, and 186 REOs, meaning the number of foreclosed properties is only going to increase over the course of this year. What does this mean for you? The high number of foreclosures means a large inventory of properties that banks are eager to sell. In Huntington Beach, the amount of time it will take to sell this abundance o...

Well another gorgeous day in the office hard at work doing some short sale paperwork. It seems to be picking up out there. I am getting the sense buyers want to come out and play in the investment market unless they need a job transfer or divorce and their forced to come out. Obviously the biggest inventory is Short Sales. we need to get use to it and try to work out some deals. Two out of the three sale escrows currently in are Short Sales.

Why are interest rates still going up? Why are the banks hanging tough to price points in the marketplace right now if there is such a big crash in real estate? Talk to me! I have my ideas about what is going on right now, but I want to hear whats going on out there. My firm is getting a lot of activity in California and in Colorado. We are getting multiple listings and sales every, so why is the market so bad?

I get calls every day from Loan Officers, Real Estate Agents,The Media and Home owners about the Foreclosure process so I decided I would post this so you have the information available anytime you want.First of all in California we have non judicial foreclosure, as a result this is a more expedient and economical way to foreclose on a home. Typically once a home owner defaults or misses a mortgage payment they are in a late status and a default status. Once three months have gone by the lender holding their mortgage or in California we actually have our "Notes" (the loan it's self which is not recored on the home) secured by a "deed of trust" which is recorded as evidence of the note. The lender will file a notice of default also known as a N.O.D. Once this happens their is a 90 day pe...

Why do you think the interest rates are continuing to climb for homeowners? Fed rates are dropping, housing prices are dropping in most metropolitan areas in the US, and Federal mortgage limits are increasing. What is going on with this picture? It leads me to believe that the banks are trying to build in a spread to cover their short term losses to defauls.

The Huntington State Beach Lifeguard Tryouts were this morning at 9am at Huntington Beach. The Tryouts were for existing summer lifeguards getting re-qualified, and for new applicants for the Huntington State Beach Lifeguard program. The ocean temperature was in the high 50's, and the weather conditions were overcast, light mist and the temperature was in the high 50's and warming up to the low 60's. While this may be warm for you in some parts of the country, this is pretty cold when you are completing a 1000 yard swim, through the surf (the waves were pretty big, and there were shores currents and rip tides). Some of the applicants did not wear wet suits . . . the Huntington State Beach lifeguards are actually employees of the state of California. They run an excellent lifeguard progra...

I have often walked my dog along the shores of many Southern California beaches, often stopping to look at the surfers, as they ready to swim out to meet the next wave. I watch, as the surfer's look for the perfect wave, and then they swim out to meet it. They meet the wave, let the swell lift them and ride the wave back to shore. I think this is a good analogy for today's Real Estate and Refinance market. Interest rates are at a 24 year low. Those who swim out to the wave will be the ones who benefit.  One must remember, as in nature, once the wave has come to shore. One has to wait for another perfect wave. In the financial world, it maybe 24 years before these low interest rates come again.  Suzanne Horsburgh
