Just when you thought you had heard it all, along comes a new one. I met with one of my buyers today for a final walk through, and for the most part, the house was in pretty good shape... except for the stove... which wasn't there anymore? My first thought, and please don't judge me for saying this, was that it was sold to make some extra cash. The transaction in question is a Short Sale, and my understanding is that the sellers had a real financial hardship. Moving isn't cheap, so maybe they sold a few things to pay for the movers... BUT THE OVEN?? I contacted the listing broker, who seemed just as upset as I was. He looked into it quickly, and I have no complaint about how he handled it today. This is what we call an "Industry No-No"! Recently, Pacific Shores, a brand new housing developement in Huntington Beach, opened its doors. And by all accounts, it's been pretty busy. According the the Orange County Register Huntington Harbor in Huntington Beach has the priciest short sale home in 2010.  The home is a waterfront home with a lot of high tech features.  It may not be the highest priced home that was on as a short sale but this one closed.  It is a 5000 square foot home on Barnstable Circle and it went for $1.85 million last week. It is interesting that the asking price for the home was $2.85 million in April and dropped its price in June to $1.95 million.  For those that are sceptical about buyers purchasing a short sale look at this home.  It was a great purchase for the buyer.  A fantastic home at a bargain price.  It is not easy for a lot of buyers to wait for the bank to approve tha short sale.  There is a chance that the bank will say no.  There i...

Today I was reading of a home in Huntington Beach that has had 19 price reductions since June.  This the ultimate in chasing the market down.  I am sure that most of us have told our clients that the first month on the market is critical.  If we are on the market too long the listing gets stale and is overlooked by many. This has to be some kind of a record.  Obviously the price was too high and the changes to small.  It is sometime difficult to deal with big egos on the luxury homes.  But if you cut a property 19 times in a few months you were not close to the price range and the selling Realtors know pricing.  Not to forget there will be an appraisal.  If that is not bad enough some homes in the area with dropping prices, fewer buyers, and higher inventories are raising the prices on ...

For whatever reason, I've had several clients lately looking for a rental. I do a lot of Relocation, and it seems that's picking up again. No problem. It's not my first choice, but I'm happy to help. Granted, I'm not going to take you to see Craigslist rental listings, but I'll search the MLS and see what's out there. And for the most part, what's out there is exactly what you'd expect...      (what's that, Rob?) Descent properties, listed at fair market value, with a fair commission offered to the agent who procures the tenant. That's fair; I have no issue with any part of that. But what I do have an issue with is offering an agent (or broker) $100 Lump Sum to show your rental listing! I have a better idea... offer $0. Better yet, offer a kick in the teeth! Can I Do A Short Sale Without a Real Estate Agent? I got this question today, and my first reaction was, "Why would you want to?" I'll get into the technicalities of this answer in a second, but here's what struck me. After speaking with this lady for a while, I came to find out that she was concerned about the commission. She was unaware that in a Short Sale, the seller does not pay the commission. I asked her who gave her that information, and... wait for it... Her FRIEND, who has a real estate license told her!
