Lenn Harley wrote a featured blog, but its hidden lessons hit the trifecta.  Let's look! The gist of Lenn's blog argues the continuing value of a keyword rich URL.  She illustrates her point well with the inclusion of three sites, all containing geographically and industry related keywords.   These sites reveal subtle, but powerful lessons. KEYWORD RICH URLS Loudoun County VA homes and real estate, new and resale homes for ... Loudoun County Homes For Sale & Real Estate - VA | Homes.com REAL ESTATE AND HOMES FOR SALE in Maryland and Northern Virginia ... (This is the irrepressible and inimitable Lenn Harley.   It's a tiny depiction of the larger-than-life Activerain Ambassador)   Lenn cleverly captures her audience with her keywords, and then promises a rebate of up to 1% of the purchas...

ING Bank is STEALING from Senion Citizens!!! - You Won't Believe This One I no longer use the phrase "now I've seen it all", because if there's one thing I can guarantee, I haven't seen it all yet. I've been working on this particular short sale for a little while, and what just happened is nauseating to me. I have to preface this with something I feel is very relevant - The sellers are Retired Senior Citizens on a fixed income - keep that in mind. Skip the usual... got listing, list home, got offer, CASH OFFER, submit offer, wait... BPO ordered, wait... Okay, BPO comes back and guess what??? "We want more money!" No shock there, even though they obviously hired a bowl of chili to do the BPO. So fine, I contact the buyers' agent, we discuss, and after a couple of days of back-and-forth,...

Huntington State Beach Lifeguard RE-Qualification Swim The Huntington State Beach Lifeguard Re-Qual swim, and try outs were held today in Huntington Beach at Lifeguard Headquarters at Magnolia and Coast HIghway. The swim for the re-hires (or exisiting Lifeguards) consisted of a 1000 yard ocean swim, around two buoys and back into shore. The swim had to be completed within 20 minutes.  The air temperature was in the mid 60′s, and water temp was approximately in the mid 50′s. My daughter is a 5th year lifeguard at Huntington State Beach, and she completed the swim today. She does the swim without a wetsuit (because it is easier for her to swim), and wears two caps to keep her head warm. She came in so cold, she shivered for about 45 minutes after the swim. The Lifeguards do such a great ...

Brightwater - A New Home Development by Hearthside Homes Makes It's Re-Grand Opening Today - There's quite a bit of history behind the Brightwater new homes community in the Huntington Habour area of Huntington Beach. Located atop the serene Bolsa Chica Mesa, Brightwater offers some of the best and most recent new home that Orange County has to offer. No Realtor knows Brightwater better than I do, and I can tell you without a doubt that the future of this community looks "bright" (no pun intended). While there were some trials and tribulations along the way, this 2nd Grand Opening really demonstrates just how far this project has come. Brightwater boasts 14 different models (15 is you count the recently updated Sands, Plan 3), and the community itself is boarded by a public trail stretc...

Why Socks and Luxury Homes Don't Mix ~ Ask yourself this... "What did my socks do to deserve this?" Here in Huntington Beach, CA, Surf City USA, we are surrounded by high end luxury homes. And whether it's a new home or a complete remodel, floors are a big deal. While there are many types of flooring, one of the most common type to find in a high end home is travertine. Travertine comes in many grades and types, but even if it's smoothed, filled, and polished, it will be still be joined to the next stone with a grout line. These lines and the grout that fills them can be very rough, causing instant sock sadness. There are many other stones that can be used on a floor as well. Slate, limestone, granite, marble, sandstone, I've even see onyx (which I would NOT recommend, by the way). They...

The Greatest Idea That Will Never, Ever Happen! (nor should it) So I'm getting ready to leave my office on Friday, and an agent walks in and says, "Got a minute?" I like the guy, never had any issues with him, so I was a bit intrigued. And even though I was in a bit of a hurry to leave, I said, "Sure, what's on your mind?" I can't tell you word for word what came next, but I can paraphrase it. So here's the gist... AGENT -"I had the greatest idea! Imagine this... you go down to the foreclosure auctions (Trustee Sale), and you get everyone together who is looking to buy a property, fix it up, and flip it. You tell them that there is no reason for everyone to compete, and hence, raise the prices, which in turn shrinks the profit margins. You instead get everyone to agree that only one per...

According to the Orange County Register this morning once again a large waterfront home has a big price reduction.   in this case a home in Huntington Harbor with a great main channel view has dropped the price by 4 Million dollars.  When it was on the market a couple of years ago it was $5.95 Million it is on the market at $2 Million.  The price before this cut was $4.95 Million. Now you may be asking how it could be cut that much.  Well the home is going to auction and the MLS shows the starting bid price.  They are hoping for a bidding war.  The home was purchased at a Foreclosure Auction in 2007. I will be watching this one to see if the auction is successful at bringing in a high price.

Measure Twice, Cut Once! - Things My Father Taught Me, Part I When I was a boy, I used to watch my father on weekends at his work bench in our garage. I always wanted to help, and as I got older, he let me. Nothing dangerous, but I got pretty good with a hammer and nails. Eventually, in my early teens, I was actually pretty handy and could build just about anything. Would you buy my creations from Crate and Barrel? Probably not. But I still have some book shelves and an entertainment center that I built over 20 years ago. And guess what? They are in almost the exact same condition! My dad taught me a lot about the type of materials you use for certain projects, and that building something sturdy can't be rushed. All good lessons that I'm just now starting to fully understand. But maybe ...
