I received this photo taken by the NASA Terra satellite on August 30, 2009.  Here you can see all of Southern California and get a pretty good idea of just how much was on fire at the time.  If you look to the South East - you'll see a small lake that is pretty much surrounded by burnt area - well, that fire, known as the 2400 acre COTTONWOOD FIRE came within a mile of my home in Hemet,  Fortunately the winds were blowing the other way and there were no evacuations or injuries/casualties.Follow this link if you want to see a series of 41 photos - mostly taken from the deadly STATION FIRE.

Realtors and borrowers still regularly ask me about using the Federal FTHB tax credit for their down payment or closing costs. When potential home buyers are searching the internet on this topic, they are usually finding this info on the Fannie Mae website. I had one of my pre-approved clients come to my office with a bunch of printed out information on how they can get the tax credit money upfront and use it for closing costs and/or down payment. All of the printouts I reviewed came from other states but NOT California. It appears that 15 states are offering the credit upfront through HUD approved organizations that charge an affordable fee for doing so but California is not one of the states offering this.      I got a call from a friend, who belongs to the local jeep club, and he asked if I wanted to go on a "snow run." My thoughts immediately went back to a childhood spent frolicking around in the elements until I couldn't feel my toes.  Yes, Hemet is a little sleepy town compared to San Diego, Orange  county and La. And yet, there are many treasures surrounding it  within a quater tank of gas. If you like fresh air and beautiful views of  vistas ,then Oak Glen, located just 15 miles from the Hemet/San Jacinto  valley, is the perfect choice. My wife and I and 3 of our 4 daughters spent yesterday afternoon hiking, munching on raspberries and Carmel apples at  one of our favorite apple farms,  Riley's Apple Farm.           The strangest thing happened to me today, I got another referral for a mobile home listing. The first one I got 45 days ago sold in less  than 30 days. So I guess this means I'm  the mobile home guy. Please don't feel  sorry for me, it's not as bad as it seems.  You see, in my neck of the woods there  are many seniors who prefer to live in a  park and pay cash.  This means a much  shorter escrow and less hassles. On the other hand we're not talking about a huge commission check. But, a little bit of something is better than nothing. It will be interesting to me to see where this run  on mobile homes takes me. The picture has nothing to do with mobile homes, I just love seeing those  mountains in the back ground.

Well in reading the current thing about what happens when a realtor takes a 2nd job...What does happen? I mean as of today, i'm getting up at 4:00am to work on files but shortly i will dress and don my 2nd hat for the day, a barista/Gelato bar owner. Yeah that's right, I went out and created my own 2ND JOB! My husband and I went out and bought a Gelateria (Italian Ice Cream- for those of you who don't know) So now on top of working my way thru short sale listing's, mortgage defunks and buyer's wanting to see every REO on the market. I was very disturbed when I red an article earlier this month that my local market had dropped in value by a full 9% in just one month.Hello, I live here and work this market full time - every day and yes, I have seen a drop month after month - it has never been 9% in a single month, despite what the local newspaper, "The Press Enterprise" reporter Leslie Berkman reported on August 30th, 2008.Now, I agree with most of what the article reports - but come on, lets be responsible and not add fuel to the fire.  I agree with Ms. Berkman when she said, "Economists and real estate insiders agree that the biggest price drops are behind in Inland Southern California. But if your dryer is not properly installed and maintained, it could well be a disaster waiting to happen.   There are thousands of house fires started every year by clothes dryers. These happen in a couple of ways.   Lint Build-up Clogging Vents   Cleaning out your lint trap and other lint in the laundry line is important for more than just making your dryer run more efficiently. When President Bush signed HR 3221 into law on July 30th, 2008, he took what may be the most damaging step to actually hurt the housing market.  I say this because he has completely done away with the FHA Down Payment Assistance program and raised the minimum percentage of funds that the borrower must contribute towards the purchase of the home.  Until September 30th, 2008, homebuyers will be able to take advantage of the current program-but if they are not in escrow by then-they can kiss the 3% seller contribution good bye, unless there is some sort of reprieve in the courts.  Prior to the departure, homebuyers could obtain a 97% loan to value for the purchase of a home and then if the seller agreed to participate, the FHA would allow a 3% seller contribution towards the buyers down pa...

There has been a lot of buzz in the air with Congress passing and the President signing the new housing bill into law on July 30th, 2008. I have not read the bill itself, but have seen numerous analytical articles - both pro and con on the topic.  One of the big provisions has to do with the government guaranteeing an amount of up to three hundred billion dollars to help Fannie Mae and Freddie Mac.  These two entities guarantee roughly half the loans in the United States.  Being in the real estate industry it is easy to forget that everyone doesn't have the same knowledge and understanding of what I consider to be basic knowledge.  Truth is, only those of us in the real estate industry really have a need to know as much as we do on the topic.
