However looking at the Supply vs. Demand chart, the demand declined by 8%, while the supply down by a more dramatic 19%.                                                     On Saturday, August 20th, the 8th Annual 10K On The Bay will be run along the Hayward shoreline. The event, run along the San Francisco Bay-Estuary on the Bay Trails, features both 5K and 10K courses. The track is level and affords engaging views of the shoreline marshlands. The 5K race begins at 8:30 a.m. and the 10K race starts 10 minutes later. Race day begins at 7:30 and is $35. Proceeds of the race will support the programs, exhibits and facilities of the Hayward Shoreline Interpretive Center. Free t-shirts and goodie bags will be given to registrants while they last. HAYWARD CA FORECLOSURES Hayward CA is full of surprises. Its downtown area has metamorphosed into a thriving center complete with a new theater, several restaurants and retail stores,  an influx of new construction of condos and townhouses, a thoroughly modern City Hall, and a fun farmer's market. So this is surprising to see...sales of foreclosed homes comprised 74.4% of total sales in the 1st Quarter of 2011.  However, this is not even the highest % because in Q4 2008, foreclosures were 86.4% of total sales. My son and I spent the day at the Rowell Ranch Rodeo this past weekend... It is a smaller Rodeo, tucked in the mountains between major metropolitan areas...  (City of Hayward and Castro Valley, CA) So when you get there, it is stepping back in to a era that seems to be long forgotten. My son Ryan's favorite thing to wear, is the spurs on his boots...  He loves to ride, and he is only 3 1/2 years old! I hope everyone has a great day! -Chris

It seems to have become a tradition, to go to the Rowell Ranch Rodeo in Hayward... From the bronc riding, barrel racing, bare-back riding, bull riding, wild cow milking, team roping, calf roping to the fan favorite - bull riding...  This local rodeo has been going on for close to 100 years.  Opening ceremonies are always fun, to see the horses with the flags come into the center ring, and of course, stand for the National Anthem.   Despite a typically slow month, there was an increase in the number of homes sold in Hayward compared to the previous month. Median price of sold homes remained stable at $260,000.   The majority of closed sales in December were regular sales and REOs or bank-owned properties.   On the other hand, new listings were down in December. There were only 93 completed sales reported on MLS for the month of October 2010 in Hayward. The majority of current housing inventory in Hayward, CA, both in terms of active listings and pending listings, as of 10/20/10, are short sales.     New listings for the month of September show short sales and regular sales to be on nearly equal footing, while REOs listed were less.       On the other hand, there were more regular sales completed in September, compared to short sales and REOs – this was completely the opposite this time last year up through the early part of this year, when bank-owned homes made up about half of total completed sales.

When the news came out about banks having a shadow inventory, and how they are holding on to their REOs, it made me realize the power that rests on banks to influence the market. With the law of supply and demand strongly manifesting its effect on home prices, the banks’ ability to swing home prices is unquestionable.   It then begs the question – how much REOs are actually being released by the banks to sell on the market?  Take a look at the number of REO listings added to MLS on a monthly basis (data is taken from BayEast MLS, from the cities of Fremont, Union City, Newark and Hayward):          Based on MLS data tracked from Jun ‘09, REOs peaked in July 2009, when MLS recorded 210 REO listings in the selected East Bay cities.  A secondary peak occurred in March 2010, with 170 new R...

Fire station 23 will soon get a $6 million makeover. The Alameda County Redevelopment Agency will soon be constructing a new state-of-the-art fire station at Meekland Avenue to replace the old and now undersized Fire station 23 located on Grove Way.
