Often when we look at the broader world of the real estate market it's hard to notice just how dramatic a shift can be. It's equally amazing just how quickly we forget the market we just left...as if we'll never be back. I focus much of my attention in terms of marketing, selling and blogging about a small gated community in the Hollyglen known as Fusion South Bay. It's just a pocket of newer townhomes in the South Bay but nowhere have I seen a more drastic turnaround and the implications it has had. I sold a few units at the height of the market and have struggled with the fact that values went down so dramatically and so quickly. With inventory continuing to decline the condo and townhome markets in the Hollyglen communities of 360 South Bay and Fusion South Bay have continued their torrid pace. Both complexes are located along Aviation Blvd in the area of Hawthorne known as Hollyglen. Fusion South Bay was completed in 2007 and 360 South Bay began releasing units in the past 2 years, so both offer a very affordable way of getting new or newer construction in the area which is very rare in the South Bay. According to Manhattan Beach realtor Keith Kyle "many home buyers in the area often start their search looking for homes in Redondo Beach and find that in the mid $400K -$550K range what they can afford is much older and smaller. Fusion and 360 offer a similar location, great schools and a much lower price point....

4/11/19 update - Oh if we had only known then what we know now.  Hollyglen and Del Aire prices have skyrocketed since we originally wrote this post.  Looking at the prices below back in 2013 when we wrote this there are no prices like this anymore.  Home prices now generally start in the $700,000s and quickly go up from there. Fusion South Bay is a unique real estate market in the South Bay as it is one of the only "newer" construction complexes near the beach.  It is also unique in that it doesn't always pattern the rest of the market and seems to come in waves with very few listings, then an abundance of listings, then back to low inventory.  The complex had almost no sales in 2011 due to the threat of litigation against the original builder, but once that was resolved the flood of pent up demand quickly saw almost all of the active listings go into escrow.  Since the beginning of 2012 we have seen 3 completed sales with 5 additional homes currently in escrow.  Inventory had been down since January, but now has once again seen numbers on the rise with 5 active condos/townhomes for sale. While the market for townhomes in Fusion had slowed to a virtual stop due to the pending litigation against the builder, that issue has been resolved, lenders are once again financing, and the abundant inventory has just about withered down to nothing.  What was a great opportunity for buyers may be short lived as the inventory is now so far down.  2011 saw a total of 2 sales in Fusion, of which both were all cash buyers.  2012 couldn't have started of more drastically different with 6 townhomes currently in escrow.  To view Fusion floorplans and currently active homes for sale in Fusion visit our Fusion townhome information page. I have sold a number of homes in the gated community of Fusion South Bay and often times the home search starts elsewhere.  It is just east of Manhattan Beach and just north of Redondo Beach and it is located in an unincorporated part of Hawthorne known as Hollyglen.   Although it doesn't quite enjoy the status of both Manhattan or Hermosa, it also doesn't come with the same price tag which is how I often end up showing homes there.  The typical buyer is a first time buyer currently living in the Beach Cities and hoping to make their transition into home ownership.  The challenge that we often run into is that in the usual sub $500K price range, the options in North Redondo Beach are often fairly old with few upgrades.  The price range in Manhattan Beach is virtually non-existent.  The ...

Currently there are only 5 townhomes on the market in Fusion which is a significant decrease from the summer.  Of the 5 two are short sale properties and the other 3 are standard sales.  There is currently one property in escrow but as it's a short sale there is no current set closing date.  Due to the potential litigation issues in Fusion there has only been one closed escrow since the beginning of the year. Fusion South Bay, one of the few relatively newer construction complexes in the Beach Cities vicinity has been hit rather hard by a wave of short sale listings which have certainly impacted prices.  As the first wave of owners primarily bought when construction was finished in 2005-2007 unfortunately this was at the very peak of market prices.  Currently there are an abundance of listings with very few sales partly due to a potential litigation against the builder.  While certain lenders are still doing loans in Fusion, it has slowed down sales fairly dramatically compared with the brisk sales of late 2010. The Fusion South Bay real estate market has continued to be far more active than the surrounding areas with 7 homes having sold and closed escrow since mid April.  Of the 7 homes all were standard sales other than the home at 5401 W 149th Place #3 which was a short sale.  Eliminating the one short sale listing the average days on market was only 27 which is well below the area average.   There is currently one 3 bedroom unit in escrow with a list price of $599,000 and was only on the market 7 days.  The 3 bedroom units are fairly rare and the demand is generally high. One of the more hidden neighborhoods in the South Bay is the area of Hawthorne known as Hollyglen.  With it's own award winning school system, tree lined and inviting neighborhoods with only single family home, and a great location Hollyglen is a great option for many buyers that find themselves priced out of nearby El Segundo, Redondo Beach and Manhattan Beach.  As the area is fairly small and the demand is usually quite high, homes often sell quickly and prices have held firm.  The inventory of homes west of the 405 San Diego Freeway hasn't been this high in quite a while and the average days on market of 80 is very unusual.
