WHERE IS THE INVENTORY? That’s the most common question asked in our Fresno and Clovis real estate market today. Although current home buyers and investors know that local inventory is at historic lows, much of the public only remembers hearing of the surplus of inventory caused by the market meltdown that began in 2006.  For the record, local housing inventory peaked in the summer of 2007 where monthly averages were over 5,500 available properties.  Coupled with anemic sales, that market had over 15 months supply of inventory. But that was then and this is now. According to the Fresno Multiple Listing Service (MLS), as of this May there were only 1,630 active residential listings. This is down 33% from May of 2012 (2,440 properties) and down 55% from May of 2011 (3,580 properties.)  If...

The first thing you must acknowledge is that stress is just stress. The only way to have no stress in life is to die, and we all do not want to deal with that option right now. Therefore, the "positive" or "negative" designation must come from our own interpretation of the event that caused this stress. Three reasons some investors give for not staging their investments: We will list it for a few weeks and if it doesn't sell then we'll consider having it staged.    Last June Selling By Design-Staging was contacted by a construction company which remodels and sells homes. They had done a total remodel from curb to back yard on a small home originally built in the 60's. Lipstick On A Pig? Not For These Fresno, CA Investors, Part 1, Renovated, Staged, Sold For Full Asking Price. No Lipstick Here. The company, JMK Construction, had completed another excellent renovation. Staging a vacant home, especially large upscale homes is crucial to a quick sale. Nothing looks colder and less inviting than a large vacant house. Some almost have an eerie feel to them, not advantageous to selling. Recently Selling By Design-Staging received a call from a real estate agent team, charged with the sale  of a property which is over 4,000 sq. feet, who wanted to warm it up and make it appealing to buyers. It had  been purchased by an investment company who did not want to spend any more than necessary in marketing it.  The realtors insisted that at least the downstairs be staged. Prestige Grooming, My Fresno Groomer I have been looking for a groomer in Fresno for quite some time for my Labradoodle, Charlie.  I have seen other Doodles and inquired about their groomer, but none of them really struck me.  I had seen Bodie many times and always loved how cute he was.  I finally asked his owners how they have him out so much and how he looks and smells so good all the time.  They told me about Marge over at Prestige grooming and get this, that they take him once a week.
