How many domains should anybody have?  I've been asking myself this question for sometime now.  I current have a total of 26 domains with godaddy.com.  I was only at 24 domains, but I was going through one of the Ben Kinney video's from IMSD and he mention that everyone should have their name as a domains.  He mention that people are so busy now a days that they forget to renewal the domains they have and you see a lot of them become available again. I paused the video and checked if my name was available, sure enough it was.  I had checked over six months ago and it wasn't available at that time, but today I was lucky. I registered my name as domains.  luisiniguez.com & luisiniguez.net.  Now it's time to set them up with a website.  I believe everyone should have there name registered ...

The Picnik Is Over . . .  Google is killing Picnik.  The company just bought the popular online photo editing service Picnik in 2010 and plans to end the service on April 19.  It's rumored that they are building some basic Picnik photo editing features into their Google+ social network.  It's unclear as to what will change when they transition.  Picnik users can download a zip file of their creations through Picnik Takeout or copy them to Google+. The only good news out of this is that until its transition, Picnik's premium services are free, and all the premium subscribers will receive full refunds.

According to those in the know, it’s the number one factor in beginning the sales process for houses as well as condominiums. It’s simple. The appeal of your home from the street is what lures people to the door and inside. All the upgrades that people do to the inside of their home won’t matter if you can’t get buyers inside. A boring facade requires some sales pitch from the agent. Curb appeal makes the agent's job easier. Here are Factors Important to Curb Appeal: • Check the condition of the roof; fix it if necessary. • Make sure windows are painted and well maintained. • Repair cracks in the sidewalk and driveway. • Fix faulty handrails. • Improve lighting for the address number or highlight your front walkway with lights. • Ensure the address number is easy to read. • Get a new do...

What does it really mean to be branded for Realtors?  I've been doing this research for sometime now and trying to decide whether it is the best thing to do to move to the next level.  As you can see on my pic here on ActivveRain, I've been told I don't look friendly enough, I for some reason intimidate people.  I really don't know why.  I did the research and came to a conclusion that I should get some new pictures and since I'm at it, I should get a new design to represent myself.  So far up to this point I have taken pictures at the local photography place in the mall and have created my own designs for my business cards.  By getting branded (sounds like getting stamped on the a!!), am I going to get new business?  Am I going to attract a new level of clients?  Am I going to feel mor...

The California Department of Real Estate would be eliminated and its functions transferred to the state Consumer Affairs Department under Gov. Jerry Brown’s 2012-13 budget proposal unveiled.   However, because the agency gets its revenue entirely from fees instead of taxes, the plan isn’t expected to gut the department or eliminate its enforcement and fraud prevention activities.   The consolidation is one of dozens of changes Brown is proposing as part of his plan to streamline state government and cut spending.   Other proposed changes affecting housing:   Eliminating the Office of Real Estate Appraisers and moving its functions to Consumer Affairs. Moving the functions of the California Housing Finance Agency into the Department of Housing and Community Development. Merging the Depa...

The traditional setting is people show up, you talk to them by giving them information about the house.  You ask them question to get the flow of a good conversation going.  You ask questions and you provide them information.  During this time you ask them to sign-in for future information and follow ups.  It is courtesy for people to sign-in and give there information in order to receive information later on.  What do you do if people refuse to sign-in?  What do you do if people refuse to talk to you?  All they do is walk in and run through the house and leave.  They don't answer any questions, they don't even bother saying hi. Back some time ago I listen to some CD's of "Mike Ferry" and I remember his comments about open houses.  If people walk in to waste time, don't let them.  Show ...

I have had a Honey To Do List for some time now.  When does it ever end.  I have had a list that gets items crossed off on a regular basis, but when I look at it, nothing has really changed on it.  The list is still as long as it ever was.  What could we do get this complete once and for all.  The truth is it will "never end".   When I'm out with buyers showing them houses, they always say they can fix this and that.  I look at them and ask them if they know anything about home construction, plumbing and electrical.  They usually say no and then I ask them to make sure they look at a house wit h the potential it might have, but to also consider the rehab cost. Not everything is as easy as it looks on TV.  I have personally rehabbed a lot of houses in my time with flips.  Some things are...

My challenge on how a bad experienced turned into a good one with the support of Facebook Team. When I first got onto Facebook, I had plans on having only one profile.  One should be enough to create a social media network for my business.  I can use the same one for personal and business.  At least that's what I thought.  I didn't know any better.  I registered a username that reflected my business and I was on my way. When I started to become more active on ActiveRain, I realized quickly that my original setup on Facebook was incorrect.  I read blogs after blogs identifying the proper way to have your Facebook setup.  The proper way is to have a business page.  I researched this over and over to verify it was the correct thing to do. I was undecided for sometime on what to do.  I want...

Here's some important news about interest rates that you really need to see: As directed by the Federal Housing Finance Agency (FHFA), the mortgage agencies, Fannie Mae and Freddie Mac, are required to increase the guarantee fee charged for all new mortgages financed on or after April 1, 2012. What does this mean? Rates on all agency loans (Fannie Mae and Freddie Mac) will start to reflect the extra cost in higher interest rates as soon as February 1st. So if you’ve been waiting on lower rates, now is a great time to “get off the fence.” Waiting could cost you dearly!

Over the weekend I was showing a house to young couple.  We had to wait over a week to get into the house, the tenants currently living there were not so cooperative with the owners.  I got a call from the listing agent and we scheduled a time for Saturday morning at 9:30am.  My clients were eager to see the inside as the outside of the house was/is great.  I arrived a couple of minutes early and as I was waiting for everyone I got a call from the listing agent letting me know that they weren't going to show up, but that the tenant had agreed to let us in to view the house. As my clients arrived, I informed them that the owner and listing agent were not going to show, but I did advise them that the tenants were not so friendly and I really didn't know what or how it would like inside. W...

Buying a house from a bank doesn’t work like buying a house from a private party. But if you know the differences, a bank owned property can be an excellent opportunity. The following information and FAQ will help you understand what is involved in buying a bank owned home. Short Sales vs. REO REO stands for Real Estate owned, and is another way to refer to a bank owned property. This is property that the bank has taken back through foreclosure. Sometimes a seller who is behind in his payments will attempt to sell his house before it goes into foreclosure. To do this, you must negotiate with the bank to accept less than what is owed on the property, and this is known as a short sale. The information here describes purchasing an REO, not a short sale, which is altogether different. Exemp...
