Here is this week's Folsom Homes Report, for sales activity in the Folsom real estate market as reported by Trulia.    In comparison to last week, average price per square foot for Folsom homes slightly increased and the median sales price had a large increase from $340,000 to $365,406.  There are 100 Folsom homes that are pending sales representing 27.93% of the available inventory.  The time to sell Folsom homes is currently 75 days.

One reality of our current market is that distressed listings comprise a large part of the homes available to be purchased.  Currently 35% of all homes for sale in Folsom are Short Sales.  That's a big percentage and a major contributing factor to the continued downward pressure we're experiencing on home valuation. Last month I sold a property that was listed as a ‘Short Sale' and my buyer client asked me, "When is the offer accepted and can the seller accept another offer once he has accepted mine?"  It's a good question and one that I'm often asked.  I thought the answer merited repeating. Latest News and Topics of Interest:  The biggest news to develop in March was the long awaited arrival of lower interest rates.  For months I have referenced rumors and mortgage insider speculation regarding falling mortgage rates, and in March it finally came true.  March began with average 30 yr. fixed mortgage rates in the Western U.S. at 5.06% and by month's end they had dropped to 4.71% (both with about 1 point).  Since the keys to the housing recovery are low interest rates, fewer foreclosures and lower unemployment rates, and the last two are difficult to control, you can expect government intervention in the treasury markets to continue and mortgages to remain cheap for the foreseeable future. A couple of months ago I researched the short sales available in Folsom Ca and 64% of all homes available were in a short sale status. Today I ran the same search and the statistics showed a significant decline to approximately 29%. So what happened? I surmise it has a lot to do with the increase in affordability and the low interest rates, not to mention the $8000 tax incentive that will expire on Nov 30, 2009. Keep in mind that the money set aside for that tax incentive is limited...it's on a first come, first serve basis. I recently heard that close to 1/4th of that pool of money has been spoken for so if you're considering a purchase you better get moving!

Here is this week's Folsom Homes Report, for sales activity in the Folsom real estate market as reported by Trulia. This is a continuation of my posts reporting on the REO sales for Folsom, CA.  This post covers March 2009. There were 9 REO homes sold in March, down from 11 in February.  That was only 18% of the total homes sold in Folsom for the month (50).  This may be a reflection of the moratorium on foreclosures mentioned by some of the larger banks last month.  The total number of available REO homes in Folsom has declined significantly.  There are only 9 presently available.  The average days-on-market increased to 47, compared to 34 last month.  Two of the REO homes that sold had been on the market for over one hundred days.  The average cost per square foot dropped to $ 185, down two dollars from February.  More significant is the drop in the cost per square foot for all properties sold in M...

Folsom continues to be a bright spot in the real estate market. There is an excellent selection of homes to choose from with 261 active listings of single family homes. Prices range from a $160,000 1,000 Sq Ft home in Natoma Heights to a 5700 Sq Ft custom home in Hillcrest for $1,300,000.There are 33 homes in Folsom priced under $300,000 indicating affordable homes are still available.There are 89 pending sales with average days on the market at 51 which is an excellent statistic for a seller. There are 137 sold listings in the last 3 months indicating great turnover activity. Average days on the market for sold listings are 69. Average list price to sale price is holding steady at a fantastic 97.1% rate.

Those that know me pretty well; also know that I'm not given to fits of melancholy.  However, there are times when I will get really busy with work and activities, which demand my attention for a period of time.  When this sometimes happens I get frustrated that I can't get away from it all.I have a little secret.  I have one of those little Magellan GPS gadgets in my car.  When I have itchy feet and want to go somewhere, but can't possibly get away, I will put a destination address into the GPS gadget.  It's like my little mental get away bank.  Then when time permits, and I can escape my environment, I jump in the car, and push destinations, close my eyes, and poke the screen, press "driving instructions" and GO!Today I managed a short little destination, up the road about 7 miles fr...

As a result of 9/11, one of the main arteries connecting the two sides of Folsom, The Folsom Dam Road, has been closed since 2003. It's been a real drag for those needing to cross the river, as there were only two other bridges to accomodate the 18,000 cars that had crossed the dam daily.The dam road closing also clogged the streets of Historic Old Town Folsom with commuter traffic enroute to picturesque two-lane Rainbow Bridge. The poor old town shop keepers have been struggling, as shoppers and restaurant patrons have been reluctant to tackle the traffic and parking snafu.Now after 6 years of traffic nightmares, the new Folsom Lake Crossing bridge opens today!
