  Remember to keep your gutters clear of debris and also that they drain away from the house. You may need to purchase some flexible black pipe from your local hardware store and attach it to the gutter down spouts so that water will drain away from the house. FOLSOM, CA REO (BANK OWNED) SALES DATA FOR JUNE 2009   This is a continuation of my monthly report on Bank Owned home sales data for Folsom, CA.  This report covers REO homes sold in June of 2009. There were fourteen REO homes sold in June, exactly the same number that were sold in May.  The average days-on-market dropped from 42 in May to 30 in June, so REO homes sold even more quickly.  Of the REO homes sold, 57.2% were on the market for less than two weeks, confirming the fact that well priced homes sell quickly. The fourteen homes sold represent only 24.6% of all homes sold in Folsom in June, down from 30.5% in April and 50.0% in March.  The cost per square foot in May decreased to $ 159, down from $ 175 in May.  However, the average cost per square foot of all homes sold in Folsom ...

I have blogged quite a bit recently about the vast recreational aquatic treasure trove in Sacramento County.  As a city of rivers (The Sacramento and American Rivers), and Folsom Lake, Nimbus, and a variety of other waterways and ponds.  We are very fortunate to always have delightful places to visit and explore.  On a recent weekend, some of my family spent a pleasant day along the American River between Folsom Lake and Nimbus Dam called, Negro Bar.During the California Gold Rush in 1849, Negro Bar was only a small cluster of tents and shacks thrown up to shelter African Americans miners.  It wasn't the lively mining town often pictured on Hollywood film.  Today, the camp has met the fate of so many little area Gold Rush camps and towns.  It dwells completely under the water of Folsom ...

 According to the National Mortgage News article of June 18, 2009 the tax credit granting new home buyers $10,000 will soon be gone. Apparently there is a cap of $100 million and the governor's office said "there is a bill to extend it or increase the money allocated."  The expiration date is March 2010 but it might not last until the end of 2009 at this rate. According to the sales rep at Elliott Homes this has accounted for the majority of sales in their Chelsea subdivision for March and April. Folsom doesn't have much left in the way of new home builder's since Elliott purchased the last of the remaining land in Empire Ranch. Here is this week's Folsom Homes Report, for sales activity in the Folsom real estate market as reported by Trulia.  In comparison to last week, the median sales price, and average price per square foot for Folsom homes, decreased by approximately 1.5%.  There are 166 Folsom homes that are pending sales representing 35.62% of the available inventory.  The time to sell Folsom homes is currently 85 days. Mortgage rates reach a 7 month high.  Interest climbed to 5.06% from 4.79% for 15-year fixed loan.  5-year adjustable rate mortgages climbed to 5.17% from 4.85%. FOLSOM, CA REO (BANK OWNED) SALES DATA FOR MAY 2009 This is a continuation of my monthly report on Bank Owned home sales data for Folsom, CA.  This report covers REO homes sold in May of 2009. There were fourteen REO homes sold in May, down from the eighteen in April.  The average days-on-market dropped from 63 in April to 42 in May, so REO homes sold more quickly.  In May there was only one REO home that had been on the market for over 100 days.  There are usually many more.  Also, 28.6% of the REO homes sold in fourteen days or less, indicating that well priced homes sell quickly. A client recently asked me, what is a "Short-Sale?"  A short-sale is a home for sale that is worth less than what is owed to the bank(s) on the loan(s). The home seller and the agent set the asking price "below market" to attract a buyer and get the home under contract quickly. They usually don't care what the home sells for because the seller is not getting any money from it, they are just trying to avoid foreclosure. Once an offer comes in, it is submitted to the bank(s) for review.  Typically, there is a 1st, 2nd and sometimes a 3rd loan on the home.  Since the home is usually worth less than the 1st, the 1st lender approves the sale, the 2nd and 3rd lenders aren't entitled to any money, so they say "no," and then they all argue about it for months on end until the 1st lender gets fr...

Folsom, CA REO (Bank Owned) Sales Data for April 2009.   For more than eighteen months I have been reporting REO sales data for Folsom and El Dorado Hills, CA.  In 2009 I separated the two markets because they were becoming less similar with each passing month.   In April of 2009, there were eighteen REO properties sold in Folsom, exactly twice the number that sold in March.  The average days-on-market statistic increased to 63, up from 47 in March.  There were two properties that finally sold in April that had been on the market for 233 days and 254 days respectively.  These two properties skewed the days-on-market statistic.  However, 27.8% of the REO homes sold in fourteen days or less, proving that well priced properties sell quickly in any market.   The eighteen REO homes sold repr...

Folsom continues to be a bright spot in the real estate market. There is an excellent selection of homes to choose from with 254 active listings of single family homes. Prices range from a $229,900 2bed/2bath home in Bentley Square to a 5700 Sq Ft custom home in Hillcrest for $1,300,000. There are 35 homes in Folsom priced under $300,000 indicating affordable homes are still available. There are 109 pending sales with average days on the market at 53 which is an excellent statistic for a seller. There are 137 sold listings in the last 3 months indicating great turnover activity. Average days on the market for sold listings are 69. Average list price to sale price is holding steady at a fantastic 97.2% rate.
