Folsom CA – The Stop Foreclosure Institute recently received a question from Christy. “Why would I do a short sale instead of saving the monthly payments and letting it go into foreclosure?”Christy asked. Here is the answer. If you stop paying your mortgage, then you can live in your home rent free for 12-24 months, depending on the state you are located within. I have seen lenders wait a year after the first missed payment just to file for foreclosure. Yes, you can live in your house for free for a long time. However, a short sale has many advantages over a foreclosure. It does less damage to your credit and allows you to buy another home in 2 years versus the 5-7 years after a foreclosure. In addition, you can get some money as an incentive for doing the short sale. If you want the be...

Folsom-El Dorado Hills CA – There are many reasons to use a short sale to stop foreclosure. If you want to keep your home, then you need to attempt a loan modification. If you do not want to keep your home, then you need to consider your options. There are 3 options if you do not want to keep your home. Option #1: Do nothing and your lender forecloses on the house. Option #2: Deed in Lieu of Foreclosure. I don't recommend this option. Option #3 is a short sale. The good news is that your lender will often put any foreclosure proceedings on hold while the short sale is being processed. Here are the benefits a short sale offers over a Foreclosure or Deed in Lieu. Will you be able to buy another home in the future? Current Fannie Mae Guidelines allow you to purchase another house 2 years ...

El Dorado Hills CA – The Stop Foreclosure Institute recently received a question from a homeowner facing foreclosure. I'll call him Dave to protect his identity. (Foreclosure is embarrassing and I don't want to put his name out there.) Dave asked, "I haven't made a house payment in a while. I'm just wondering how much longer it will be before I have to move out?" Most people in foreclosure are at a disadvantage because they how the process works. Here is the answer to his question. It all depends what on the state he is located in and whether or not his lender has started the foreclosure process. So the first thing you should do is find out if the foreclosure has been started. You can do that by calling the courthouse in your county or town. for example, if you live in Orange County, t...

I didn’t know I needed a "fold down ladder" permit   Okay I have to confess, I didn’t get a permit. You would think that a contractor would know this, right? I didn’t even think to get one for the fold down ladder that I installed in the garage years ago. The ladder doesn’t require the cutting of any trusses or structural members so I just put it in without even considering the need for a permit. I fact, I just fell (pun intended) upon this while searching the County Building Department regarding a different matter. When we first moved into our home, the attic access was at the top of the stairway, positioned in such a way that getting up there was next to impossible. The home inspector had to be pleaded with to get him to go in through the opening. Since this was a perfect spot for a...

Forth Hoyt, Folsom Short Sale Agent and Experienced Folsom Short Sale Specialist answers the question: Has the Mortgage Debt Relief Act Been Extended? What are the Tax Implications of a Short Sale? Here’s some good news for financially stressed homeowners looking for options: Five years ago, Pres. Bush Signed the Mortgage Debt Relief Act of 2007, that would prevent households from having to treat certain types of forgiven mortgage debt as taxable income. Prior to the law being passed, homeowners owed taxes after a short sale, taxes after a foreclosure and taxes on a loan modification. The Mortgage Debt Relief Extension could ultimately affect millions of families who are underwater on their loans, and heading for foreclosure, short sales or deeds-in-lieu of foreclosure settlements a...

There are shortcuts to every job   When it comes to home repairs, there are many shortcuts that can be taken by the home owner or contractor. Most of the shortcuts can save a few dollars and a little bit of time. We have to ask ourselves, “Is the shortcut worth it?” By trimming the bottoms of these two trim boards, the owners saved about $5 in material costs.   What do you think of the results? Even with a good coat of paint the repairs would stick out as a bad repair choice. Sometimes the shortcut just isn’t worth it!

I don’t think he’s getting a parking ticket in Folsom.   Traffic was a bit jammed up this morning heading into Sacramento on Highway 50 near Folsom. After getting closer to the trouble on the road, I was able to get a shot of what had happened. No one appeared injured. I don’t think he was being issued a parking ticket by the Folsom Police.

You See Lumpy Siding, a Dry Rot Contractor Sees Dry Rot   As a Sacramento General Contractor who repairs dry rot damaged wood, I can see signs of dry rot early. It really isn’t a magical formula, I see a lot of rotted wood in a lot of places. One of the best starting places for detecting wood rot is in the distortion of the surface of the material. We have all seen wood siding and know what a good piece of siding looks like. If there are lumps or waves in the surface, something is going on there. It usually means that moisture has gotten behind the siding and is delaminating and rotting. If detected early, the dry rot can be removed and corrected. The source of the moisture intrusion can be fixed to prevent the water from getting inside again. If the rot is not corrected, the problem ...

Folsom Short Sale / Carrington Short Sale Success / Short Sale Agent Great story here about our latest Folsom Short Sale Closing at 1140 Penrod in Folsom CA. This was a Carrington first only. The last couple of Carrington Short Sales we had completed were fairly quick. This one took a little longer than the others for our first approval. I say first approval because we went through THREE buyers to get this done. As is our practice in a Folsom Short Sale, when we lose a buyer we don’t necessarily tell the Short Sale Lender right away. Our feeling is if we tell them immediately the file dies. If we can find a new buyer in a relatively short time we can substitute and keep the process moving forward. This happened not one, not twice but three times. Fortunately for us the third buyer was c...
