Fancy light source in Folsom – Broadstone   I was stopped at the light while exiting from a Folsom shopping center in the Broadstone area of Folsom. I had to take a double –take at the light source for the monument of this fancy retail center. The portable halogen light caught my eye; I use the same light on the construction site. I never thought of it as design statement.

Feeling the Pressure to Produce?   I don’t know about you but I’m feeling the pressure to get a lot of things done right now. I love the holiday season but it seems to have crept up too quickly. I have been fortunate to have a lot of things going on right now, but things need to get done.   What is going on? Well… Estimates for 2013 budgets Capital Improvements that need to be done by year end Emergency repairs due to rain Projects that owners have waited to begin Homeowners looking to prepare their home for sale Social obligations Family functions Volunteering opportunities Year-end bookkeeping Employer duties And the list can probably go on for quite a while   So what is a contractor to do? The list can be overwhelming if it is looked at as a whole, so I think it is best to break ...

(203kOnLine.com, covering the USA)
Since the construction in many cases right now exceeds $300,000 and sometimes exceeds $400,000 is all the more important to choose a good renovation contractor. Each contractor will be "validated" by the lender. This process is relatively easy and requires the contractor to fill out a few references, a short questionnaire, a W9, and show that they have at least 10% of the project cost either in cash in the bank or in credit with suppliers to get the job started. They will need this for each 203k project they get. That means a contractor specializing in the FHA 203k should have a considerable bank account. There is a "contractor certification" program available for those contractors who want to specialize in the 203k program, it adds some credibility to their lender validation. Since the...

This is a most unusual FHA 203k project don't you agree? Who would have guessed that this home would ever quality for a 203k loan. The list price was over the maximum loan amount for FHA in the area so why did it make sense to use this loan program to purchase the home? If you think about it, it isn't so hard to understand. The choices were to purchase with all cash then repair it OR if you want a mortgage then it has to show the deficiencies being corrected, thus the 203k was the choice. Most of the work on this home was cosmetic in nature but the electrical issues were extensive.Yes, it could have been done with a HomeStyle loan by FannieMae too.    downtown

Folsom CA – The Stop Foreclosure Institute recently received a question from Tim. Here is Tim’s Question. “I have an elderly friend who recently finalized a loan modification through her lender. The mortgage company shows on their website that the mod has been processed and the new terms are in effect. However, since foreclosure proceedings were begun before the loan mod was approved, her homeowner’s insurance holder will not renew her coverage policy, since the local Clerk of Courts records show that the loan is in a foreclosure process. The mortgage company has not sent the Clerk of Courts notice that the foreclosure case is closed. What can she do to avoid losing her insurance coverage?” An elderly person almost loses their home to foreclosure and manages to save it at the last minu...
