I've always found it interesting to see a home going down the street on it's way to another site, just waiting for someone to throw out some dish water out the back door... lol , not really In the case of moving a home from one site to another several things must be present to qualify for a 203k loan. 1) The house being move must be on it's original foundation. It can't have been moved already to a storage sit while awaiting a lot to move it to. 2) HUD engineering must observe the home on the present site prior to the move and at the new location once sit & bolted on the new foundation. 3) The mover's insurance must cover the home during the move. Looking at the contract this mover has it suggests the borrower is responsible for damages up to $2,500, I don't think this will fly with HUD...

What IMPACT can HERO have donating his HEROCARE discount? These are interesting times........challenging for everyone especially schools. Schools have had budget cuts and have been forced to cut programs + activities with State and Federal budget cuts. Problem is it is trickling down to where it matters our future......our children's education. Keep in mind these will be our FUTURE leaders! This evening I dropped a HEROCARE check off to Fairview Elementary School during open house. The teacher whose classroom was picked by the Veteran was a bit surprised to say the least. I know he will put the funds to great use! The teacher received $230.00 to help his class. Now here is the good and the sad: The Veteran who donated his HEROCARE discount DID NOT even have a child in this school! He co...

I have been baffled and befuddled for years about the 203k loan program. When I got involved with it in 1994 it was an exciting thing to see a loan product for buyers or owners, purchase or refinance, that could also provide monies to make needed repairs. Wow, I thought, this is wonderful. I've never stopped thinking that by the way.  I started giving a seminar to the public every week in 1995. I wanted to become and expert on the program and I felt the way to do that was to put myself out there and take on questions about the program and, if I didn't know the answer, find it and get the info out to the public. It worked and the rest is history. The seminars work very well and they always have for those of you who want to do more 203k loans, simply do more seminars.  I was giving a FREE...

Green Valley CA Homes--Tips for Single Home Buyers from Nicole Monary at Coldwell Banker- Today's housing environment has more single home buyers entering the real estate market than ever before. With inventory levels high, interest rates near record lows and affordability up in many areas across the country, many people who may have never considered buying a home in the past are recognizing that a mortgage payment on a house can actually be the same or less than what they would spend on renting an apartment or home. Green Valley CA Real Estate- Caught in between selling and buying a home? Nicole Monary of Coldwell Banker® has tips on what to do. Trying to sell a home and buy one at the same time can be a challenging task. Many home buyers find themselves caught in a difficult position as they often cannot place an offer on a desired home and simultaneously sell their current one. Below are some tips from Coldwell Banker Solano Pacific on how to close the gap between buying and selling a home:Consider bridge loans. A bridge loan means borrowing from the current home's equity until the proceeds from its sale are obtained. Some bridge loans require that only the interest be repaid; others mandate a single payment of interest and principal when the loan needs to be paid back. If protracted, bridge loan...

Planting the seeds for a sustainable future Real Estate Market The economy struggles to slowly re-build which begs the question how can we plant the seeds for the future Real Estate Market? If interest rates rise by 2% and home values stay flat over the next three to five years the seeds we plant today will allow our 1st time buyers to move up as well as those affected by short sales or foreclosure to move in. The more FHA and VA offers that are accepted today (remember both are assumable loans) will allow these clients to sell at a higher price and move up. One of the best memories is when clients receive the keys to their 1st home. The excitement and the joy evident on their faces is priceless. Ernest Reyla of Prudential Real Estate Benicia Ca hands over the keys to an active duty vet...

CORDELIA HOMES--My bank says I don't qualify for a permanent modification.  What now? More and more, I am getting calls like this from clients.  These clients have entered into a temporary loan modification program with their lenders under the Making Homes Affordable Program (HAMP).  They made their three months worth of trial payments at a payment they could afford.  They thought this would be permanent.  Now they are being told that they do qualify, but the payment will be much higher.  For example, I have a client whose payment prior to modification was $4800.  For her temporary modification, it was $3500.  After the trial period, the bank increased it to $4300.  Due to a recent divorce and lack of income, she cannot make that amount. When she spoke with her bank, they told her that ...
