    It was quite a day trying to get a plumbing drainage leak under control in an apartment in Fair Oaks today. It was nice to get a glimpse of the sunset before getting home. I had to stop a snap a shot of the sunset from Placerville, the cloud cover brought out some great colors.

  Why is the paint already peeling off the siding?   Last year at this time, an apartment complex exterior was painted in Fair Oaks area of Sacramento. The manager called because the paint is already failing. The new exterior paint has begun the peel and flack off the siding. Is it normal for exterior paint to peel like this? No ,Exterior paint should last for years before any maintenance or care is necessary. There likely was not the proper preparation of the siding before the paint was applied. Another possible cause could be the time of year the product was applied.   What was that?   Are you doing the same thing and expecting different results?   I got a call from an apartment community manager today; there was a problem with the sheetrock in the kitchen. I drove out to take a look at the situation. This is a photo of the ceiling in the kitchen; there is a crack in the area of a previous repair.     There were 4 or 5 cracks in the drywall ceiling in the apartment unit. Looking at the repairs, I could tell that the repairs have been done several times – in the same areas. In at least one spot the repairs have grown to over 1/2  inch thick. The typical construction of a second story includes standard wood framing with a layer of plywood over the top, creating a slightly sloped flat surface. The edges are flashed to produce metal perimeter that will be filled with lightweight concrete. This area will be hot mopped with tar and paper to water-proof the wood surface below.   So how does the wood rot?
