Well it has been about 4 months since my client has made an offer on her first home, which happens to be a short sale and yesterday was her final loan signing at the title company!  It was a very long road and there were times along the way that seemed like her purchase was never going to happen.  But we did it and she is going to fund on Monday, August 4th and record and close on that same day!  I will be very happy handing over the keys to her new home. Lagging sales have forced many homeowners to look for alternative methods to sell their homes. Humboldt County now has almost 13 months of inventory and about 725 listings on the market. Where are they going to find ready willing and able buyers in this market? Home auctions! We had a home sale via auction not too long ago and it sold for a lot less than market value. There are more auctions on the stairs of the county courthouse and in many of our title companies almost on a daily basis. EBay currently has 920 properties for sale and US Home Auctions has 415 properties for sale. Is this the new way to sell a home? We shall see. 07/20/2008

Watch out for easements when buying a home!  Today my buyer and I went to various county departments to try to find out where a certain easement lied on the property that she is buying.  The title company gave us a copy of the preliminary title report stating that there were two easements, one easement for the water/sewer company to have access of certain areas of the property for repairing water pipes (which we were able to determine where the easement lied), and the other easement was a Humboldt County easement which stated that the county can use the property for a public roadway. We read and researched the document containing that easement, but it referred to other documents; the deed of the property itself, and a couple survey maps. Well today I received great news, I was able to contact the listing agent for my buyer's short sale home on Humboldt Hill in Eureka,CA and she said that the lender has accepted our offer!  Last week, the listing agent had told me that she was going to receive a faxed letter from the seller's lender, but it never came.  This made my buyer and I very excited because we have been working on this short sale for the past 4 months and have received no news from the seller's lender at all as to whether they were going to accept our offer or not.  We were just left in the cold the whole time, with the listing agent having to send and resend our purchase contract and the seller's info to the lender again and again.  When I told my buyer the great news, she got really excited and was ecstatic!  W... 07/07/2008

Last night I showed a few properties in Eureka, CA, three different single family homes that were in my buyer's price range and had the characteristics that she wanted in her first dream home, at least 3 bedrooms, 2 baths, double car garage, a yard, etc.  Well, we were surprise at two listings in particular.  Lets call them listing A and listing B.  For listing A, there was only two pictures, one of the front with lots of unkept trees and shrubs covering the house, so we could not see the house at all, and the other picture was of a part of the back yard with vegetation growing all over.  From the pictures of this listing, we could not care less about the house, but the property characteristics from the mls sheet fit my buyer's needs, so we put it on the list anyways.  For listing B, th... 07/06/2008

Today was a great day!  I showed about 9 houses in Eureka, CA for my client whom I have been working with for over a year now on her first home purchase.  I know that we are suppose to only show our clients about 3 to 4 homes at a time because anymore homes and they will not remember all the details of some of the homes.  We saw about 3 homes on Humboldt Hill, one on London Drive which she likes very much.  It was surprising because it was the first home we walked into and she liked it right away.  We had lunch in the middle, but we managed to see the rest of the homes by 5pm today.  All in all, it took about 6 hours to see all those 9 homes in Eureka today.  By the end, we were all exhausted, but it was good because my client works a lot and typically does not have the time to go house... 01/02/2008

In today’s unpredictable Eureka real estate market, sellers and buyers are willing to work together and make compromises to make the real estate transaction occur.  Without reasonable compromises between home sellers and home buyers in today’s real estate market, not many real estate transactions would be taking place and properties would be on the market longer than they should be.    One of the compromises a seller can make is to pay for the buyer’s reoccurring and non-reoccurring closing costs up to 3% of the purchase price.  (The lenders will not allow for more than 3% of the purchase price.)
