The Escondido Street Faire is going to be held tomorrow, October 18, 2009 between Grand Avenue between Centre City and Ivy. The Street Faire is sponsored by the Escondido Chamber of Commerce and the Downtown Business Association. It will begin at 11:00 a.m. and continue until 7:00 p.m. This is the second largest street fair in California with over 700 booths, arts & crafts, a farmer's market, international foods, and all sorts of fun for the whole family. Flu shots will also be available. If you are a seller who is considering a short sale in Escondido, San Diego County, and beyond, then you have probably heard all sorts of horror stores and short sales. No doubt you have heard that the banks are tough to deal with and that the transaction can be lengthy. There is good news, however! Most short sales actually close escrow-just as long as everyone is vested in the transaction. This past month our office closed two short sales where the process took over a year to complete. Saturday Update October 3, 2009, Who'd a thunk 30 year rates would be at 4.500% with reasonable points.  Even after rates increased Friday afternoon, two of my wholesalers still allowed me to post 4.500% and 1.125 point, APR 4.658%.  I do not believe I have ever posted a 30 year fixed rate this low in my almost 40 year career.  And, the rest of the story for this great rate is: Conventional Conforming Loan amount $350,000, FICO 720 or better. I switched my lock recommendation from Float to Lock Friday morning when MPBs prices started dropping like a hot rock.  They stablized by afternoon but closed 1/32 up from the low of the day.  You may be surprised when you check my Rate Survey where you will find the best rates. If you own a home in a rural area you should be asking yourself, "What plans do I have if there is a wildfire?" My home is in a rural area...and as I'm writing this the Santa Ana winds are blowing like crazy...happens every year...and it never bothered me in the past...until we had the fires in 2007 and we had to evacuate...what a lesson that was! We thought we were prepared...had most of the important things ready to pack when we went to bed the night before...but when the phone rang at 4:15 am with the reverse-911 call...and I looked out my front door and the air was full of smoke, falling ashes, and burning embers all of that "planning" seemed pretty weak! That phone call touched off 15 minutes of running around...and the tension was as thick as the smoke...most of the important thin... 10/01/2009
