Encinitas will be hosting its 13th Annual Oktoberfest and Street Fair this September 23, 2007. It is generally a sold-out event that allows everyone to be a fun-loving German (or fun-loving Californian) for just one day.And why, you ask, would someone want to do that?It's the lively German music, the fabulous German food (brats and kraut and potatoes and other hearty delectables from the kitchens and chefs at Carlsbad's Tip Top Meats), and the opportunity to browse the outdoor street fair and booths selling everything from handcrafted jewelry, doggie sunglasses, wardrobe accessories, nutritional supplements and home decor items. A new boutique hotel/fractional ownership resort is brewing in Leucadia, at the corner of La Costa Avenue and the Coastal Highway.   The Surfer's Point Resort at the north end of Leucadia (on the Carlsbad border) has been in the works for about 8 years and the dream is nearing the final stages - ground breaking should begin in late September. Certainly such an undertaking is not without controversy, given the location. But the 2-story resort will not impede any views, and the owners have gone through, I think, as many as 17 different governmental organizations plus the town and have satisfied ALL the requests.     So while some Leucadia folks may not be happy about the changes, it seems that the owners and designers are being very sensitive to preserving the feeling of the community to...

Buyers interested in Encinitas real estate (link is to a community profile on the town) with a desire to own waterfront have some options - fairly expensive ones. California waterfront real estate is known for being some of the most expensive in the country (although I dare say Florida has some very pricey homes on the water, at least the areas I have visited) and Encinitas waterfront homes are no exception. Leucadia is a funky, eclectic beachtown in the northern part of Encinitas (while referred to as Leucadia, since it really does have a different feel about it than Encinitas, it IS part of the 92024 zip code). Leucadians are proud of this fun town with a strong surfing history and charm, and enjoy the laid-back beachy atmosphere the town projects. It is popular with vacationers as well.  The beaches, of course, are the main attraction (Grandview and Beacon's are favorites), but there are lots of shops (e.g., M'Aimer), small restaurants (my favorite is Le Papagayo), quirky hotels, surf shops, and a broad range of services. Buyers and Sellers - here is a summary of the MLS statistics for hEncinitas for March and April 2007. The inventory of Encinitas homes for sale is remaining fairly steady, increasing by about 5% from March to April. The rate of sales has increased moderately so that the absorption rate (amount of inventory) is is now less than 6 months for both detached and attached homes. The median price for attached homes has essentially remain flat since the beginning of the year, and price remain lower than they were 1 year ago, which is good news for buyers.In contrast, despite the median price for detached homes remaining less than 1 year ago, prices have been slowly trending up since the beginning of this year. Anyone who knows me well knows that I had a fondness for the beach. I'm OK not living right next to it (been there, done that) but I need to be within a relatively short distance. And of course the prices of waterfront living here in Southern California are pretty astronomical, so for now that precludes my living oceanfront...and perhaps forever!One of the great things about the Carlsbad area where I live is the close proximity to miles of beaches. And with the weather here you can pretty much enjoy the beaches all year long. I admit it - I love avocados. I enjoyed them while living back East, with an occasional foray to a great Mexican place in Cambridge that made the best guacamole (other than mine, of course). Now that I am here in California, my passion for avocados has increased, in part because they are so plentiful and cheap. I particularly like them grilled.
