Be Careful! Not all Manufactured Home Dealers are looking out for you Yes, It's true! the BACKYARD HOME Phenom is real and spreading like a wind fanned fire and Manufactured Accessory Dwelling Units (ADU) are no doubt rolling down the road to a backyard near you. While a BACKYARD HOME can come in all shapes and sizes one of the most popular and affordable choices by far is the "off-site" aka "Factory Built" or "Manufactured" option. But they come with a certain Cavaet Emptor.  In this gold rush of a very heated and exciting cottage industry, quickly becoming a major growth industry, many entrepreneurs, opportunists and fast talking, high pressure used car salesmen seem to be reinventing themselves and becoming instant experts and self proclaimed authorities on the subject almost overnig...

Wavecrest Woodie Beach PartySaturday September 21, 2019 The world’s largest and longest running woodie festival takes place Thursday September 19 through the 22nd in Encinitas...the 40th annual!  The highlight is the Wavecrest Woodie Beach Party on Saturday the 21st (nearly the last day of summer), from 8 am until 7 pm, at Moonlight Beach in Encinitas, which is just north of the downtown area at the end of Encinitas Boulevard at the Coast Road/Route 101.  Supposedly the Wavecrest Woodie Meet is the largest event of its kind in the world, with several hundred of these famous wooden cars showing up.  And if the past is any indication you are sure to witness tons of car admirers, gawkers, and collectors.  You can expect lots of people gathering to admire these magnificent cars, trade stori...

Grandview Beach in Leucadia (Encinitas) – Beauty and Tragedy  Grandview Beach in the Leucadia community of Encinitas has always been one of our favorite beaches. It’s the northern-most Encinitas beach, bumping up against South Ponto Beach in Carlsbad, and access – other than walking up or down the beach from other areas – is by a set of steep stairs from Neptune Avenue that runs along the top of the bluff. I've been up and down those stairs more times that I can count. The views from the top of the stairs, and from multi-million dollar homes along the bluff are spectacular, and the small parking lot, where Neptune Avenue ends, seems to keep the number of visitors fairly low, at least when I have been there. There are no amenities…just a beautiful beach and ocean.  The beauty of this bea...

Should I Refinance into a 15-Year Fixed Rate Mortgage? With the Federal Reserve tongue-tied and twisted and an easy trade war time-tripping into the future, we find ourselves the beneficiaries of another very appealing low interest rate environment here in the second half of 2019.  This stands to benefit many who have mortgages at higher rates and even some who may not fit that exact bill, but who are focused primarily on reducing the term of their loan and perhaps paying their entire balance off at a faster rate.  We are seeing a number of homeowners who are seeking to determine if they should abandon their 30-year amortized loans and refinance into a 15-year fixed.  What are the key concepts these individuals need to know before they make this leap? For the vast majority, the mortgage...

Accessory Dwelling Units Are Not A Back It Up and Plug It In procedure Accessory Dwelling Units Are Not A Back It Up and Plug It In Procedure. Inexpensive? Fast? Easy? In a word, NO! Adding a 500sf BACKYARD HOME to your property can be every bit as complicated, time consuming and costly, relatively speaking, as building a 5000sf home.  Smaller is not always cheaper in construction. Contractors, as in almost any business, have to deal with economies of scale.  How much time will it take a contractor to wallow through the permit process for a 500sf ADU? Probably just about as long as it takes them for a 5000sf home. Time is money and your contractor will charge you the same for this service regardless of the size of the home.  What about site preparation? Sure they are dealing with a much...
