Is there a formula that calculates the viability for granny flats?  I'm trying to find a formula that can calculate the viability of adding Accessory Dwelling Unis, i.e. room additions, granny flats, garage apartments, etc. to a property that meets the zoning, building codes, neighborhood HOA, POA, CC&R's, etc.

Garden of Lights at the San Diego Botanic Garden in Encinitas The popular, annual Garden of Lights will open this coming Saturday, December 3rd at the beautiful San Diego Botanic Garden in Encinitas, CA. The San Diego Botanic Garden is a beautiful place to enjoy any time of the year, but it’s particularly magical at the holidays when brightened by around 125,000 sparkling lights for this annual Garden of Lights event.   When is it time to turn off the spigot to a great long time tenant?    I have a great 5 year tenant who always pays on time, is very quiet and neat and seems to be taking pretty good care of my rental from what I can see. But here's my dilemma. When she moved in we had painted the entire home inside and out, replaced the washer and dryer, dish washer and water heater before she moved in.  Subsequently we have replaced the stove, microwave, refrigerator and garbage disposal.
