The Jury Duty Dilemma: Civic Responsibility and Work Responsibility, which one do you choose? If you work at a “Regular Job” 32-40 hours as a full time employee, depending on what your employer considers most beneficial from their perspective i.e.:  what the healthcare, retirement and other benefits dictate as to what  a full time employee is. Needless to say, generally if you get called on Jury Duty, you are exited for getting a break from your “Regular Job”. Now if you are a Realtor needless to say it does not matter if you are a Realtor in the Greater Los Angeles, CA or in Boston, Ma or anywhere in the Country, you are faced with a huge moral dilemma. What to do, squeeze out of the civic responsibility for the sake of taking care of your work responsibility. Well thanks to Diane, who...

Court Confirmation received on Loma Vista Street in El Segundo – SALE PENDING! The American Dream is still alive! The purpose of this post is to highlight a few points:  the intricacies of a probate sale with court confirmation; some of the challenges that entail a probate sale by court confirmation; and finally, Realtors striving to keep the American dream of home ownership alive. Customarily, seasoned developers love probate sales since often a seller just wants to get rid of the property because of not wanting the emotional attachment, or they just do not have the funds to develop the property themselves. When more than one seller is involved, I find that the majority want the infusion of additional cash. Hence, they want to quickly get rid of the property, regardless of what the tru...

Prior to El Segundo's incorporation in 1917, this area was part of the original Spanish land grant for "Rancho Sausal Redondo" ("Ranch of the Round Clump of Willows") in 1822, a rancho with a land mass of nearly 25,000 acres which extended from the areas as far north of what is now Playa del Rey, as far east as Inglewood, and as far south as Hermosa Beach. The land consisted of wheat and barley fields on which cattle and sheep grazed. In May 1911, five men representing the Standard Oil Company arrived here: Richard J. Hanna and J.E. Howell of the Eclipse refinery of Franklin, Pennsylvania and John Black, Henry Foster and William Rheem from the Standard Oil refinery in Point Richmond a city 18 miles east of San Francisco). They were surveying the area as a potential site for their next o...

Los Angeles International Airport (LAX) update on the  Tom Bradley Terminal remodeling project!   As most of you know I have written a few blog posts over the years about LAX. For your convenience I have enclosed the links below in case you missed them. The timeliest was about the news when Westfield Management received the 17 year contract for the concessions at the Airport.   Well, the Media, the architects, the local politicians, Airport Management and Westfield Management last week got the opportunity to preview the soon to be finished Tom Bradley International Terminal.   The Mayor of Los Angeles & the Executive Director of Los Angeles World Airports were glowing as they addressed the media and the special invitees to this red carpet ceremony. (Keep in mind this is Los Angeles “hom...

Escrow is the process which facilitates the transfer of title, the funding of a new mortgage, the payoff of an existing mortgage, the issuance of new title insurance, the proper payment of all fees and expenses and the proper pro rations between buyer and seller. The escrow agent acts a third party to insure that all parties to the transaction have met their obligations prior to the recordation of any documents relating to the sale. Some states utilize lawyers instead of escrow agents to close a transaction, however most residential real estate transactions in California simply use an escrow agent. The escrow agent performs the following tasks:1. Escrow Instructions: Obtains copy of the purchase agreement and prepares Escrow Instructions to be acknowledged and signed by all parties. Mo...

The Space Shuttle Endeavor is coming to Los Angeles on Friday! I have grown up with the Space Race between the US & the USSR. That meant Sputnik vs. Mercury, Yuri Gagarin vs. John Glenn.  Next was the Gemini Program & then The Apollo Program. The space program changed our lives in so many levels, but that would be another blog post!  Fast forward to September 2012, here we are and the Space Shuttle Endeavor is being retired. How cool is that, I am two miles from Los Angeles International Airport and they are bringing the Endeavor here to my back yard. The Space Shuttle Endeavor had the distinction of circling around the earth about 4600+ times on 25 different missions and traveling without having any congestion in space, outside of space junk and a few satellites. Now on her final Journ...

Westfield Concession Management LLC has been awarded the Concession Contract at LAX In Case you missed this news, this is not your ordinary Concession Contract. It is a seventeen year contract to develop, lease and manage food and beverage and retail concession in three terminals at Los Angeles International Airport. Westfield is expected to spend initially in improvements about $80million and probably another $20 million in midterm refurbishments. Keep in mind that in January Westfield also won a similar 17 year concession agreement at the Tom Bradley International Terminal. Peter Lowy, Westfield Group chief executive officer said that they are fully committed to bring their global resources and development expertise to deliver an iconic world-class airport experience.   Do you know which Airport is the most Social Airport in the World”? Well I am sure by now most of you know that Social Networks must be part of your business plan. Now would you think Airports need to do the same? My answer would be NO, not really. Why do they have to be Social Network conscious? The answer is easier than imagined, since the Airport’s clients are Social Network focused, hence they have to do what their clients want! Period, no ifs or buts about it! Well OK getting back to my questions: Did you know that Facebook has named Los Angeles International Airport (LAX) as the “Most Social Airport in the World”? As you can imagine, the Los Angeles World Airports Executive Director was thrilled to get this recognition from Facebook.  This recognition was based on the fact that ...

The El Segundo Concert Band and the El Segundo High School Band on Saturday will put on an outdoor Winter Wonderland celebration - complete with snow and other wintry activities. Yes, I said snow, I know you are thinking this is Southern California, how could that be? Well you just have to come down and see it for yourself. El Segundo February Home Sales This is my first post on El Segundo home sales.  Sales volumes here tend to be low and so it can be difficult forecasting trends or making historic comparisons over specific time frames.  For example, last month there were only six closings, bringing the year-to-date total to 11 sales.  Last year over the same period there were 17 sales.  What makes this drop particularly noteworthy is that all of the other cities in the South Bay area have actually had significant increases in total sales this year.  The good news in the sales numbers is that the median price last year over these two months settled in at $636,000, whereas, for this year the price has jumped to $680,000.  Again, the low sales volumes make doing these types of comparisons somewhat problemat...
