Cloverdale Marketplace in Eastvale CA - Featured Place to Shop          Cloverdale Marketplace is home to Ralphs, Golden Chopstick, Sunny Donuts and many other exceptional businesses, but most importantly is home where most of Eastvale residents line up every morning before heading off to work ... Starbucks.    The Cloverdale marketplace is located at the kiddie corner of Limonite and Hamner in Eastvale CA. This was the first shopping area in Eastvale. Eastvale CA - Quarterly Market Report of Homes Sold   Homes Sold for May, June and July 2014   Data pulled from CRMLS 8/20/14    In order to determine where the market of Eastvale CA is heading, one must understand and study past data to predict where it is heading.   For the months of May, June and July we saw stats that indicated a rise in some areas and a drop in others.   For the number of total homes sold for the last quarter we saw a rise from 60 homes in May to 67 in June and then it dropped to 64 for the month of July. This shows that the number of buyers is pretty constant.   The total days on the market is how long it took to sell the property counting from the day it was first listed for sale. Drowning in Eastvale Highlights Need for Pool Safety        A small child recently drowned in Eastvale and highlights the need for pool safety at all times. Even though the childeren were being supervised, they still are at risk of having a drowning accident. How tragic.   Driving Safely in Eastvale - Speed Enforcement Update        With school back in session I am driving a lot slower these days. I will not even go over 10 M.P.H. when little ones are dodging about on the side walks next to our busy streets.  Many residents of Eastvale have even voiced their concern about the number of accidents and the speed of traffic near the Rosa Parks Elementary down to Roosevelt High School. Eastvale CA Homes Sold for the week of July 27th 2014   22 Homes were SOLD this week in Eastvale CA   Data pulled from CRMLS on 8/6/14   22 transactions closed during the week of July 27th to August 4th 2014.   The average sold price was $471k for a typical 4 bedroom, 3 bath house of about 2700sqft of living space. I was surprised this week that days on the market for home sold was about 87 days. This is longer that usual.     I believe it took longer to sell homes primarily because they weren't priced correctly.  I have seen several reductions in asking price this last week. Eastvale CA - Homes Sold for the Week of July 12, 2014     For the week of July 12th to July 19th, 16 homes were SOLD in the City of Eastvale. The average sold price was $477k for a square footage of about 2600. That is about $183per sqft. A total of 9 homes were Sold from the price range of $400k to $500k.   The trend that I am seeing is that homes in the price range between $400k to $500k are selling very quickly. This could be due to affordability factor of buyers and it could also be due to desirability toward smaller homes. The ratio of sold price/asking price is at 99%.
