The Absorption Rate dropped for the fourth month in a row, but prices appear to be matching the previous low levels of April.   As the Stimulus money runs out we expect interest rates to rise in the spring, so combined with the extended and expanded Federal Income Tax Credit for buyers, now is the time to buy. A market index of above 1.20 is a seller's market, between 0.80 to 1.20 is a balanced market, and below 0.80 is a buyer's market.    The Market Index went up to 0.65, versus 0.64 last month.  Last year is was 0.24. Local  NELA  band Random Patterns will perform at the Eagle Rock Music Festival October 3.  Look for Random Patterns on the Legion Hall Stage at 4:00 PM. The Random Patterns sound has been called "soulful psychedelia" and "post jazz".  The band is a member of the Heard of Elephants Collective, a collection of professional artists and musicians based in Los Angeles focused on providing a means to experience, view, create and explore art. Local NELA Band Artichoke will perform at the Eagle Rock Music Festival on October 3.  Look for Artichoke on the kid's stage at 7:45PM. Artichoke's MySpace page tells us Artichoke is best known for 2 concept records about scientists, one for every letter of the alphabet, called "26 Scientists, Volume One: Anning - Malthus" and "26 Scientists, Volume Two: Newton - Zeno." Cacao Mexicatessen                     Another long-awaited restaurant has opened, the Cacao Mexicatessen at 1576 Colorado Blvd. Eagle Rock, CA, 90041. Located next door to Trader Joe's and Eufloria in a very suitable hacienda-style building, there is outdoor seating behind the vines on the covered porch and you will smell the homey scent of fresh-made tortillas cooking on the griddle as you approach the door. Inside, it looks like it's been here for 50 years, but it just opened in the last couple of days. A good sign, I think, and the business looks brisk already. What's the story with short sales? (Again, a short sale is where the owner owes more to the bank than they can get for the property, so they can't sell unless the lender agrees to take less). Are they working out for people? In Eagle Rock, 17 of the 47 active listings are short sales, 7 of the 22 properties in escrow are short sales, and 1 of the 9 closed sales so far this year was a short sale.  So the percentage of each goes from 36% of the actives to 32% of the pendings to 11% of the solds are short sales. Contrast that with foreclosures: 7 of the 47  active listings, 9 of the 22 pending, and 5 of the 9 closed sales are REO. Good morning! Good week! Starting off February, there are 47 single family homes showing as active on the market in the 90041 zip code, with 15 of them declaring themselves as short sales, and 7 as REO, or Real Estate Owned, which means foreclosure. So, almost one third of what is on the market is subject to lender approval, with another 15% bank-owned, which leaves us with 53% of what is on the market today as "normal" sales. In truth, several more of the "normal" sales are under duress. What does this mean?1. A short sale is a swamp sale, by and large. By that I mean trying to do one is like slogging through a swamp, where your most likely result is that you'll get mired in mud, maybe even quicksand, and you'll come away with a peculiar rotten smell that's hard to wash off. Beaujolais Nouveau is a very mild, light-bodied wine made from Gamay Noir à Jus Blanc grape, better known simply as Gamay.   By French law, Beaujolais Nouveau cannot be released before midnight on the third Thursday in November. So it follows, that the third Thursday of November has grown into a day of celebration:  The first uncorking of the first wine of the season.   Market Index A market index of above 1.20 is a seller’s market, between 0.80 to 1.20 is a balanced market, and below 0.80 is a buyer’s market.   The Market Index struggled back up two points to 0.32 compared to 0.30 for September.   New Listings  - Eighty-eight new listings, down from 172 new listings in September, compared to 141 last October.  We had many more new listings in September than last year so perhaps this evened things out.   New Pending Listings  - Forty-two listings entered escrow, down from 47 in September, compared to 28 in October, 2007.   Pending Ratio – >Almost doubled to 0.48 this month compared to 0.27 in September.
