This graph works a little bit backward. The 14% increase in median sales price (shown in red) is where new active listings are coming on the market. The bars in green show the median prices of the homes sold, and may have more to do with the actual composition of the closed sales. Last year's market took off like crazy in February, but this year was a bit slower to start. An increase from 1 to 3 weeks to sell a home doesn't give most folks a sense of worry. In other parts of the country, sellers would be ecstatic to see that sort of response. This is actually a comforting chart in my opinion. Supply is up over last year, which considering how little we had much of last year, is a good thing. Also up is demand. Dublin still has amazing demand for homes that hit the market. A transportation hub, buyers flock to the area as can be witnessed by lines formed for limited releases on new home developments. So existing inventory, ready to move in, is swooped up quickly. That new home inventory is also a contributor to the huge jump in median home prices which rose 41% over March of last year. The median price of sold homes is up as well, although not by as great a percentage (20%). Time on market is more than double what it was at the same time last year. But at 32 days, still a very reasonable rate. The market did get off to a slower start than previous years. Prices are up 14% when you compare against February of last year. But really on par with the last quarter of last year. January is certainly an anamoly.  The attached home market for Dublin has a much more gradual appearance as homes too a little longer to close. Market time just about doubled, but at 31 days it would be considered brisk in comparison to other areas of the country. Inverted arrows show higher inventory, but fewer buyers. Agents in the area have experienced a bit of a slow start to 2014, but that appears to have changed in the last couple of weeks. With twice as much inventory in February of this year, that should take a little pressure off of buyers. An increasing number of properties in the attached homes market may indicate that the investor buyers are slowing down. ...
