As a San Diego Realtor, I am frequently asked about income demographics in San Diego County–and find it handy to have a chart (or at least a cheat sheet) for reference. The one below provides more than a few surprises, courtesy of the San Diego Business Journal (one of my favorite local reads), which provided this data last summer. We found it surprising, for example, that Carlsbad outranks Encinitas and that Poway beat out Coronado. Would you have guessed that Oceanside would best San Diego? And few should be surprised that tiny Del Mar beat out them all. We recently joined the Del Mar Chamber of Commerce.  One of the local restaurant chains saw that we joined and sent us a mailer so that we would use them for catering.  My teenage son got the mail from the mailbox, and when he saw it, he took it upon himself to mark it up and grade it, just like a school paper.  With that said, here's the advertisement. The names and phone numbers have been redacted to protect the innocent. Anyway, I took it upon myself to fax this to the franchise's corporate headquarters (non-redacted, but marked-up, version) so that they can get some help with their marketing.  I feel a bit sad for the business.....They really are trying their best to market, and they're even spending the money on the mailing.  But they should ask for some assistance from corporate h...

Del Mar Home Price Median for 2008Del Mar 92014 had a median home price of $1,442,000 in 2007. This number is $23,000 less than the 2006 Del Mar median home price of $1,465,000 and $28,000 less than the 2005 Del Mar median home price of $1,470,000 which is the peak median home price in Del Mar. For the most part the desirability of Del Mar real estate has kept the home values level throughout the overall San Diego real estate downturn. There are currently 80 homes on the market in February 2008. The median list price is $3,546,803 which is skewed by the $76,000,000 listing in Del Mar. Without the $76,000,000 home in the calculation the average median list price is $2,629,674. This is 3% lower than 2006 and 6.5% lower than 2005 median home prices. As in most areas of San Diego County some of the recent gains in home values are being chipped away. Carmel Valley home values are doing well compared to most other San Diego areas. Even though the median home price has dropped in Carmel Valley it hasn't been a significant drop. 2007 Carmel Valley Condo Median Condo PriceNow that it's February 2008 we've had a chance to get all of the numbers for 2007 Carmel Valley Condo median condo prices. Let's look at how the Carmel Valley Condo Market did for 2007. The median condo price for 2007 was $515,000 for Carmel Valley. In 2006 the median condo price was $535,000 and in 2005 it was $552,500. That means prices fell 3.74% from 2006 and 6.79% from 2005 median condo prices. The big jump in Carmel Valley median condo prices was from 2001-2003 a gain of $107,250 over 2 years and from 2003-2004 a gain of $112,250 in 1 year. 2005 was the peek in Carmel Valley median condo prices at $552,500.The market is now taking some of these gains back. I don't quite know how to write this because I've never had to do it before.    In 14 years of mortgage lending, I have never seen banks treat their good San Diego customers this way.  As you probably know, many big banks and mortgage companies have  TERMINATED THE RELATIONSHIPand closed the home equity lines of credit to San Diego County homeowners.  Apparently, Countrywide did just that last week. They spun the whole thing as the "Preserving American Home Ownership" initiative but you and I know that the only homeownership they were saving was their employees'.  I must admit, those banks and mortgage lenders did some pretty stupid stuff these past few years.  They made loans to anyone who could fog a mirror based on the idea that home prices would skyrocket faster than a thermometer ...
