Hello my fellow AR members, I have a question for you.  I am thinking about hiring a Transaction Coordinator (TC) to help with the file management.  Can you answer any of the following?  1. Are TC's paid per hour, per transaction, or per month? 2. I assume they are hired as independent contractors, not employees, right?  So you complete their 1099's at the end of year? 3. What happens to a transaction that doesn't close?  Are they still compensated? 4. Are you able to pass on the TC cost to your client (or the short sale lender)? 5. How many files can one full-time TC handle at once? 6. I'm in California, what is the range for TC payments?  I've heard as low at $125 and as high as $550, but would like some experienced folks to comment. 7. Do you hire licensed or unlicensed TC's? 8. In the past we have looked at the San Diego real estate market homes for sale months of inventory and found a basic pattern of seller's market at the low end, a more normal market in the middle, and a buyer's market at the upper end. Consequently, when we get to the higher rent districts, such as Del Mar, I expected to see the inventory levels follow the same basic pattern, mostly just shifted to the right. Instead, it is a little surprising to see a couple of "lower" price ranges with excess inventory.  It is completely expected that the top end has well over a year of inventory available.  If I were condo shopping, I would be specifically looking in th $500-800K range.

Here are the newly listed Del Mar real estate listings for February 15th, 2010: There is a 1-bedroom/1-bathroom condo listed for sale for $169,000. There is a 3-bedroom/3-bathroom detached home listed for sale for $1,395,000. There is a 5-bedroom/6-bathroom detached home listed for sale for $2,649,000.

Ben Bernanke the fed chairman said that the fed is preparing to raise interest rates. Del Mar residents should take advantage of the low mortgage rates & refinance or purchase a new home now . Last month (January 2010), seven Del Mar real estate listings sold through the Sandicor multiple listing service (MLS), ranging in price from $685,000 to $1,700,000 (all in the 92014 zip code). Two of the seven real estate listings that closed were listed as short sales. Another two were listed as bank-owned foreclosures. The remaining three were listed as normal (traditional) listings. Six of them were detached homes in Del Mar. One was a townhome. The two short sales sold for $685,000 and $802,000. Both were detached homes (built in 1971 and 1975). Six of the transactions had two agents involved (an agent representing the seller and an agent representing the buyer).
