Are you one of the TOP real estate agents, running TO short sales instead of AWAY from them?  Short Sales will dominate the market, for the next 3 - 5 years so you're smart to learn the process and take advantage of the short sales.  Need more lead sources? In some neighborhoods, you can go door-knocking and almost every house will be a short sale. Short of that, here are major strategies that I recommend:1. Getting pre-NOD leads from a credit bureau. In other words, homeowners who have missed several mortgage loans payments (therefore they will probably default) but have not yet had a Notice of Default filed. You will pay for the lead per each homeowner info you receive. The leads will probably include: mailing address, possibly a phone #, but not an email address.2. Getting NOD leads ...

Del Mar is a small coastal town in North San Diego County with a reputation as one of the most expensive towns in the county. Indeed, the Del Mar real estate market currently has two of the most expensive homes for sale in San Diego County (at $61M and $50M), and still holds the record for the most expensive property sold (at about $48,000,000). READ MORE: Del Mar - Affluent Seaside Town (A Community Profile)  Having up to date information on the local Del Mar real estate market is important for buyers and sellers to be able to make informed decisions about buying and selling property. Here are the statistics obtained from the MLS for Del Mar for March 2010 (the data are believed accurate but are not guaranteed, and do not include private sales).  11 homes sold in the Del Mar real esta...

Kinda depends on who you talk to, and how you define “Del Mar.” If your property just closed escrow, the market feels great! If you are still looking for buyers, it feels lousy. If you define Del Mar as zip code 92014, total sales for 2009 were 176 homes & condos according to the local Multiple Listing Service (MLS). This is down 46% from the peak volume of 329 sold in 2004, yet up 28% from 137 sold in 2008. Some might say this is a nice recovery! The time it took to sell a Del Mar house or condo in 2009 averaged 100 days. This is twice what it took in 2004, but is about the same as it was in 2008. Not slowing, but not accelerating either. For me, the most notable 2009 stat was the activity along beach front properties. The MLS reported that 6 homes on the beach sold in 2009. Not many?...

Del Mar living is on sale. Del Mar has a rich history and is thought to be the place for the rich and famous. Recently, I met a couple looking to move up from their current neighborhood into Del Mar. I asked them the reason for the move. They said because the prices have come down and they are hoping to get in now while they can. The house they were looking at was listed a few months ago at $1.2 million and today it is listed at below a million. A piece of Del Mar at under a million is a bargain, because when you buy in Del Mar your buying a piece of paradise and really... paradise is priceless, right?   Zillow Home Value Index More Del Mar Home Values

Today I had to contact a real estate agent and pulled out her business card.  Unfortunately she was nowhere to be found in the DRE (dept. of real estate) database... made me wonder if she was really even licensed?  Eventually I found her, by looking up her broker & then finding her on the broker's list.  With a different last name (hyphenated with maiden & married names) and a different first name (she was using a nickname on her card).  Another great reason to put your license # on your business card! Disclosure of License Number on Solicitation Materials is now REQUIRED in California as listed below: A real estate broker or salesperson, when engaging in acts for which a license is required, shall disclose its, his or her eight (8) digit real estate license identification number on all...

San Diego Spring Home/Garden Show will be at the Del Mar Fairgrounds March 5th through the 7th, 2010  Just because the San Diego weather is milder and less wintry than many other parts of the country doesn't mean you can't get excited about spring and the San Diego Spring Home/Garden Show.  Now who doesn't like a home and garden show? The number one reason is a family will buy a home is usually location 1st, followed in nearly every case by finding the best schools. The combination of ideal location and the availability of new home construction continues to make the Carmel Valley ,CA 92130 zip code area one of the most appealing new home locations in North San Diego County. The second most compelling reason why many families choose this coastal community is the quality and abundant choice of schools. The $8,000 first-time homebuyer credit which has been extended through April 30, 2010, and $6,500 credit for certain move-up and repeat buyers, is likely to be driving new home and resales, but I continue to hear that the schools in the area are one of the top reasons people buy in Carmel Valley. I will continue to show vi...

Hello my fellow AR members, I have a question for you.  I am thinking about hiring a Transaction Coordinator (TC) to help with the file management.  Can you answer any of the following?  1. Are TC's paid per hour, per transaction, or per month? 2. I assume they are hired as independent contractors, not employees, right?  So you complete their 1099's at the end of year? 3. What happens to a transaction that doesn't close?  Are they still compensated? 4. Are you able to pass on the TC cost to your client (or the short sale lender)? 5. How many files can one full-time TC handle at once? 6. I'm in California, what is the range for TC payments?  I've heard as low at $125 and as high as $550, but would like some experienced folks to comment. 7. Do you hire licensed or unlicensed TC's? 8. What...

In the past we have looked at the San Diego real estate market homes for sale months of inventory and found a basic pattern of seller's market at the low end, a more normal market in the middle, and a buyer's market at the upper end. Consequently, when we get to the higher rent districts, such as Del Mar, I expected to see the inventory levels follow the same basic pattern, mostly just shifted to the right. Instead, it is a little surprising to see a couple of "lower" price ranges with excess inventory.  It is completely expected that the top end has well over a year of inventory available.  If I were condo shopping, I would be specifically looking in th $500-800K range.

Ben Bernanke the fed chairman said that the fed is preparing to raise interest rates. Del Mar residents should take advantage of the low mortgage rates & refinance or purchase a new home now . The fed has been buying mortgages causing the rates to remain artificially low which is coming to an end!   If you have been waiting or just unmotivated to start the loan process, time is running out.              Waiting until the last minute will put you in a pool with all of the others who waited and you may not be able to complete the transaction before the rates rise and it could cost you $100,000 or more in mortgage interest by not acting now.      View current Real Estate Market Report for Del Mar     Since 1977 we've been helping people with their mortgage needs.  Let us help you too!     ...

Last month (January 2010), seven Del Mar real estate listings sold through the Sandicor multiple listing service (MLS), ranging in price from $685,000 to $1,700,000 (all in the 92014 zip code). Two of the seven real estate listings that closed were listed as short sales. Another two were listed as bank-owned foreclosures. The remaining three were listed as normal (traditional) listings. Six of them were detached homes in Del Mar. One was a townhome. The two short sales sold for $685,000 and $802,000. Both were detached homes (built in 1971 and 1975). Six of the transactions had two agents involved (an agent representing the seller and an agent representing the buyer). One listing sold with the listing agent also representing the buyer (This is called dual agency). That one sold for high...
