If you didn't take advantage of the ridiculously low rates then you missed the bottom.  Don't get me wrong, rates are still unbelievable but last week the bull market for mortgage rates slowed down.  Many economists speculate that rates will continue to increase due to our economy showing signs of recovery.  Unless the economy takes a tumble get ready for even higher rates.
