What to Look for During a Home Inspection There are a lot of homebuyers out there who know home-buying backwards and forwards. They will march along with a home inspector from attic to basement, chuckling over chimney design and debating the pros and cons of in-floor heating. If that isn't your home inspection style it's perfectly fine. If you hire a home inspection professional, you really don't need to know exactly what to look for during a home inspection. Your home inspector will be able to point out anything the seller may have tried to sweep under the rug (or hold up with duct tape) as well as give you a time frame for when certain problems will need attention. If you are thinking, ôHow do I do my own home inspection?ö below is a basic list of things to look for when doing it your...

Home Buying Tips: Negotiating House Price Making an of Offer on a House Without a Buyer's Agent Thinking about making an offer on a house without a real estate agent? Nervous about negotiating the best house price in this crazy economy? We don't blame you. When it comes to buying a home, negotiation can mean the difference between a few thousand dollars and tens of thousands of dollars. It's stressful and scary, especially if you're doing it without an experienced real estate agent. Negotiating a home selling contract in this current real estate market is also financially tricky. This is where an experienced agent who has sold in times of real estate booms and past real estate slumps can save you more than the commission you pay them. Top 10 Tips When Selling a Home Selling a home in a down economy can be a painstaking decision. Use the following 10 tips when selling a home to get the most out of your investment. Home Selling Tip #1: Hire a reputable real estate agent. Selling a home can be stressful, and you want a reliable real estate agent you can trust to take some of the burden of selling a home off your hands.     Home Selling Tip #2: Give your home curb appeal. When selling a home, you need to keep your home looking its best. If a buyer is turned off by what your home looks like from the street, you will never get him or her inside to look around. Clean up your lawn, patch brown spots in the grass, clear sidewalks, and keep leaves and other debris picked up. Potential home buyers also notice things like chippe...

What Does Short Sale Mean? Buying Short Sales: What You Need to Know As the real estate market remains volatile, one of the best options for many new homebuyers is purchasing a short sale home. But, what does short sale mean? A short sale is when lenders have the opportunity to sell a property before the bank forecloses on the home rather than after. While buying short sales creates the opportunity for real estate investors to pay well-below-average housing prices for properties within ideal locations, there are still drawbacks. If you're interested in buying short sales, here are a few things you need to be aware of: Why Banks Short Sale Pre-Foreclosure Homes The last thing a bank wants to do is own a property secured by the bank's loans. When a property owner is in default and owes mo...

It seems like everyone's using DropBox and it's a great way to save and share files!  You can download it free at www.dropbox.com and copy files into it.  When you're away from your office, simply log into your dropbox account from your iPhone or any internet-connected computer, and Viola!  there are your files.  You can also share files with other people, so they can have access to the same documents.  It's a terrific way for a group to collaborate on projects!  Dropbox is simple, efficient, and effective.  That is what we love! On the other hand, we do NOT recommend using SugarSync.  Too many people had bad experiences with the software deleting their files from their computer.  We have waaaay too much important stuff to put our transactions and files at risk!  Two thumbs down for thi...

Buyer Makes Offer, Now What? Some of us have not been thru a full real estate cycle (growth expansion, depression, recovery) and how we handle offers from buyers will determine our success in the sale. After receiving an offer on a Del Mar townhome yesterday and reviewing I made notes about pros and cons, notes to myself to ask the seller and notes to ask the buyer agent.  A meeting of the minds and expectations from all parties involved will make the deal go smoother and increase the percentages of a closing.  Notes and questions to the buyer agent, do you have other offers out at the moment? Do you have proof of funds (cash deal)?  You have a 30 day closing, you understand the property is tenant occupied?  I also ask about the services the buyer agent has put into the contract.  How l...

Horns installed at crossing will be used instead of horns on trains themselves. The City of Del Mar and the local transit district are taking steps to reduce the amount of train noise at the coastal city's only railroad crossing. North County Transit director unanimously approved a demonstration project Thursday that would add two pole mounted warning horns at Del Mar's Coast Boulevard railroad crossing. Once the new horns are in and working they will automatically begin honking when a train approaches and stop once it has passed. Approaching trains begin blasting their horns one-quarter of a mile from the crossing even in the wee hours of the morning. Though the pole mounted horns are just about as loud as those mounted on trains officials said they keep the noise more tightly focused ...
