While I knew the home in Davis might take longer than a few weeks to sell, I did not anticipate it taking almost a year. A good part of that can be blamed on the two separate sets of buyers who tried to purchase this home and then later changed their minds. Through no fault of the property.One particular buyer received an appraisal that was $10,000 lower than our sales price, which was more than a million. When the sellers agreed to lower the price by $10,000 to match the appraisal, suddenly the buyers concluded they should squeeze for another $50K or so by attempting to renegotiate! Wha?So, selling a home three times to get paid once can happen, of course. But, the most important thing to me in any real estate transaction is keeping my sellers happy. Which I accomplished. Funny coincidence is right after I uploaded all new photographs for my pool home in Davis listing, I received a notice from MetroList. The "courtesy" email was a harassment letter asking for copies of my paperwork to prove I had all of it signed. Apparently, some agent contacted MetroList and said, "I don't think this agent has her paperwork in order and you need to investigate." This must be a complainer who doesn't know anything about me. Or, that finger triggerest would not be trying to report a former escrow officer, a person dedicated to paperwork and its accuracy, to MetroList. Well, so many agents do not think.And apparently there is something in MetroList rules that says any dues-paying member can request an investigation if they suspect something. Something what? I don't know. ...

There is little more exciting than watching a property you've held open every single Sunday and worked so hard on going into escrow. I imagine over the course of the last couple of months, I have fielded more than 300 agent and buyer calls about this listing. Sometimes sellers in Davis just hit the market at its sweet spot like this home in Lake Alhambra Estates in Davis that just hit MLS this morning. It is the only home in this neighborhood for sale, that I can find anyway. I suppose somebody could have an off-market listing, but this is the only home I can find in MLS. In fact, it is only one of eight homes for sale in that entire ZIP.The big selling point of this home is its spectacular yard. I mean, the seller went all out and updated the yard more so than most people would pay to remodel entire homes. He is very proud of the fact the yard features 59 drains. This will be a good month for closings for me, as a few rolled over from October to join my inventory of pending sales for November closings. Other agents who work in Yolo County must have noticed how well I've been doing, too. As a result, an anonymous agent whined to MetroList about one of my pending listings. I know because MetroList emailed me yesterday to ask for proof that I had a listing and a pending sale in Yolo County, specifically in West Sacramento, because some doofus thought I would be careless enough or stupid enough not to prepare the correct paperwork. I have been working on this listing in the city of Davis since June. The seller initially had hoped to go on the market at the end of July, so we slipped the listing into MLS off market waiting for our on-market date. Then the estate sale could not happen fast enough, and we were delayed. Time for vacation. Once I got back from Spain, I met the photographer at the home, ready to shoot photos, so excited. Uh, oh, something was amiss. What was it? Oh, duh, there was no staging. Of course. The seller didn't think we needed to stage the home, yet any home shows 10 times better with staging. As a Sacramento Realtor, I sometimes sell homes in Davis. The city of Davis is very different from Sacramento, even though it is only 15 minutes across the causeway from my home in Land Park. But the sale of real estate is pretty much the same, except for the inspections required by the city and parking regulations, and let's not forget the water. They put something special in the water, LOL.Davis is a desirable place to live. In fact, we joke that it's better to buy a home in Davis, even if it costs $100,000 more than a similar home in Sacramento, because you could easily spend more than that to send your children to a fabulous school. When Billy Collins and Aimee Mann appeared together on stage last night at Mondavi Center in Davis, Billy (I think I can safely call a 75-year-old guy Billy) said that 1/3 of the audience is probably his fans, another 1/3 fans of Aimee Mann and then there is that remaining 1/3 who don't know why they are there.I'd say that was a fair assessment. That performance opened a new appreciation for contemporary poetry and, in particular, Billy Collins. An enormous wit and sense of humor. In poetry, no less! When he reads his poems, he's sharing a story, an insight, yin and yang, tears with laughter, joy with sorrow, compassion, humility. I was shocked when I pulled up the stats in MLS this morning to look for Davis short sales. There are only two short sales in all of the Davis homes for sale. At any price. I had a lengthy conversation with the second lender yesterday for a short sale in Davis. At one point, we had an offer but then Yolo Credit Union refused to cooperate with the short sale and instead insists on getting paid off, including all unpaid interest. But that doesn't mean we can't make it work with the second short sale lender, which is Chase Bank. We just need to reduce the amount paid to Chase Bank a little bit, and the best way to do that is to get a BPO. So, the bank ordered a BPO and the appraiser called to schedule an appointment. Davis Turkey Trot, 11/19/11, Davis, CA:    This Saturday I participated in the Davis Turkey Trot in lovely, bike-friendly downtown Davis, CA.  While the race directors, Change of Pace (ACOP), host a number of events that day, including a 5K baby jogger/stroller run, a regular 5K running race, 10K run, and several "kids" runs of shorter distances, I chose to do the 10K as preparation for the California International Marathon in a couple of weeks.   One of the great things about this Turkey Trot is that it's actually not on Thanksgiving Day, so travel plans don't prevent participation.  Another great thing about this event is that the course is flat and fast, and it enjoys a good turnout.  On Saturday, there were nearly 1200 runners in the 10K alone.    Under beautiful, crisp and clear s...

University of California Veterinary Medicine in Davis CA--- a distressed pet and owner’s best friend. Our dog Joey, who is a loving and easy-going (but timid) dog became ill, and our local veterinarian tried to isolate the problem through a series of tests, xrays and medication.  But the vet couldn’t figure out what was wrong. And Joey kept going downhill. When his gait turned from a happy saunter to a slow shuffle, we needed to do something different and asked our vet for a referral to take Joey to the University of California’s Veterinary Medicine in Davis CA where they have a teaching hospital. Interesting workshop in Davis coming up on Sept. 23, on creating an economic development strategy and action plan for the city. It's sponsored jointly by the Davis Chamber of Commerce, the City of Davis and UC Davis. These are groups that don't always play well together so it's encouraging to see the groups co-sponsoring the conference. It's a public workshop from 8 am to 3 pm at the UC Davis Conference and Visitors Center. UC Davis Chancellor Linda Katehi will be the workshop's keynote speaker. As an agent I have mixed feelings about attending - it's a topic I'm interested in and since the University is an engine that drives our local economy I feel as if I should attend.
