In today’s unpredictable Crescent City real estate market, sellers and buyers are willing to work together and make compromises to make the real estate transaction occur.  Without reasonable compromises between home sellers and home buyers in today’s real estate market, not many real estate transactions would be taking place and properties would be on the market longer than they should be.    One of the compromises a seller can make is to pay for the buyer’s reoccurring and non-reoccurring closing costs up to 3% of the purchase price.  (The lenders will not allow for more than 3% of the purchase price.) Sometimes buyers can barely qualify for the purchase itself, the home could be their first home purchase, and they do not have the enough savings to cover both the down payment and the ...

Today is the day before Christmas and we are in the mist of the holiday season, so I am sure everyone is feeling that special feeling for the holidays.  This is also the time of year to give thanks to the people around you that may have helped you along the way, whether it be in the real estate business or just your daily life.  I've received several cards from other professionals in my local business community which shows that they respect working with me and guarantees that I will be working with them in the years to come.   Last night I stopped by several clients' homes in my selling area and dropped off thank you cards or presents to the ones that have recently closed and have just moved into their new homes.  I stopped and chatted with each of them and caught up with what was going...

Today I closed a transaction that was a couple months in the making.  It started back in October when we first started looking for the young couple's home in Crescent City.  The wife had just gotten a new job at the the Pelican Bay State Prison, and her career was financially successful enough that the family can live on her income in Del Norte County.  So once she heard the great news that she had received a job in Del Norte County, she contacted me right away and I was able to help her find her future home. But there was a big catch to the whole thing, it was not a simple move where they had the money to put down on a house and that was it, they had to sell their home in McKinleyville first!  Fortunately for them, I can understand where they are coming from (no pun intended) since I li...

Today I showed about 5 different houses to a client that I have been working with for a while now (she has finally decided she is ready to start looking).  I first emailed her all the listings that matched her home search criteria and price range.  In Del Norte County, there are a variety of homes and many different types of homes in the same price range.  The homes I sent her varied from single family stick builts, to manufactured homes on land, to fixers, to newer but smaller homes and remodels.  She brought her son along who is five years old and has the energy of someone who just drank 10 Red-bulls!  He was jumping and running all over the place, a very energetic little kid.  But he was very smart, cute and intelligent at the same time.  The day would not have been as interesting wi...

Well...the long awaited number one reason to move to Del Norte County has at long last revealed itself.  It came to me as I was cracking and eating God's gift to those of us that live on the coast. We have been the very thankful recipients of crab three times in the last week.  I like it best cold in a cocktail, but it's great in soup, crab cakes, and however else you want to prepare these decapod crustaceans.Opening weekend on December 1 provided eager Del Norters and consumers in the Bay Area and L.A. basin with loads of fresh crab (most of the crab was shipped live to these markets).  If you haven't experienced fresh Dungeness crab, you need to! Read other posts in my continuing series of 101 Reasons to Move to Crescent City, CA.Here are a few more reasons to move to Del Norte County:...

Recently, I commented on a blog about a Paul Bunyon and his blue ox, Babe.  I thought our very own Trees of Mystery in Klamath, Del Norte, CA, hosted the birthplace of the pair- seeing how large they are and the fables that are told.  Wow, so many Bunyons!  Paul Bunyon's birthplace appears to be in Bangor, ME, somewhere around 1834, http://www.roadsideamerica.com/attract/MEBANbunyan.html.  Also check out http://www.roadsideamerica.com/muffler/track.html  to see all the Paul Bunyons and other statues that roadsideamerica.com has to offer.  I never knew there were so many!  Hardly any of them have a blue ox.  Thanks to Elizabeth Weintraub, Sacramento Real Estate Broker.  This was fun.  Thanks again Fran Gatti - Crescent City, CA, for your post that prompted this post.

The Del Norte High Warriors took on the Healdsburg Greyhounds Friday night at Mike Whalen field in Crescent City and prevailed 25-14.The number 3 seed Warriors sent the number 2 seed Greyhounds packing to move within one game of the NCS championship in Oakland.Coach Lewis Nova said, "Our kids rose to the occasion in the second half," and, "Dang it, you guys have all the character in the world."Junior Cody Hoffman had a game that could only be described as brilliant, which may be considered an understatement by some, with four touchdowns, including a 67-yard punt return for a touchdown.  Hoffman had five catches for 117 yards and two touchdowns, 35 yards rushing and one touchdown and two interceptions of defense.Junior Trevor Coulson and junior Tanner Brown also had big games.  The Grey...

Sooo.  In today's Crescent City, CA newspaper there were absolutely no advertisements for Open Houses by any Realty company.  Therefore, today I have no direct competition with my Open House.  I've had a couple of visitors.  One has invested already and just wanted to see how steady the prices were.  Another couple was looking more for something to rent.I have been able to meet alot of great people, but it seems that all of their money is tied up in day to day activities.  Many of the people that I have met during my Open Houses seem to be struggling just to make ends meet, and do not have enough discretionary spending available to invest in another property or primary residence.Credit and loan approvals have become lost arts to the typical consumer as many people's credit is less than ...

This weekend will be during the Thanksgiving Holiday.  I am considering doing an Open House this weekend.   However, I'm not sure what the turnout may be like.  There may be families looking to move closer to each other and have the time to look around this weekend.  There may be no interest in home buying since holidays are usually exclusively family oriented downtime while everyone takes a break from life to enjoy it.  Also, maybe those who could afford to buy have left the area to visit family in other areas this weekend.  I think I might just give it a shot at 980 El Dorado Street, 570 Reddy Avenue, and 1540 Plumas Street (all in Crescent City, CA) on both days this Thanksgiving weekend, just to find out.

Downpouring Rainy days are good days for buyers to scrutinize houses because the leaks will be clearly visible.  Check the walls, windows, doorways, floors, ceilings, upper crawlspaces and skylights for discolorations, wet spots, or even puddles.  If you don't want to get wet while looking around the outside of the prospective new home, wait until the storm clears or come by the morning after a storm, before the sun burns bright, to check for the presence of leaks. Some homebuying decisions can easily be made with the help of the wet weather.  Rain is an excellent test of a home's durability here in Crescent City, California.  At least the buyer will have an opportunity to see the home in its worst presentable condition (wet and weathered), which may be very well indeed!  It could even b...

Today our office met with a local prominent real estate mortgage company, North Coast Mortgage http://northcoast-mortgage.com/index.php, to discuss their loan products and services available to home buyers in today's market.  They all seemed very knowledgeable and comprehensive of their loan products and although times have changed and lending guidelines have changed, there are still loan products out their for most people to buy a home.  It is just a matter of qualifying the buyers and fitting the loan products to each different home buyer and their purchasing scenario.  There are federal and state funded, approved loans out there and it is just a matter of looking and qualifying. For a list of North Coast Mortgages loan products, go to  http://northcoast-mortgage.com/programs.php.  Be...
