With sellers anxiousness over trying to sell their homes qucikly (then finding the reality of the market), I've found one of the best ways to get a buyer off the fence is to offer incentives.I know it might sound like something out of the used car salesman's playbook, but I've found it to be very effective- and it can be done in a way to make someone serious about stepping up to the plate and making the offer.Recently, for example, I was selling a home in Costa Mesa, CA and it had been on the market for a little over 4 months. We received a real, real low ball offer which the sellers turned down ($200k under asking price of $750k).  Open houses had produce somewhat interested buyers, and I went back to many of them with an offer from the seller to buy down the buyer's interest rate, eff...

Well, regionally, you gotta love those new mortgage limits increasing locally here in Southern California. Affordability has been a problem in a big way for the last 4 years, and we're finally back to prices that are around levels we saw in 2004.We shoule start seeing savings of $3-500 a month on mortgages, which should be a good shot in the arm for our local market.

As a certified HOT BUYS specialist with First Team Real Estate, I am pleased to announce the next best system for buying a home in Southern California. The statistics are saying the only about 10% of the current inventory of homes is actually going to sell. First Team has put together a sophisticated system to analyze the current properties for sale. First Team agents search daily for new properties that come on the market. They then based on price, quality, and seller motivation score the properties to determine if they qualify to be given the exclusive designation of HOT BUYS. This program is creating such a stir that properties that are given the HOT BUYS designation are selling faster than anything else on the market, even in a little as 10 days. There is a lot of talk about how bad...

I am a lifetime resident of eastside Costa Mesa. I grew up here going to St. Joachim and after going to Mater Dei I ended up graduating from Newport Harbor. All three of my children will be going to Newport-Mesa schools in September with one  just starting Woodland, one starting at Ensign and my oldest will be a sophomore at Harbor. I am releasing a newsletter where I will share  money-making information about real estate and consumer assistance on a monthly basis, sign up on my website www.centralochomes.com. The housing market in my opinion is still going strong. It is still a buyer's market with 849 Single Family Residences (SFR) with a median listing price of $849,900 currently active (available) as of 7/31/2007. There were also 68 condos showing active as of the same date with a m...

Lately there has been a lot of concern about properties being on the market for a longer period of time. Clients afraid of losing large amounts of home equity have been inquiring about what their homes would appraise for in today's market. This is why I have begun compiling data for my clients in various neighborhoods in Orange County.I have created a report for Mesa Verde residents to see the trends in the neighborhood, as well as to view comparable listings and recent sales. To request this report, you can visit the following site:MesaVerdeHomeValues.comMy staff will get your customized report to you within 24 hours.Additionally, if you need a referral to a great REALTOR® who can help you find a Mesa Verde home or elsewhere, please contact me! "Mamas, Grab your babies!"This year the Orange County Fair is serving up a special Old West Cattle Drive on Friday, July 27, when they will drive 300 Corriente Steer (big horns and all!) through the streets of Costa Mesa. The cattle drive starts at 10:30 a.m. at Fairview Park and will go south on Placentia, then east on Victoria, north on Harbor and east on Fair Drive before entering the fairgrounds at Gate 2 at Vanguard Way.  They should reach the fairgrounds by noon....just one question: Who's on the "afterwards clean street crew?"
