So what's going on with the Lake Tulloch / Copperopolis area real estate market? I've got the latest market facts below to answer that question. Specifically, the first clickable graph spells out the Residential Unit Sales for the period of July 2007 to and through July 2008. The second clickable graph highlights Residential Sales Volume for the years 2006, 2007 and 2008 through today (Aug 7th). And before you click on the graphs, here are some of the numbers in simple black and white... Total Residential Unit Sales: July 2008 = 65; July 2007 = 68; Jan-July 2008 = 338; Jan-July 2007 = 439 Total Residential Sales Volume: July 2008 = $22,058,409; July 2007 = $30,501,397; July 2006 = $34,960,972 Total Residential Sales Volume: Jan-July 2008 = $122,809,497; Jan-July 2007 = $198,180,064; Jan...

I have thought about this many times.  Fishing is like real estate.  Sometimes you catch them and sometimes you don't.  Sometimes you hook them and loose them.  Sometimes you hook them and actually real them in.  It can be fun just feeling them nibbling on the hook.  It is exciting.  But it is more fun when you real them in and land them right in the boat.  That is your reward. But whether you land your fish, catch the biggest one, catch the smallest or catch the most, just enjoy it and have a blast!!!  These eight trout, (actually 9 were landed but it was in the bottom of the cooler and we didn't see it to take the picture) were caught last Sunday night at Lake Tulloch, California. So how many times do you have to show property before they even nibble????  Who knows???  The more tim...

HAVE YOU EVER BEEN TO LAKE TULLOCH?  I SELL REAL ESTATE THERE.  WE ARE KNOWN FOR OUR LAKE AND WATERFRONT PROPERTIES.  IT IS TRULY AMAZING.  LAKE TULLOCH IS ONE OF THE FEW LAKES ANYWHERE THAT YOU ACTUALLY OWN FEE TITLE TO A CERTAIN AMOUNT OF LAND UNDERNEATH THE WATER.  THAT IS WHY YOU CAN BUILD OUT OVER THE LAKE. THERE IS A PERMITTING PROCESS TO GO THROUGH IN ORDER TO BUILD DOCKS, SEAWALLS, ETC.  THE ENTITY TO GO THROUGH IS TRI-DAM.  THE LAKE FLUCTUATES DAILY APROIMATELY TWO TO THREE FEET 365 DAYS OF THE YEAR.  THE LAKE IS AT IT'S FULLEST CAPACITY ALLOWED FROM MEMORIAL WEEK-END THROUGH LABOR DAY WEEK-END.  IT IS AT IT'S LOWEST LEVEL FROM NOVEMBER TO MARCH.  THE DRAWDOWN PROCESS IS A GRADUAL ONE. THERE ARE A VARIETY OF WATERFRONTS PROPERTIES, SOME ARE IN COVES WHILE OTHERS ARE CLOSER TO ...

In my opinion our market here is at the bottom.  It reminds me of the market in 1992 when I first got into the real estate business.  We have several foreclosures now in the Copper Cove Subdivision and an abundance of short sales in the Calypso Bay Community.  It is very interesting that the Lake Tulloch Shores Subdivision, (better known as Poker Flat) has had only one short sale and one foreclosure recently. The Sellers who are serious now in selling have dropped their prices accordingly.  All in all there are some excellent buys out there for just about everyone; from first time home buyers to investors.  The market WILL climb back up even though it might take a few years.  There will be money to be made once again. If Sellers are concerned with selling low, it is only a positive that...

About Lake Tulloch    Lake Tulloch is a recreational reservoir located in the Sierra Foothills near the historic town of Copperopolis. The lake, which features 55 miles of beautiful shoreline and was created in 1958, is one of the few lakes in California that allows private waterfront homes and docks. It's convenient location, less than two hours from San Francisco Bay Area, makes it the ideal place for vacation or second homes.   The lake is fed by the Stanislaus River, and which is primarily fed by snow runoff. It's dam is used for power generation which also helps to keep the water clear and fresh. Lake Tulloch consists of four main channels shaped similar to an "X". The channels are fairly protected by the surrounding foothills keeping the winds to a minimum and providing for great ...

When I was about 10 years old, my parents asked me if I wanted to stay in the Lake Tulloch Area forever, and I replied, "I want to watch this place grow". Over the past 22 years, I have watched Copperopolis more than quadruple  in size, yet it has kept it's small town feel. After high school, I moved to Illinois to attend college, but I knew that I would return to Lake Tulloch after graduation. The day after graduation, I was back home in Copperopolis studying to get my real estate license, which I had planned to do all along. I was lucky enough to get April, to come along.I could not think of a better place to raise a family. My two oldest daughters learned to water ski before they were three. Some of the teachers that I had, still teach at Copperopolis Elementary and Bret Harte Union ...
