Contra Costa Mineral and Gem Society's Annual Gem and Mineral Show November 6-7 I have visited this show in the past, it is very well done and interesting.  There are many vendors with rocks, minerals, fossils, precious and semi-precious stones, settings, beads, and equipment. There are also demonstrations.  My daughter loves to visit as well.  The show is open to the public and tickets are just $5 (children under 16 or Scouts in uniform that enter with an adult are free). This is held at the Centre Concord, 5298 Clayton Road (near the intersection of Ygnacio Valley Road), Concord, California. The event is open both Saturday and Sunday from 10am-5pm.   A favorite display is the flourescent room, where they display rocks and minerals under ultra-violet light.  It's quite a sight to see. ...

October 2010 Dear Kirkwood Neighbor, We are almost through the year and what is going on in the real estate market is as much a challenge as ever. Our year so far is more short sales, more modifications (we hope and hear they are kicking in) as the Make Home Affordable Programs are implemented. As of 8-1-2010 any lender that signed up must follow the Home Affordable Foreclosure Alternatives Guidelines. Overall it is streamlining the process in a good way. The result will be fewer foreclosures as the program offers alternatives; loan modification, refinance, deed in lieu of foreclosure and shore sale, all of which minimize your credit risk and some of which have financial incentives to the banks and to you for being part of the program. The most important thing to know is that if you kno...

Scrooge! Every year Calvary Temple Church in Concord California puts on a very high end production of Scrooge.  This is not your normal church Christmas Play, but a finely developed professional level production for the entire family.  Scrooge will certainly help you and the entire family get into the true spirit of Christmas. There is nothing that makes me feel more like Christmas than a good visit to Victorian England and the Charcters of Charles Dickens. There are six showings of Scrooge:  December 10, 11, 12, 17, 18 and 19th.  General Admission Tickets are $12.00, $8.00 for seniors and children 5 to 12.  There are premium seats available for $15.00. with a discount price of $11.00 for seniors and children 5 to 12.  No Children under 5 are admitted.  Calvary Temple in Concord is cent...

This is a big one. If you are involved with the FHA 203k at any level we can generate our own business without allot of effort. Just consistency wins out every time. Be there when they need the information. I can’t count how many times have I asked Realtor Associations how may people come into their offices just to find out after they have wasted about twenty minutes that they don’t have any down payment. Maybe they heard some TV or Radio show that says you can buy property with no money down. I ask them and you the next time that happens set it up with the newest, greenest, agent in the office, the one that knows nothing yet. The good thing about that person is that they don’t have any preconceived notions about buyer. That has to be learned. I then coach that new agent to bring those...

We just had a bit of confusion in the office because the clock on the wall was pointing to 1:30pm, and the computers and iPhones were telling us it was 2:30pm.  We wondered if we had forgotten to "Fall Back", since both of us here are easily confused on occasion.  I figured this was a good time to check out when it is time to fall back.  The correct time is 2am on the first Sunday in November!  So the clock on the wall must have been affected by yesterday's power outtages.  Strange feeling, the day has gone by so quickly.  Remember to "Fall Back" on November 7, 2010! I am not a fan of DST.  I'd prefer that people who like more hours of daylight wake up an hour early and leave the rest of us alone.  Since I'm not the boss of the world, however, I guess I have to comply.  I found an inter...

Concord, Ca, don't forget we have a  year-round Farmer's Market at Todos Santos Plaza! A lot of our local seasonal farmer's markets are going to be closing soon.  We are lucky in Concord to have a year-round farmer's market at Todos Santos Plaza every Tuesday between 10am and 2pm.  It's a great place to shop for your fruits and veggies, as well as bread and treats (there is a booth selling fudge, as well as several other booths with goodies). There are food vendors if you want to have your lunch in the park.  It's a lot of fun, and it's a large market, making it worth your time to pay a visit. Todos Santos Plaza is at Willow Pass & Grant in Concord, California.  Shopping at the farmer's market is a great way to eat healthier, as well as support your local farmers and businesses.  Enjoy!...

It is no secret that I enjoy Benihana's Restaurant particularly the number 1 branch in the USA located in Concord CA. I've been catching shrimp with chop sticks. I stopped in on my way back from Watsonville yesterday. Say my favorite waitress Kim and the guys. Didn't have time for dinner just had the chicken fried rice. Wow it was so good with ginger sauce on it.  I can remember taking my Aunt Wanda there when she would order Scallops. I never cared for them but one time I asked her for just one to taste. It wasn't so bad as I had remembered, The next time I did it again and it was better, and by the third time I was stuck on their Scollop dinner as well. Now my most favorite is the Chateau Briand and Lobster. Wow is that ever tasty.  Shirley & I have friends that have never been to Ben...

That is a no-brainer. There are many loans out there that can help you get a fixer both for owner occupants and for investors. We will look at a few for you, not only the FHA 203k loan program. I think I’ll do this in a three or four part article.  Part 1)    Let’s look first at investor options. You have the opportunity to purchase a fixer, a property that needs repairs thinking you are going to fix it up and make a little money on the side. You likely have another job and this is a part-time effort. BEWARE! You are a small fish in a big pond right now. Finding a deal is not as easy as you may think. No one is giving property away (yet), that may come later, but everyone is trying to make a buck in this market. You need to find that investment. I had a young “first time investor” wal...

Today we celebrated the Food Bank's 35th year in our community!  Volunteers help serve 132,000 people month through direct programs and 180 agencies. The Food Bank provided 12.6 millions pounds of food in the last fiscal year. They provided nutricious food including over 3.5 million pounds of fresh produce last year. They are providing produce to children in more than 60 after school programs through the Farm 2 Kids Program.  The Food Bank could not operate a single day without its volunteers! Today we were honored, entertained and enjoyed a delicious catered lunch.       No One Should Be Hungry! Cathy Lee

I can't write about the 203k loan all the time, well, I probably could but it may make me boring. Ask my wife, I'm anything but boring... lol. My wife is a great cook, and seems to really enjoy getting into the kitchen or around a BBQ grill, she is so versatile too. She can make grandma's meatloaf to the fancy stuff. We have the Benihana ginger sauce down better than restaurants that attempt to copy it.Let's have some fun with that. Shirley and I have been going to the Concord CA Benihana restaurant for over twenty-five years and found it to be a wonderful place and we have created our own fun there on many occasions. Many of you know I'm a ventriloquist and magician as well as a 203k Consultant. Once Shirley took one of my vent figures and dressed him up as a Japanese Samurai and when ...

For those sellers and buyers out there, never lose hope!  The process of a Short Sale weighs on everyone involved in the transaction.  All parties must be committed, responsive, and be blessed with patience!   In this transaction, I represented the buyers.  We thought we were entering a standard BofA Short Sale through their Equator system.  As it progressed, the sellers opted to go through HAFA (Home Affordable Foreclosure Alternative Program) which was just in its infancy!  It was uncharted territory that very few had any experience with!  I spent many hours over at ShortSaleSuperStars.com which was extremely helpful and beneficial.  Although not all transactions will be the same, here's the time line we experienced: April 22:  Seller accepted buyer's offer (WooHoo...multiple offers, ...
