Claremont Real Estate Market Watch - September 3-8 2011      Market Watch       New Listing (8)   Price Change (8)   Back On Market (0)   Backup Offer (2)   Expired (7)   Pending (0)   Sold (5)     Better late than never - here is this week's CLAREMONT MARKET WATCH.  Not bad for a holiday week! Eight new listings means that people are gaining confidence in the CLAREMONT REAL ESTATE MARKET.  And it seemd to me to be picking up as well.  And five have actually made it through the sale process and become a closed sale.  This is also good news, especially because it's hard to close during weeks with a holiday in them. There are also seven expired listings which means that the home did not sell in the time allotted by the seller.  This could also mean that the home did not get approved by th...

HIGHS AND LOWS - CLAREMONT, CA - AUGUST 24, 2011   Okay, so here are the prices in CLAREMONT, CA as of today, August 24, 2011. Single Family Residence Lowest Price        $  159,000 Highest Price       $4,000,000 Average              $   489,000 No. of Listings                 147 Sold this Week                   4   What this means to you: You have more information so you can make an informed decicion on whether CLAREMONT is a good decision for your family and if the prices are within your grasp. The other thing you can take away from this is the saturation rate.  The saturation rate is determined by the amount of sale in a week and the number of listings on the market.  So in this case, there are 147 homes currently listed.  If you divide those by the four sold this week, it means tha...

CLAREMONT REAL ESTATE MARKET WATCH - AUGUST 13-19, 2011 MARKET WATCH New Listing (13)   Price Change (13)   Back On Market (3)   Backup Offer (2)   Expired (1)   Pending (6)   Sold (4)   Okay, so this is another exciting week for real estate in CLAREMONT.  There are 13 new listings and three back on the market.  That's sixteen new homes for the week. As you can see here, more homes are coming into the real estate market than are being sold.  Only four homes completed the sale process with the sixteen homes coming onto the market, properties seem to be moving a little slow in CLAREMONT.   This week six went pending (into escrow) and two went into back up status (an offer was submitted to the bank) for a total of eight that should soon be going into escrow and closing sale.  I say should ...

CLAREMONT HIGH SCHOOL - HOME OF THE THE WOLFPACK   Okay, so everyone is aware that it's back to school time.  Parents filling out those endless amounts of forms, shopping for new clothes (my personal favorite) and meeting up with friends after the summer.  School for CLAREMONT HIGH begins on August 30th... interesting choice.  I always thought school should start AFTER Labor Day, but what do I know?  Some school districts are even starting toward the beginning of August.  To me, that's usually still to hot for students to even think let alone learn. But, anyway, I was trying to find something of value to write about CLAREMONT HIGH and I came across the school calendar online.  This should come in really handy for all parents in the school district - especially when it comes to minimum d...

CLAREMONT REAL ESTATE MARKET WATCH - AUGUST 6-12, 2011    Market Watch       New Listing (3)   Price Change (7)   Back On Market (4)   Backup Offer (3)   Expired (4)   Pending (7)   Sold (6)     Okay, so this week's real estate market watch for CLAREMONT seems to be slowing down a bit.  Maybe people are getting a bit nervous because of the issues with the federal budget and the downgrade in our nation's credit rating.  The financial institutions have been hit as well and I think people are unsure of what will come of all this in the near future.  It makes sense for yet another slow down, if you think about it logically.  (YA, me trying to be logical!) Anyway, there were three new listings on the market.  Still moving along, but really slowly.  Six have sold which means the loans are ge...

CLAREMONT REAL ESTATE MARKET WATCH - JULY 23-29, 2011    Market Watch       New Listing (8)   Price Change (7)   Back On Market (2)   Backup Offer (5)   Expired (2)   Pending (2)   Sold (4)   Okay, I have made a decision.  I know this shocks and surprises you (LOL NOW!) but I actually have.  The HIGHS AND LOWS series that I started will be seperate blogs because there was so much content.  It would be way too long if it was all in the same blog.  So Friday's will be the same REAL ESTATE MARKET WATCH and the beginning of the week will be the HIGHS AND LOWS.   So here we go again, and let's start with the most important thing - THE PRICING!  Yet again, there are many price changes. I can't believe that people are STILL using agents who don't know what they are doing! Seriously, when will...

CLAREMONT REAL ESTATE MARKET WATCH - JULY 16-22, 2011   CLAREMONT REAL ESTATE MARKET WATCH JULY 16-22, 2011       Market Watch New Listing (11)   Price Change (14)   Back On Market (2)   Backup Offer (5)   Expired (2)   Pending (2)   Sold (8)   Okay, so this week in CLAREMONT is moving along pretty well!  There are eleven new listings, so people are still selling and moving.  Maybe one of those eleven will be the house for you! So, let's start with the PRICE CHANGES.  There are a tremendous amount of PRICE CHANGES.  Fourteen is  quite a few for such a short amount of time.  As always, I caution you to make absolutely sure that you use a Realtor who KNOWS how to price right the first time!  Naturally, I do!  LOL  But seriously I know how to do a proper CMA with great comparables to your ...

CLAREMONT REAL ESTATE MARKET WATCH - JULY 9-15, 2011  Market Watch     New Listing (19)   Price Change (9)   Back On Market (4)   Backup Offer (4)   Expired (4)   Pending (13)   Sold (4)   Okay, so I got to thinking, since so many people have been reading my weekly posts on LA VERNE and SAN DIMAS, why not write for another couple of cities.  So I have chosen CLAREMONT, which is the next town over from LA VERNE to add for this week. It seems I have been missing out on some great stats with the CITY OF CLAREMONT. Nineteen new listings, wow, a lot of people azre trying to sell in the city right now!  And with four back on the market, that makes a total of 23 homes added to the existing inventory forCLAREMONT.  But with only four closed sales this week, that makes almost six weeks worth ...

Why wouldn't I try to write a lower than asking price offer? If you've been around longer than the past 6 months, then surely you know that Buyers do have a lot of power right now, especially if they are pre-approved, non-contingent and are making reasonable offers on properties. What if the property has been around just for a few days on the market? Then what do you do? I normally check to find out how much action that property is getting. If it's what I call a "Parade House" (meaning that there are lots of buyers viewing it), then the chances of the seller selling below asking, are minimized. If, however, it's been on for 3 days with no showings, and I know my Buyers like the smell of a "deal" then it's sounding better and better all the time....and after viewing it, if my client lik...

I just received an email notice from the Claremont Museum of Art that it will be closing its doors and vacating the space it has held at the Packing House in Claremont. Unfortunately, in these times of scarce money, donations from the public have not been enough to keep the lights on and pay the bills.  So, all of the permanent exhibit pieces will be put into storage, waiting for a time when funds become available to reopen. The museum will be open for its final two days on December 26 & 27 from 11:00 a.m. till 5:00 p.m.  This could be your last chance to see these works, so I would encourage you to visit the museum for one final look. The board of directors has determined that they would need $213,000 to keep the venue open for another year.  Barring a quick donation from some wealthy ...
