  They’re just straps, how hard can it be? Earthquake strapping of water heaters is required in Sacramento County; it may be required in your county if you are in California. Most building departments have required a building permit for the installation or replacement of water heaters. For those of us who have strapped many water heaters, the idea that a building permit is required seems extreme. How is your Curb Appeal?    I have been driving past the property for years and seeing this roof get worse over time. The sagging roof has got to be the reason why this small commercial building has been on the market for years. Maybe it would make sense to demo the building and just sell / lease the land. I found this the other day - reflections I wrote in 1998 on how the parents banded together at Cambridge Heights Elementary in Citrus Heights, CA, to improve the playgrounds, purchase tech equipment, and even bought a building back in the 1990's.  It's awe inspiring for me to remember these days.   Can you help me with a soft spot that I have?   I got a call from an apartment manager; one of the units had a soft wet spot in the bathroom ceiling near the exhaust fan. I verified that there was moisture in the drywall and that it was discolored. Since it was an upstairs unit I was able to get into the attic crawl space. I knew from experience that there was no plumbing or drain lines in that area. I assumed that since it was near the exhaust fan in the bathroom ceiling, there must have been a leak in the roof boot. After crawling up and looking at the discoloration under the insulation, there was no evidence of a leak at the roof. So where was the water coming from?   I was asked to repair a dumpster enclosure at an apartment community, the garbage truck knocked over the concrete block wall. I got a signed contract right way, and I said I would begin work the next day. I thought that it would be best for all concerned if the area looked normal again. After scheduling the start of the dumpster enclosure repair, I checked the weather and there was a 100% chance of rain. Sure, I could have re-scheduled but where is the challenge in that?
