Even if you've never heard of The Band, you will enjoy this neighborhood in Citrus Heights.  Lots of trees, winding streets and a creek called Cripple Creek. Adults who did not grow up in this area might never notice the creek, but you can bet their kids know it's there. This new listing in Citrus Heights involved a listing presentation competition among Realtors in Sacramento. I don't recall how the seller ended up interviewing several other top producing agents than me, but he did mention that he did not really click with his first agent. Although, he brought up the fact she is a member of the President's Club of the Sacramento Board of Realtors, because she apparently made a big deal out of that, and asked if I held such a title. The reason I don't hold that title is because I have not yet lived in Sacramento for 25 years, but I have the next highest level an agent can achieve: Outstanding Life Member. The interesting story about this listing is I met with the sellers a few months back while they were working on fixing up three homes they had inherited. I talked with them about the types of improvements they should make, offered a few contractors, discussed pricing, and they indicated when they were ready to sell, they would give me the listings.Then, all of a sudden, I noticed one of the homes was listed by a competitor. I didn't contact the sellers, and just wrote it off to the fact they were probably shopping agents only to verify price. A couple of days after closing with the competitor, the sellers called me to say they had indeed made a terrible mistake and wanted to hire me to sell the last two homes.  Sure, I can bid on that!   While working on a large project at an apartment community yesterday, there was a lot of comotion going on just outside the property. Since we were busy doing our jobs we didn't pay much attention to all that was happening. In a short time span the police, fire department, ambulence and tow truck all came and went after a serious crash.I heard that it was a single car accdent details only after being called into the office. It appears that the car drove at 80mph into a concrete block wall. They need an estimate to repair the damage. Sure, I can do that!The injuries were not serious.    06/16/2016

Mysterious soft spot in the kitchen  The new tenants were pleased with there new home but had a question regarding a spot in the kitchen floor. The area had a lot of “give” to it and it didn't feel normal. I was called to look at the problem and help out. There was no signs of moisture in the material and nothing in the unit below that helped answer the question. Since the problem needed to be addressed, I suggested opening the floor to look. My first observation was that there were four layers of vinyl over the sub-flooring. This is not recommended. Removing a small section of vinyl revealed a soft section of sheathing.
