I've got good news and bad news. Every price point/neighborhood can vary of course but if your looking to buy in Chula Vista in the $275-500K range better likely get ready for some competition... That's the bad news, if you're a seller looking to sell your home or condo then you're more likely to get good news. You've picked a great time as the market is hungry for inventory and majority of homes (priced correctly) are receiving multiple offers, sometimes even above list price ,  this applies to Chula Vista zip codes, 91911, 91910, 91913, 91914 & 91915.  Average on market time for those zip codes is 20-23 days (exception of 91913 is seeing 31 days) - average time a property comes on the market then goes pending. This demand has also been driving up home values.      Hopefully demand sta...

If you are still wondering “What’s my house worth” you should check with an experienced realtor. The estimated average value of homes in Chula Vista at the end of 2012 was about $ 323,900, but it is, once again, average price. A house that has 1500sqft is average priced at approximately S250, 000. But you should consider the neighborhood and other factors that will affect the price of your home. BECOME A MARKET INSIDER Get data that is consolidated from multiple sources and includes current listings, recent sales, and more. Understand the difference between "listing prices" (what sellers are asking for) and "sold prices" (what buyers are willing to pay). By comparing these price trends, you'll have a good idea of where the market is heading. The median listing and sold property prices a...

This is a sister post to the "seller's agent" posted yesterday The buyer’s agent is trying to get the best possible price for his client. There seems to be a conflict of interest here that is built into the process. The lower the price, the lower your commission. Oops. In any case the buyer needs to keep their eyes wide open and be active in the process. A buyer’s agent is always on the look out for a ‘deal’ and typically always has clients waiting in the wings for those deals. I received a call one night about 6 pm from my Realtor who had found many properties for me over the years. He said he was at a party and overheard an agent telling about ten units near where I grew up for $209,950 and asked if I wanted them. I said of course yes. He left the party to go talk to the seller. Once ...

Call Lorraine Santirosa at 619-248-5484. http://www.BestChulaVistaHomefinder.com SAN DIEGO MILITARY HOME BUYER SPECIALIST Chula Vista new homes are popular with San Diego VA buyers - Homes in Zipcodes 91913, 91914 and 91915 are seeing an uptick in military home buyers. The low inventory challenge in the San Diego area is causing home buyers to look closely at new home sales. Military home buyers who are tired of waiting or being rejected in multiple offer situations on resale homes are taking advantage of new construction. While mello roos (special tax) and HOA fees are adding to the monthly costs of owning a home in the Chula Vista area, many buyers are comfortable paying the extra to own a home. So what's driving these VA buyers to new home sales? According to Pete, an E5 in the Navy,...
