I absolutely adore a good transaction manager. They can be the life flow of a real estate transaction. But on the other hand, they can absolutely almost be the death of a transaction, too. Do not heed this warning lightly, Transaction Managers Only Work If They ACTUALLY MANAGE The Transaction.  Perhaps I am a bit spoiled because my transaction manager is incredible at ensuring that all necessary documents are disseminated appropriately amongst all parties to a transaction.  While I trust her implicitly, I also continue to have a hands on approach to each transaction. She handles the paperwork but I check in with her regularly to make sure that all is well. Fellow agents know that they can call me about paperwork any time to get a status update. The problem comes when agents take a very h...

Four Reasons Why We Can't Go See The House Just Because You See A SignIt happens all too often. I’m out touring a buyer around the homes that we have scheduled to view. They spot another home with a sign out front. Here it comes...”Ooh can we go see that house?” Now comes the part where I explain why we can’t just walk on up and take a look. While this may be a viable option in other markets around the country, it just is not a good practice in the Inland Empire. Let me share why:1. With over 80% of homes being some type of distressed property, we can not just assume that because we see a lock box it is okay to just take a look. Many times the homes are still occupied and may even require an appointment. I have been to homes that appear vacant on the outside but once inside you can see ...

Four Reasons Why Email and Text Are A Communication DreamEmail, texts, chats, instant messaging, pings....the list goes on and on. Technology abounds. Some are quicker than others to jump on the technology bandwagon. I hear complaints from people who say that they want to speak to live people. They don’t want to receive an email or a text. Here’s why I have learned and come to embrace each of these valuable modes of communication. There are times when an email or a text just won’t do for providing an adequate explanation or for providing the emotional support that may be needed. There’s definitely something warmer about a phone call in comparison with a text or an email. However, do not discount the value of email or text just yet. There are ways to utilize this technology to enhance cust...

What are Special Assessments and Mello-Roos in Chino Hills, CA? Many Chino Hills Home buyers come across something called special assessments and mello roos when they are searching for homes. They get all the way down to narrowing their home search and then discover this strange thing called “special assessments”and “Mello-Roos.” Special assessments are often referred to as Bond Act of 1911. This is the tax money that finances off-site improvements such as streets, lights and sewers.  Additional special assessments may include other governmental agencies that contract with the Auditor to put their special assessments on your tax bills. The telephone numbers for the agencies are listed on your tax bill and you can contact these agencies directly for an explanation of the charges.Mello-Ro...
