Did you know that today was “National Best Friends Day”? Unfortunately, I did not know this valuable nugget of information, so I will have to reach out to my best friends tomorrow. Since they are my best friends, I am sure they will understand. After all they did not call or email me today, so the odds are good they did not know it either. New Developments: Fed Sues Big US Banks over Risky mortgages. Did you hear about it?  According to the Associated Press the Federal Government submitted a number of lawsuits. Quietly under the radar the Government sued 17 financial firms which included many of the largest US Banks. The Lawsuits were filed this past Friday before the long Labor Day weekend, by the Federal Housing Finance Agency which oversees Fannie Mae and Freddie Mac. What is your favorite Marketing Moment? Here is mine in Century City,CA. I had these benches as advertisements at all major intersections. These happen to be on Santa Monica Boulevard in front of 10100 Avenue of the Stars. Near luxury condominiums from a price point of $400,000 to $20,000,000. I had about five of them marking my territory. Attorneys, Asset Managers and anyone who passed by saw them.  I look back fondly at this pictures.    My parents and my in-laws loved it. These were Bench Advertisements in Century City,CA. Did I get business? We have submitted an Offer on this home, why do we not get a response? I have been asked this question by many buyers: We have submitted an Offer on this home, why do we not get a response? I find this question a difficult one to answer, in light of the fact, that we have included a copy of the earnest money check, the proof of funds and it was a reasonable offer taking into consideration the condition of the home. Also it is disappointing, since we took into consideration the active, pending as well as the recently sold homes in the neighborhood. Century City Condominium Market Report for the MOnth of November 2010. The long awaited November Condominium Market Report for Century City, CA is finally here. As some of you know I have and am out of the country as this is being written. I have noticed there was a huge drop from the Active Listings from the Previous Month. I was quite surprised we went from 291 to 249 this has been a downward trend for the past two months. Part of it is cyclical due to the winter sales cycle, fewer sellers place their homes on the market, part of it due to the home that the New Year will bring renewed confidence and sellers are holding off with marketing their homes.  Century City Condominium Market Report for October 2010. I cannot believe how fast the month has started out.  Everyone I talk to is busy, listing presentations, negotiating offers. I suspect now that the elections are over, people are focusing on buying. Now let us look at the numbers for October and see how they compared to September. The Century City Condominiums that were for Sale, Available dropped from 307 from the previous month to 291 Active Listings. The properties that are accepting Backup offers increased from 27 to 31. This is quite an increase, the indication is an increase in buyers prepared to purchase now rather than later. Another closed deal success story through ActiveRain...................... Back in March of this year, I was contacted by fellow ActiveRain member Gretchen Hughes. She had a client that had a condo in Westwood/Century City area that they wanted to short sale. It wasn't easy. The condo was tenant-occupied and I needed to help the tenant find a new place to live while I was mitigating the short sale. There were two lenders on the property. We actually got into escrow and as soon as received the 2nd approval, the buyer was trying to re-negotitate the deal and ended up cancelling escrow. Century City, CA Condominium Market Report June 2010.The month of June is now in the history books, so let us look at how it fared overall. There have been a lot of people looking and cautiously waiting how the Real Estate Market will fare due to the Tax Credit's disappearance. So let us look at the numbers. The Active listings inventory has increased from 277 the previous month to 293. I find this as a positive, because this will keep sellers pricing the properties correctly in order that they could sell their Condominiums and at the same time, this will give more choices to buyers.
