It has been a crazy week I have no idea is it Wednesday or Thursday or Friday? Have you have weeks like that? Los Angeles' second downtown is Century City... most of you who read my blog posts regularly will recall that I have been saying over the past who knows how many years that there are two Downtowns in Los Angeles. One is the real downtown and the other is Century City, which is neighboring to Beverly Hills, West Los Angeles and Brentwood to name a few. So with that said let me share some interesting data:  As you can see there are a great many Renters, this brings up another question: why are there so many renters? If you look at the Sales Prices you will immediately see my point:  In the past three years prices have dramatically increased, and part of it is location and the other part is supply and demand.Another important area to focus on is the Days on Market: As you can see it is incredible for the price point to be such a fast market. Westwood - Century City October 2015 Real Estate Market OverviewIn Westwood - Century City (Los Angeles) there were 44 condominium sales in October 2015, down from 55 in October 2014 and a 17% decrease from the 53 sales closed last month. The average list price for condo sales in October 2015 was $1,833,623 compared to $1,105,186 for October 2014, representing a 66% increase. For the three-month period from August to October 2015, the average list price was 27% higher than the same period of the prior year.   Sadly the animals of Century City, CA have disappeared. As most of you have been reading my blogs know that I loved the idea of having the animal sculptures on Avenue of the Stars in Century City, CA. It generated warmth in a normally cold high rise neighborhood. I have written a couple of blogs how great it would be to keep the sculptures, well the powers to be did keep them a few extra months than what was anticipated. http://actvra.in/42MZ  (September 08,2013) http://actvra.in/42Qd  (September 10,2013)   Sadly a couple of weeks ago I drove by and none of the animals were there. Coto De Hayas Centenaria Granacha: 2011 another Wine Recommendations by Endre Barath   As most of you who read my blog on a regular basis know I love good wines as well as I also love a good value.  This wine happens to meet both of those criteria: it is a fantastic value and a great wine. Thanksgiving is right around the corner please do not forget to add this wine to the table!   The wine is made out of 100% Granacha Grapes which we call here in the United States Grenache. Wildlife in Century City on Avenue of the Stars: Still here! Hope they will become permanent!  As some of you know, I have written a Blog Post about the Wildlife on Avenue of the Stars in Century City, CA in case you missed it here is a link (http://actvra.in/42Qd ) the word on the street was that they will take the Sculptures down at the end of October 2013.       Well I am thrilled to report, that as of November 1st, 2013 the Sculptures were still there! Hope the decision makers had a change of heart. The Wildlife is good for the locals as well as the visitors. Today we spent time after a meeting at one of our favorite outdoor malls in Century City.  In our commercial real estate practice, we have seen this mall sold by one of our clients, and then resold to Westfileld who continued to add value by expanding the footprint.  In addition they have wooed luxury brands to the center such as Louis Vuitton, Tiffany, Brooks Brothers and many others. Why is there a new Wildlife along Avenue of the Stars in Century City? This question has been asked by many, but few know the reason. Around the middle of November 2012 there were 22 animal sculptures place along Avenue of the Stars. These 22 “life-size bronze animal sculptures” were made by Gwynn Merrill. Some were Tigers, deer, panthers, big horn sheep, horses and even an eagle depicted in flight. The question was WHY? The Century City Chamber of Commerce Art Council’s Sculpture committee decided to humanize the glass, concrete, asphalt and steel high-rise neighborhood. Have you Micro Chipped your Pet? Well you should, since Pet theft is on the rise! The American Kennel Club has been tracking pet thefts since 2007 and sadly report that there has been an increase in dog theft last year.  I find this totally outrageous; imagine 32% increase in dog theft last year alone! Although some animals are stolen from the back yards or during a home invasion, turns out most of common animal theft occurs through other means. This is what the police call “opportunistic thieves” or better stated preventable Theft! When going into town leave your dog at home. This is the best advice; if you do not take it, than at least keep a close eye on your pet, do not leave them in your car, nor should you tie them to a pole while you go inside a store shopping bring someone along...
