On my way to an appointment yesterday, a Lyon real estate agent called. She said she and her clients just got out of her car in front of my listing in Carmichael. Before she could say anything else, I said, "Here's what you do: open the doors, get back in the car and drive away. Don't look back. Just go." This home has been in active short contingent status for 76 days. We have a half dozen offers with a few as a back-up offer, within the first week on the market. Hardly a day goes by that I don't get an inquiry on this short sale. I can understand buyers calling because not every real estate website posts the actual status of homes for sale, which can be very frustrating for buyers who are looking online, and most of them are. Zillow doesn't do it. Trulia doesn't do it. But agents have...

Catch the little signs before things get worse.   Don’t wait for the big, expensive water damage to happen when the little signs of water intrusion have started. Water damage can come in many forms, a broken water supply line, frozen pipes, or even a leaking dishwasher. But the water problems that can be the most troublesome are the leaks that happen slowly and gradually get worse. The slow leaks can often times create mold and rot because is has been moist for a very long period of time. These are the moisture areas that are important to find. It may not seem as bad as a violent water burst, but over time, it may be. So how do I know if I have a leak somewhere? Look for signs of water in places that it should not be, however minor it may appear. If you have what looks like a flow of w...

Carmichael Short Sale Approved - 5833 Parkoaks Drive My favorite days are when I get a short sale approval!  Take a look at my newest approved short sale in Carmichael.  5833 Parkoaks Drive is a steal at $175,000!  It has 4 bedrooms, 2 baths, and 1,975 square feet.  The lot is a great size, .19 acres and there is RV access.  It's across the street from a great little neighborhood park with a playground.  It took me just 1 month to get this Carmichael short sale approved with Everhome Mortgage.  As an agent specializing in short sales, I pride myself on quick approval times.  When the seller is ready to move forward, I run with it.  All agents are not short sale agents.  Because the bank is involved, short sales are more intense for the real estate agent.  If you are considering selling ...

This great house in Carmichael closed without much stress at all... Yes it was a short sale! I sold this home to an investor after the short sale was approved by Bank of America. It took about 3 months to get all of the numbers finalized, because there was a mortgage insurance company involved. My clients were able to wait it out and they picked up a great house in great condition! They are going to have instant cash flow from this super clean investment home. In fact, they were able to pick this one up for less than appraised value.  All the inspections came out pretty good considering the age of the house and nothing big came up during the transaction. I have to say this is one of the more relaxing short sale transactions that I have been involved with in 201 as an agent! See just goe...

Carmichael Short Sale Agent Allan Sanchez - What is Short Sale Contingent? One of the first questions I usually get from short sale buyers in Carmichael is “What does short sale contingent mean?” Short sale contingent means that the seller has already accepted an offer on their home but they are still waiting on their lender to approve the short sale.  While waiting for the short sale approval, the MLS listing is labeled “short sale contingent” and will not actually be “pending” until the bank issues an approval letter. Carmichael short sales often offer better deals to buyers than traditional sales.  If you are a Carmichael buyer searching for a new home, look for those marked "Active Short Sale."  These are available short sales and are open to offers.  Here is my newest short sale co...

Short Sale Carmichael - SOLD by Realtor Allan Sanchez Here is my latest sold short sale in Carmichael!  5844 Sharps Circle was a Carmichael short sale with Bank of America.  The buyer scored, getting this 3 bedroom, 2 bath home in good condition for $120,000.  Bank of America is one of my favorite short sale lenders.  They are the largest bank, so I find that they have a well thought out short sale process. However, because Bank of America is so large, short sales can have slow approval times and their process is constantly evolving.  It is best to work with an experienced Carmichael short sale agent who is familiar with Bank of America and their short sale practices.  Most short sales that fail are because of real estate agents who are not familiar with the demands of short sales, how ...

They cut it twice and it's still too short - Photo Fun The cutting of studs for a wall is pretty simple; you measure and then you cut the board. Judging by the markings on the stud, the length was measured. Apparently the length or the cut was done wrong though. I’d like to say that this was the only stud like this in this wall, but all of them were adjusted in a similar fashion.   This isn’t the reason why there is a problem with the wall (a car ran into it), but you have to wonder what else was done incorrectly?

Bank of America Short Sale Agent Carmichael - Approved Short Sale! As a Carmichael short sale agent, I love approval days even more than closing days! Here is my latest Carmichael short sale approval from Bank of America.  5844 Sharps Circle is had a 1st and 2nd loan with Bank of America.  I secured the approval today as well as the $3000 HAFA incentive for my short sale seller.  The buyers are thrilled they are getting this Carmichael home for $120,000 and are aiming to close by the end of the month.  As the largest lender, I have sold over 100 short sales are REOs for Bank of America.  They are not the fastest bank at issuing short sale approvals but they do have a streamlined system and often make changes that help to speed up the process.  Carmichael short sale success mostly falls ...

Carmichael Streng Homes - Real Estate Agent Allan Sanchez As a Carmichael real estate agent and long time Sacramentan, I truly appreciate and admire the simplicity and functionality of Streng homes.  Streng homes, built mostly in Sacramento, Carmichael, and Elk Grove resemble Eichlers and other mid-century modern homes from the late 1950's-1980.  Streng homes have a unique look modern characteristics such as floor-to-ceiling windows, atriums, and flat or minimally pitched roofs.  Here is picture of one of my favorite Carmichael Strengs.  This home is a classic Streng model with a flat roof and atrium.  The color scheme is much like the original paint and the landscaping matches the home's modern appearance. If you're interested in buying a Streng home in Carmichael, Sacramento, or Elk G...

Carmichael Short Sale Agent - Allan Sanchez Take a look at my newest Carmichael short sale!  5833 Parkoaks Drive is a 4 bedroom, 2 bath home with almost 2,000 square feet!  This home has a great Carmichael location, large .19 acre yard, 2 car garage, and RV access.  The roof is newer and adds to the classic curb appeal.  This Carmichael short sale is a great buy at $210,000! Short sales are very different from traditional sales.  Short sales require an approval from the seller's lender.  Only organized and experienced Carmichael short sale agents know what it takes to complete a successful short sale and gain approval from the bank.  If you are considering a Carmichael short sale, the first step is to see if you qualify. Like many people who don't always watch 60 Minutes, I tuned in to catch Andy Rooney's last commentary last night. I don't know what it is about the show. I used to watch 60 Minutes all the time in the '60s and '70s, but then I lost interest. Or maybe life got in the way. It's also on TV too early in Sacramento. I recall telling some of the shady guys I knew in the get-rich-quick seminar business that they probably did NOT want 60 Minutes to show up on their doorstep. Even though I have nothing to hide, I'd be perfectly happy to never open the door to find Morley Safer standing there. That would be a little unnerving. I don't care who you are. Nobody wants Morley Safer at the door. But everybody wants to shake Andy Rooney's hand. And get his autograph. Andy Rooney said just what I expect...

Many times the contractor is the borrower's first line of defense. They bring a contractor to the site and together they decide what is needed to bring this property to the condition they would like to see it. Many times that includes the health and safety issues but not always. As a 203k consultant we like to be the first one on the job so we can develope the "scope of work" that the contractors bid on. This way they all bid the same list. There isn't a week that goes by that I get the contractor's bid, work up my scope  of work, send it to the contractor only to hear... you have allot more items on this than I bid on. Then they start crossing of the additional items only to find out that we have to add those to the bid and it frankly wastes time trying to school each contractor and it...
