When the 203k was first created it was clearly a product for the lower end homes. Not true today. Today we saw a 3900+ SF home in Roseville that neecs updating and an other home that is being upgraded to a 4,000 SF home in Carmichael. It just goes to show you that the 203k has evolved to something you can use in pretty much any neighborhood. The 4,000 SF home may be worth as much as $700,000 once it is completed. The Roseville home has a pool, and merely only needs a roof, though we will do quite a bit more to update it while we are at it.

On my way to an appointment yesterday, a Lyon real estate agent called. She said she and her clients just got out of her car in front of my listing in Carmichael. Before she could say anything else, I said, "Here's what you do: open the doors, get back in the car and drive away. Don't look back. Just go." This home has been in active short contingent status for 76 days. We have a half dozen offers with a few as a back-up offer, within the first week on the market. Hardly a day goes by that I don't get an inquiry on this short sale. This great house in Carmichael closed without much stress at all... Yes it was a short sale! I sold this home to an investor after the short sale was approved by Bank of America. It took about 3 months to get all of the numbers finalized, because there was a mortgage insurance company involved. My clients were able to wait it out and they picked up a great house in great condition! They are going to have instant cash flow from this super clean investment home. In fact, they were able to pick this one up for less than appraised value.  All the inspections came out pretty good considering the age of the house and nothing big came up during the transaction. They cut it twice and it's still too short - Photo Fun The cutting of studs for a wall is pretty simple; you measure and then you cut the board. Judging by the markings on the stud, the length was measured. Apparently the length or the cut was done wrong though. I’d like to say that this was the only stud like this in this wall, but all of them were adjusted in a similar fashion.   This isn’t the reason why there is a problem with the wall (a car ran into it), but you have to wonder what else was done incorrectly?

Like many people who don't always watch 60 Minutes, I tuned in to catch Andy Rooney's last commentary last night. I don't know what it is about the show. I used to watch 60 Minutes all the time in the '60s and '70s, but then I lost interest. Or maybe life got in the way. It's also on TV too early in Sacramento. I recall telling some of the shady guys I knew in the get-rich-quick seminar business that they probably did NOT want 60 Minutes to show up on their doorstep. Even though I have nothing to hide, I'd be perfectly happy to never open the door to find Morley Safer standing there. That would be a little unnerving. I don't care who you are. Nobody wants Morley Safer at the door. But everybody wants to shake Andy Rooney's hand. And get his autograph. Andy Rooney said just what I expect...
