An agent called Sunday afternoon to complain that a seller told him it was OK to show a home. This is a short sale in Carmichael. It is listed in MLS as an active short contingent. My seller recently moved, and the buyer's agent has been watering the lawn in the back because there is no automatic sprinkler. (Water is rationed this time of year in Sacramento as we're in our dry season with hot weather.) Far as I'm concerned, watering a lawn is going above and beyond the call of duty for this buyer's agent. That's a job for the seller, and it's the seller's responsibility to maintain the lawn during escrow. You think you’ll try the self check out lane because you’re kind of in a hurry and with only a couple of items, it seems like the right thing to do. First, the scanner doesn’t read your bananas so you have to punch the numbers in manually, but because the code on the sticker is so small, you have to first get your reading glasses out so you can see it. The vodka you’re getting requires store authorization, so you’re waiting for the 16-year old bagger who’s talking to the 18-year old bagger, wondering if she likes him. When the 203k was first created it was clearly a product for the lower end homes. Not true today. Today we saw a 3900+ SF home in Roseville that neecs updating and an other home that is being upgraded to a 4,000 SF home in Carmichael. It just goes to show you that the 203k has evolved to something you can use in pretty much any neighborhood. The 4,000 SF home may be worth as much as $700,000 once it is completed. The Roseville home has a pool, and merely only needs a roof, though we will do quite a bit more to update it while we are at it. 05/21/2012

On my way to an appointment yesterday, a Lyon real estate agent called. She said she and her clients just got out of her car in front of my listing in Carmichael. Before she could say anything else, I said, "Here's what you do: open the doors, get back in the car and drive away. Don't look back. Just go." This home has been in active short contingent status for 76 days. We have a half dozen offers with a few as a back-up offer, within the first week on the market. Hardly a day goes by that I don't get an inquiry on this short sale. I can understand buyers calling because not every real estate website posts the actual status of homes for sale, which can be very frustrating for buyers who are looking online, and most of them are. This great house in Carmichael closed without much stress at all... Yes it was a short sale! I sold this home to an investor after the short sale was approved by Bank of America. It took about 3 months to get all of the numbers finalized, because there was a mortgage insurance company involved. My clients were able to wait it out and they picked up a great house in great condition! They are going to have instant cash flow from this super clean investment home. In fact, they were able to pick this one up for less than appraised value.  All the inspections came out pretty good considering the age of the house and nothing big came up during the transaction. They cut it twice and it's still too short - Photo Fun The cutting of studs for a wall is pretty simple; you measure and then you cut the board. Judging by the markings on the stud, the length was measured. Apparently the length or the cut was done wrong though. I’d like to say that this was the only stud like this in this wall, but all of them were adjusted in a similar fashion.   This isn’t the reason why there is a problem with the wall (a car ran into it), but you have to wonder what else was done incorrectly? 12/22/2011

Bank of America Short Sale Agent Carmichael - Approved Short Sale! As a Carmichael short sale agent, I love approval days even more than closing days!
