  Is That a Water Heater in Your Bedroom Closet?   I got an opportunity to look at a vacant apartment unit in the Carmichael, CA area today. Though I went to look at the exterior siding that was rotted, I got a chance to view to inside that had been altered a bit in the past. The original two bedroom unit was transformed into a three bedroom by grabbing a bedroom from the adjoining unit; the remainder of that unit was converted into an office. To get to this extra bedroom you have to walk through a closet with the back wall removed. So the only access to the bedroom is through another bedroom; good way to find out when your kids get home I guess.   How Does Your Maintenance Shop Look? I had to do some things over at an apartment complex in Carmichael, CA. I had to get to the boiler to shut down the water for a repair, and was told that the boiler room was in the back of the maintenance shop. No problem, I got a key and headed for the shop. The property recently got rid of their maintenance guy because he wasn’t very good. It looks like he wasn’t very organized either. I made it to the boiler room unharmed.

I'm such a sucker for a short sale happy ending. It's what makes doing my job worthwhile. I love calling my sellers toward the end of the day to tell them their short sale has closed. I get notices in the morning from title to let me know, for example, that a loan has funded. Once a loan has funded, barring unforeseen circumstances, that short sale is going to close escrow. We just closed a Carmichael short sale that had been a long emotional road for sellers. An agent called Sunday afternoon to complain that a seller told him it was OK to show a home. This is a short sale in Carmichael. It is listed in MLS as an active short contingent. My seller recently moved, and the buyer's agent has been watering the lawn in the back because there is no automatic sprinkler. (Water is rationed this time of year in Sacramento as we're in our dry season with hot weather.) Far as I'm concerned, watering a lawn is going above and beyond the call of duty for this buyer's agent. That's a job for the seller, and it's the seller's responsibility to maintain the lawn during escrow. When the 203k was first created it was clearly a product for the lower end homes. Not true today. Today we saw a 3900+ SF home in Roseville that neecs updating and an other home that is being upgraded to a 4,000 SF home in Carmichael. It just goes to show you that the 203k has evolved to something you can use in pretty much any neighborhood. The 4,000 SF home may be worth as much as $700,000 once it is completed. The Roseville home has a pool, and merely only needs a roof, though we will do quite a bit more to update it while we are at it.
