My partner in crime and I are going out to Waterboy to celebrate our endurance over closing this Sacramento short sale in Carmichael, which lasted for more than 2 years. You get to know people fairly well when you're working with them over a two-year period. With the bulk of my real estate sales in Sacramento, I meet the sellers, offer staging ideas, shoot professional photos, pick a price, suggest the buyers pound sand when they try to renegotiate and successfully close the transaction, all within a few months. These are not long relationships. In fact, with some, especially the escrows that close within 3 weeks and it's over, I'm archiving the file with sadness, hey, we just started to get to know each other and now you're gone.     Can you give us a bid on replacing our retaining wall?     I was just at a property recently that had a retaining wall that was falling apart in front of where I was parked. I didn’t say anything about it at the time because I was there to look at something else. It was pretty easy to see that the retaining wall in Carmichael needed help, I’m glad they called for an estimate to replace it.   Looking for a contractor to replace a retaining wall in Sacramento?

  I'm pretty sure they have pets, a cat is my guess.       While looking at the front door of this apartment, the door needed to be replaced, I saw that there was something wrong with the weatherstripping. The weatherstripping was not the reason why I was there in this Carmichael apartment, but it is important. The resident claimed to not have any pets, it sure looks like a cat has been scratching at the door recently.

    Apartment Cabinets Install in Carmichael, CA     Cabinets get worn down and shabby after a while, and one day they will need to be replaced. This is true in rental property where the use can be a bit more extreme. We had the opportunity to replace one of those sets of cabinets yesterday. The unit was occupied, but we managed to get them installed the same day.

As I write this morning about selling a white elephant, I am reminded of a home in Carmichael, California, which was next door to a home I sold a few years ago. That home stood out like a sore thumb among the other more modest homes on that street. The owners had expanded and added on within an inch of its life for the size of that lot, really pushed the boundaries and probably required a variance. On top of that, it had a tall fence around it, topped by glittery gold ornaments attached to marble-looking columns. Pretty tacky looking. But I'm sure the owner thought it was beautiful.   A bad repair will only make others wonder what is behind it.     As a general contractor in Sacramento, I get the opportunity to see a lot of water and dry rot damages in the Sacramento region. I have seen rotted wood in various stages of severity. Water damage in the early stage may be very common, but the badly damaged wood is usually what I get called to repair.   Quite often the area of leaking has been patched by someone in the past. Some are good patches and some are just downright silly. The patch can often be a sign of the repair, or lack of, that was done. What does a typical 203k project look like? Here are a few that we saw in the past year...   SFR south of San Jose. Needed a new roof, heating system was well beyond it's useful life. Vegitation growing all over the home... clinging vines, dated kitchen and bathrooms. Seller ignored repairs for years thus a lower than typical sales price would be in order.   Yes, The Cabinet Looks Nice But What Happened To The Hose Bib?   I was asked to give an estimate on remodeling a laundry room in an apartment community in Carmichael, CA, but I didn’t get the job. I don’t always hear why that happens but my guess is they got a better price. It’s not a fair practice but many times a client will get the lowest bid then “shop it around”; that is, show the estimate with the price and look for someone to beat it. If I find out about someone doing this, I won’t bid for them again. There’s a reason for this but that’s another post festering inside me.  The result of going with the lowest price is often a reduction in quality and some poor choices.   Electrical Accidents Can Happen When You Least Expect It.   An apartment community was going to have an important HUD inspection for Section 8 housing, and had an electrical concern. A few years ago, an electrical contractor ran a surface mounded conduit on the ceiling from the dining room, through the kitchen, and to the panel. Beside the fact that it looked ugly, HUD will not approve the unit. So I was asked to make some changes so that it would pass the inspection. This included pulling the wires through the ceiling rather than on the surface. I needed to drill a hole above the panel in an area that I thought would be safe, I was wrong. I don't know any REALTORS who really like participating in a listing presentation and trying to win that listing for, say, a Carmichael pool home, for example. It's a little disasteful because often a REALTOR® is judged on criteria based on ignorance. However, if a seller doesn't have a referral to a Carmichael REALTOR®, then a seller might have no choice but to interview Carmichael REALTORS® and try to find the REALTOR® best suited for the job. The problem is sellers don't always choose the best REALTOR®.   Does Your Sacramento Rental Property Need A Contractor?   When a contractor is asked to come into an apartment after a tenant moves out, it usually means that they are extensive damages done to the property that needs to be repaired. In Sacramento today, I got a chance to take a peek into one of these units after the tenant skipped out during the night. The property had some serious repair needs, holes in the walls, doors and cabinets, broken fixtures, and damaged flooring just for starters.
