Carmichael, CA Real Estate News

It has been my experience that the most popular size of home selling right now in Carmichael, California is between 1500 and 2100 square feet.  With that in mind, I prepared some graphs depicting the market in that size range, covering the period between September 2008 and November 2009. The first graph tells the story of the inventory in Carmichael, showing the number of homes for sale each month, the number of homes sold (escrow closed), and the number of homes pended (in escrow).  You can see that while September through November 2008 the number of homes sold was a very small number compared to the amount of listed inventory, those figures are changing, and for the last couple of months, inventory is way down and sales are up.  This shows a market that is stabilizing. The second grap...

If you're thinking of living in Carmichael, California, have I got some good news for you; it's awesome! Of course, I am a little bit partial since I have lived here for so many years, but the pleasures of living in Carmichael are many. Some of the great feautures about Carmichael include our wonderful brand new Library, Ancil Hoffman Park, with its 85-acres of nature study and horseback riding trails (bike trails too!), and the Effi Yeaw Nature Center. The Ancil Hoffman Golf Course is glorious, as are the Jenson Botanical Gardens. Besides the great river access, we have excellent shopping, dining, California Family Health and Fitness, and Carmichael is home to the San Juan School District, ranked as one of the top school districts in the country! Here is a selection of Carmichael links ...

Why would anyone who likes to golf not want to buy Carmichael real estate? Okay, so I can see if want to live, say, in Pebble Beach, but c’mon, if you want to be near lots of great golf courses, the river, shopping and, hey, only 20 minutes from Down Town Sacramento, Carmichael is the place to be.   So while there are a lot of great golf courses around Sacramento, my favorite one is in Carmichael: Ancil Hoffman. Ancil Hoffman is a large lovely course, with turkeys, geese and the occasional doe, roaming around like they owned the place. While I’m still not brave enough to take on the full 18 holes, I love to go to Ancil Hoffman driving range and work on my drive.     This morning, my 18 year old son showed me up like I couldn’t believe. Here he hits the ball and it just kind of makes tha...

I have been very successful in renting out single family homes in the Carmichael area this month--typical vacancy time has been 3-4 weeks which is good in this economy but about average for this time of year.  Rents are ranging from $1250 to $1500 for 3 bed homes (the latter is for larger homes with well manicured lots, upgraded, etc).  Applicant response is very good in comparison to some other communities.  James Safonov jsafonov@homepointe.com www.homepointe.com

Because I think that the glass is more full then it is empty, I’ve been challenged to remain positive as I see so many Sacramento residents losing their homes. Sacramento has more short sales and foreclosures then ever before in its history. The reason I started my recent Sacramento-based radio show was and is to shed some sunshine on Sacramento residents through upbeat ideas, interviews and outlooks, so it wouldn’t be very good of me to not at least try and find a positive seed in the Sacramento housing market. First off, let me say that my heart and prayers go out to those who have lost their homes (or jobs). I can’t even imagine, nor do I want to, but this is very real for more people than we like to think. In trying to find a nugget of gold, I think of the newlywed couple who I coul...

After so many years of research, study, teaching and counseling in things very much related to how our powerful minds play such a fundamental role in our daily performances, I've got a bone to pick. Hence, I thought I would write this post (the accompanying video below) to air my grievances for all to see. I'm being general here, but essentially there seems to be two schools of thought when it comes to today's topic.   School One: "Hog wash." "Yeah, right." "You heathen!" (yes, I really did have a Los Angeles broker say that to me when he read a review copy of my new book)   School Two: "Coooooool! I can just sit and meditate on buyers dropping into my lap from the universal powers that be." "Hey, I just visualized a million bucks in the bank, you want fries with that?" So what I'm sayi...

You Want Me to Make a Poster?   In the movie, "The Secret," my friend and mentor, John Assaraf talked about vision boards, and how they almost magically changed his life. And then on today's radio show, Chris Shouse, asked if my guest used a vision board. All that said, I think the start of a new year would be an ideal time to teach everyone how to use this powerful technique to increase your income and improve your life...also, read on for a free gift, good for the next 5 days only. A vision board is basically a poster board (I know one woman who created an 8-foot vision board, but that's another story) with pictures pasted on it. These pictures should be things you want to bring into your life. My guest today, Don Stately, shared with us the fact that he has a "Be" "Do" and "Have" vis...

My guest on tomorrow's show is quite an amazing guy. Co-author of The Power of Mentorship, with such greats Zig Ziglar, Bob Proctor and more, Don Staley is a force to be reckoned with. Don formerly worked with Jim Rohn and Tom Hopkins and has presented in front of enormous audiences with a sincere committement to empowering people. Tomorrow we will discuss passion, the best way to deal with fear, and getting committed to an exercise program in 2009. Don is a health coach and has a remarkable story that he'll share with us tomorrow.   Remember, even if you can't tune in live, you can always hear the recording later on....subscribe to the show and you'll receive email reminders for all future shows too.     Thanks!Tamara Dorris aka "The Real Estate Therapist"

Whether you're one of those agents who has told me 2008 was your best year yet, or one of the many others who almost got a job at Starbucks, I've got a little Feng Shui Fun for you. Since way back when (and I'm talking ancient times) nearly all cultures practiced some kind of clearing ceremonies, based on their own cultural beliefs, and what they cleared for could be anything from evil spirits to just plain old bad luck. And, of course, part of the process is in attracting good energy and good luck. Now some of you may think of short-sale banks as evil spirits, while others may just want to attract more clients in 2009. Either way, whattya got to lose? This is a blog I did awhile back about stagnant energy and foreclosures: http://activerain.com/blogsview/820974/Short-Sales-Foreclosures...

Confidence is a slippery topic in my mind On yesterday's show Taylor Sherman, the hypnotist and I talked about it some and how important it is to your business. But I am curious to hear from some of my readers how they rate their confidence level, and even more personal, when they feel most vulnerable   I'll Show You Mine if You Show Me Yours.....   Let me give you two examples. When I used to go on listing interviews I would be a nervous wreck if it was a lead I generated from marketing or cold calling, however, whenever someone called me, because I'd helped a friend of theirs and the friend so highly recommended me, my confidence soared. Current example, while I love the heck out of my radio show, I'm the one doing the interviewing...it's a free show, a real estate community service i...

My husband asked me if I saw the sign. I hadn't. Now it doesn't surprise me that houses go into foreclosure...I have shown five dozen of them in Carmichael over the past several months, but it did surprise me when the only one on my street just posted a sign today announcing a public auction. Really? I guess my surprise is mostly because in this little, warm Carmichael community, all the houses are owner-occupied and some of the folks on my street have been here many years. Scratch that. ALL of the folks on my street, with rare exception, have been here many years. I've only owned this house 15 years, but most everyone else, double that. Wow. Anyway, it was a big deal that we had a foreclosure. And, I even have shown it twice to people who found it on a website (a bank owned sign never ...

With the New Year upon us I notice lots of people eager for a fresh start. Organized offices, new attitudes, a brand new beginning to counter that not-so-great year many of us experienced. If that's you, or even if it's not, here's the most powerful secret I can share with anyone--- in other words, it's universally true and oh so important to achieving any goals you might hold in your heart for the New Year. But first, a bit of background. In my 20 years of training in therapy and success coaching and my 20 years in real estate (and no, that doesn't equal 40 years; I pursued both at the same time), I think I've finally figured out what holds most people back. It's the I'll-be-happy-when syndrome. I'll be happy when I have more money, when I have more clients, when the kids behave, when ...

Having sold plenty of Carmichael and surrounding area foreclosures over recent months, I'm seeing some interesting progressions.First of all, the banks seem to be getting a little bit easier to work with. Let's face it, banks don't want to be in the property management business. The longer they have to hold on to a property, the more money they lose. So this aspect is getting better. What's sill a bit on the bad side is that some banks (many) are not in California. I just closed a deal with a bank in Texas and another one in Arizona. Remote signings and different paperwork can make this time-consuming and frustrating at best. This is why it's so important you work with an agent who understands the details and knows how to get things done! What I'm noticing this week is that virtually al...
