Single family homes, duplexes and condos in Carmichael are finding quality tenants in the month of January.  Rents are slightly improving as inventories have dipped a bit.  Three bed room homes of standard quality are attaining rents between $1300 and $1500.00 consistently.  2 bed condos and duplexes are doing well also--rents range from $1000 to $1200.00.  As always, know your market and price the property properly.  For some crazy reason this year, I've been slow on the uptake for putting up my holiday decorations.  I've been in "Simplify" and "Less is more" mode all month!However, this evening while I was gallivanting about on a couple errands, I came across this house on Lisa Marie Way in Carmichael. The homeowners are obviously CRAZY about Christmas!If anything was going to make me feel like a slacker this holiday season, this abundantly decorated house certainly did the job!Note the faces on the angels, choir and the various characters.  Each one is different - no two are alike!

It has been my experience that the most popular size of home selling right now in Carmichael, California is between 1500 and 2100 square feet.  With that in mind, I prepared some graphs depicting the market in that size range, covering the period between September 2008 and November 2009. The first graph tells the story of the inventory in Carmichael, showing the number of homes for sale each month, the number of homes sold (escrow closed), and the number of homes pended (in escrow).  You can see that while September through November 2008 the number of homes sold was a very small number compared to the amount of listed inventory, those figures are changing, and for the last couple of months, inventory is way down and sales are up.  This shows a market that is stabilizing. Of course, I am a little bit partial since I have lived here for so many years, but the pleasures of living in Carmichael are many.Some of the great feautures about Carmichael include our wonderful brand new Library, Ancil Hoffman Park, with its 85-acres of nature study and horseback riding trails (bike trails too!), and the Effi Yeaw Nature Center. The Ancil Hoffman Golf Course is glorious, as are the Jenson Botanical Gardens. Besides the great river access, we have excellent shopping, dining, California Family Health and Fitness, and Carmichael is home to the San Juan School District, ranked as one of the top school districts in the country! Why would anyone who likes to golf not want to buy Carmichael real estate? Okay, so I can see if want to live, say, in Pebble Beach, but c’mon, if you want to be near lots of great golf courses, the river, shopping and, hey, only 20 minutes from Down Town Sacramento, Carmichael is the place to be.   So while there are a lot of great golf courses around Sacramento, my favorite one is in Carmichael: Ancil Hoffman. Ancil Hoffman is a large lovely course, with turkeys, geese and the occasional doe, roaming around like they owned the place. I have been very successful in renting out single family homes in the Carmichael area this month--typical vacancy time has been 3-4 weeks which is good in this economy but about average for this time of year.  Rents are ranging from $1250 to $1500 for 3 bed homes (the latter is for larger homes with well manicured lots, upgraded, etc).  Applicant response is very good in comparison to some other communities.  James Safonov jsafonov@homepointe.com www.homepointe.com

Because I think that the glass is more full then it is empty, I’ve been challenged to remain positive as I see so many Sacramento residents losing their homes. Sacramento has more short sales and foreclosures then ever before in its history. The reason I started my recent Sacramento-based radio show was and is to shed some sunshine on Sacramento residents through upbeat ideas, interviews and outlooks, so it wouldn’t be very good of me to not at least try and find a positive seed in the Sacramento housing market. My husband asked me if I saw the sign. I hadn't. Now it doesn't surprise me that houses go into foreclosure...I have shown five dozen of them in Carmichael over the past several months, but it did surprise me when the only one on my street just posted a sign today announcing a public auction. Really? I guess my surprise is mostly because in this little, warm Carmichael community, all the houses are owner-occupied and some of the folks on my street have been here many years. Scratch that. ALL of the folks on my street, with rare exception, have been here many years. I've only owned this house 15 years, but most everyone else, double that. Wow.
