Mortgage Loan Modification Re-Defaults Expected To Be 60-75%!Submitted by Tim Harris on June 18, 2010  Are loan mods the solution….well, no.Not if you consider the fact that its widely believed that up to 75% of all loan mods will re-default.Agents who are speaking with potential short sale sellers, what is one of the top reasons sellers give for not listing their home?“We want to try a loan modification”Share this article with your howeowners. Let them know that statistically very few mortgage loan modifications actually work beyond the initial period. What homeowners don’t understand is that they will often be required to forfeit many ‘rights’ they may have. For example, we have seen loan modifications that literally make it so if the homeowner misses (or is late)  on ONE payment durin...

A couple days ago when I was kickin' it in the Greater Sacramento community of Carmichael, I was hungry and ready for lunch, after visiting the Effie Yeaw Nature Center, which I blogged about yesterday.Fortunately, Carmichael has a great Indian restaurant near the Nature Center, at the corner of Fair Oaks Boulevard and Marconi.  Sher-E-Punjab has been recognized on TV Station KCRA 3's A-List of Sacramento Restaurants here in the Greater Sacramento area. The restaurant offers authentic Indian cuisine, and a wonderful lunch buffet, with numerous great tasting curry dishes and Tandoori chicken at an affordable price.   Evening dinner is also especially nice.If you are ever in the area, I highly recommend giving them a visit.  Friendly staff!LOCATION:Sher-E-Punjab6400 Fair Oaks BoulevardCarm...

(Slide Show contains 11 images)There is an area of the American River Parkway, which I have neglected to share with you.  Shame on me!  Sacramento County's community of Carmichael offers excellent recreational resources and opportunities to capture the interest of residents throughout the Greater Sacramento Area. The American River Parkway, with paved bike trails is an amazing 33-mile ride, which hugs the river from Old Sacramento to Folsom Lake.  There are regional and community parks and attractions, which cradle the Parkway and bike trails along the way.Adjacent to Carmichael's Ancil Hoffman Park - along the north side of the American River Parkway, is the Effie Yeaw Nature Center and Trails.  The area consists of 77 acres.  In addition to the museum, the center provides self-guided ...

Staring at Sacramento housing stats this morning. I looked down at my little mini-Schnauzer and said, “This aint Kansas, Toto.” (but in full-disclosure, her name is “Missy). That’s when it dawned on me that our real estate market really is a lot like being lost on the Wizard of Oz. Toto (aka Missy) When the big Kansas tornado hit (read: real estate bubble burst), Dorthy (read: home-owners), suddenly found herself lost. She knew she wanted to keep her home, but the Wicked Witch of the West (read: big bad banks) proved that even if she followed the yellow-brick road, she was still getting screwed. Now, enter some of those flying monkeys (read: loan mod fraud creeps), and poor Dorthy is pretty much outta luck. Unfortunately, one of the bad Munchkins told Dorthy that for a mere $3,000 she c...

Bending Over Backward for my Clients!   So it occurs to me this morning, while deep in a back-bend pose (yes, that’s me) how much of a correlation there is between being a good real estate agent and a good yogi (not as in Yogi Bear, but as in I do yoga). Flexibility–it would be impossible to be an effective agent, especially in this market, without being flexible. In yoga, we have to learn to bend in all sorts of way, stretching into areas that are often uncomfortable. It’s the same way in real estate. For instance, I remember when I wouldn’t touch a short sale. I wouldn’t show them and wouldn’t list them. My attitude was inflexible because I knew, just like when doing the splits, the change would be challenging. However, once I began to learn the ins and outs of short sales and became...

I know times are tough and people are stressed, busy, broke and in some cases, in big financial trouble. We’ve all taken a hit in this economy, and my family sure hasn’t been immune to it. But I say, in times of trouble, we’ve got to worked harder, better, smarter and be of greater service, because there are always those we can help. In my real estate class I tell students about the National Association of Realtors’ survey that says the number one reason homeowners across the country (and of course, that includes Sacramento home sellers) said they were dissatisfied with their real estate agents was because….(drum role, please)…lack of communication on the agent’s part. Now having been someone who’s had agents not return my call, I know how frustrated I get. Don’t get me wrong…I know som...
