Lots of talk, lots of hype about B of A's announcement to put a stop to foreclosures. Not only in judicial states but also non-judicial states. Since I sell houses in Sacramento, and California is a non-judicial state (meaning at one point BofA was not going to include it because in this state, a court-procedure is not needed in order for a lender to foreclose) The seemingly "good" news would be this: my Sacramento home owners who are facing foreclosure have a chance to catch their breath. My Sacramento short sellers, have time for me to sell their homes, and let's face it, ALL home owners everywhere have a chance to list and sell their home and not worry (right this second) about facing foreclosure. While I live two blocks from the line that divides the Arden Arcade Area from Carmichael, I do have family members, friends and a multitude of clients who DO live in the Arden Arcade Area and WILL be affected by the possible changes coming on.   Actually, as with all things, change is inevitable. The question is, what kind of change will transpire and how will it affect the tri-zip code residents of the Arden Arcade Area? As I leave my house each day, I can’t help but notice the numerous yard and street signs that either oppose or support Measure D. According to Tim and Julie Harris of Harris Real Estate University  Then read the bottom for Tamara's Take on Sac Town:   " U.S. home prices dropped 3.3 percent in July from a year earlier, the eighth consecutive decline, as foreclosed properties flooded the market. Prices fell 0.5 percent from June, the Federal Housing Finance Agency in Washington said in a report today. Economists had projected prices to fall 0.2 percent from the previous month, based on the average of 15 estimates in a Bloomberg survey. The agency revised the previously reported May-to-June decline to 1.2 percent from 0.3 percent. Foreclosures are boosting the supply of available properties and reducing prices, even as mortgage rates tumble to record lows. The time it would take to clear the market of homes for sale...

Breaking Short Sale News: H.R. 6133 Will Force Lenders To Take Action On Short Sales Faster Here is the latest…more info on this new proposed legislation coming… This is breaking news from REO Insider…and great news at that…It appears that we will see some greater support in the form of actual Short Sale Laws from our government…Limiting the time a bank can respond to a short sale request from it’s borrowers… Rep. Robert Andrews (D-NJ) and Rep. This weekend a very nice couple is moving into one of my listings in Carmichael California as "home managers."  They have put the utilities in their names, their responsibility is to keep the home and yard showing-ready, and I no longer have to worry about protecting the home against vandalism or going over to water the lawn, sweep the patio or try to get the lawns mowed and windows washed! The home managers will stage the home with their own pre-approved furniture, and they must leave the home for showings with no more than 1/2 hour notice (instead of the 24 hour notice that true renters require).  They will leave for three hours for open houses.
