While I live two blocks from the line that divides the Arden Arcade Area from Carmichael, I do have family members, friends and a multitude of clients who DO live in the Arden Arcade Area and WILL be affected by the possible changes coming on.   Actually, as with all things, change is inevitable. The question is, what kind of change will transpire and how will it affect the tri-zip code residents of the Arden Arcade Area? As I leave my house each day, I can’t help but notice the numerous yard and street signs that either oppose or support Measure D. This is the Measure which will determine whether Arden Arcade becomes its own city. The November ballot is just around the corner, and with so many other issues to be concerned with, this seems to me to be a big one for those who will feel i...

From the industry-expert blog of Tim and Julie Harris entitled: 2011-2014 Housing Predictions | New Housing Bubble Forming? The housing bottom many see in 2014 will not usher in a new boom; rather, it will merely mark the transition to a decade (or more) of stagnation. Take a wild stab at when housing will bottom, and you can find an analyst’s opinion to support your guess: one respected housing expert sees a bottom in six months, while equally experienced observers see a bottom in 2013, followed by a decade of slow improvement. If history echoes, as it tends to do, then the last mini-bubble, bust and aftermath offers us an instructional model of how housing bubbles play out.   Why is this so? For two reasons: human psychology reliably swings between euphoria and caution in the marketpl...

My silly, soon-to-be actress daughter likes to make fun of Mom (me) and always teases me about my social media practices. She sent me this video and I honestly couldn't stop laughing, so I thought I would share it here.

According to Tim and Julie Harris of Harris Real Estate University  Then read the bottom for Tamara's Take on Sac Town:   " U.S. home prices dropped 3.3 percent in July from a year earlier, the eighth consecutive decline, as foreclosed properties flooded the market. Prices fell 0.5 percent from June, the Federal Housing Finance Agency in Washington said in a report today. Economists had projected prices to fall 0.2 percent from the previous month, based on the average of 15 estimates in a Bloomberg survey. The agency revised the previously reported May-to-June decline to 1.2 percent from 0.3 percent. Foreclosures are boosting the supply of available properties and reducing prices, even as mortgage rates tumble to record lows. The time it would take to clear the market of homes for sale...

Breaking Short Sale News: H.R. 6133 Will Force Lenders To Take Action On Short Sales Faster Here is the latest…more info on this new proposed legislation coming… This is breaking news from REO Insider…and great news at that…It appears that we will see some greater support in the form of actual Short Sale Laws from our government…Limiting the time a bank can respond to a short sale request from it’s borrowers… Rep. Robert Andrews (D-NJ) and Rep. Tom Rooney (R-FL) have introduced a bill in the house H.R. 6133 – Prompt Decision for Qualification of Short Sale Act of 2010; that would force lenders to make a yes or no decision on a short sale within 45 days of the short sale request. This could be huge in facilitating short sales. There appears to be widespread support for the bipartisan pro...

Here's a recent article published by CNN about the housing comeback...I knew prices would start creeping up...so now is the time to buy!     By Les Christie, Staff writerSeptember 15, 2010: 5:43 AM ET NEW YORK (CNNMoney.com) -- The national housing market is shrouded in uncertainty. But in California, there are glimmers of stability. Home prices are rising in virtually every corner of the state. They've climbed for nine consecutive months, and in July posted a 10.4% gain year-over-year. That puts the state's median price at $315,000 -- nearly twice the national median of $183,000. And the news is even better in coastal cities. San Francisco posted the biggest gain of any U.S. metro over the past year, rising 14.3%. The median price there is now more than $607,000. Meanwhile, San Diego h...

While I’ve got an absolutely FREE BOOK on short sales, I thought, for those folks who don’t want to read the whole thing, I would write a post that lays out the basic process so they can be prepared. Please note, this is for primary residences..things are different for investment properties, which I will explain in a different post. So who can short sale their home? Anyone. It used to be that you had to have a bonafide “hardship,” but as the economic crunch has worsened, just the fact that the value of your property had declined so dramatically tends to be reason enough. You will still need to fill out a hardship letter, which your agent can instruct you on. Should I do a loan modification (or, what if I’m currently trying to)? When all the talk of loan modifications first started, I th...

This weekend a very nice couple is moving into one of my listings in Carmichael California as "home managers."  They have put the utilities in their names, their responsibility is to keep the home and yard showing-ready, and I no longer have to worry about protecting the home against vandalism or going over to water the lawn, sweep the patio or try to get the lawns mowed and windows washed! The home managers will stage the home with their own pre-approved furniture, and they must leave the home for showings with no more than 1/2 hour notice (instead of the 24 hour notice that true renters require).  They will leave for three hours for open houses. They also know that they could be asked to move within 48 hours when a sale is ready to close (although I think I could give them a bit more ...

Okay, so the truth can be ugly. I get that. I grudgingly read the real estate news every day. Not because I want to hear how dreadful things are (because I don’t), but because it’s my job to keep my fingers on the pulse of the industry that I have committed to represent. Mostly, I want to be able to give my clients the best direction possible. As we all know, this here American Dream of ours (home ownership), has a big stinkin’ dent in it. We can’t deny that money is tight. We’ve got something like 19 million vacant homes across the country, a bad-bank-property management set up, tons of people outta work, and still others struggling to keep their heads above water. Oh, and of course that doesn’t negate the regular crappy stuff that goes on….sick kids, bills that need to be paid, people...

Summer is coming to a close.  Before we know it, we'll be out shopping for Halloween costumes.  The season is shifting.  We still have some hot days ahead but I can already smell autumn in the air. I'm looking forward to wrapping up in my cozy throw and sipping hot chocolate in the evenings.  My favorite is hot cocoa with no sugar and foamy melted marshmallows stirred in.  Without the sugar I can really taste the chocolate and the marshmallows give it just the right blend of sweetness.  As the days get shorter and darkness comes before 6 PM, there is a sense of home and hearth; wanting to nest.  Listen to the crackle of the fireplace.  Scent my home with cinnamon, vanilla and spice.  Bake bread. There are places to go that I love to visit in the fall.  Apple Hill, and the Chicken Festi...
