If you are in the Carmichael California area this spring or summer, be sure to visit the Effie Yeaw Nature Center.  This is known as one of Sacramento County's true treasures.  It is operated by the American River Natural History Association, a non-profit organization. It is located in Ancil Hoffman Park in the American River Parkway.  Its formal address is 2850 San Lorenzo Way (off Tarshes Drive), Carmichael, CA 95608.  If you are unfamiliar with Carmichael, it is just east of the city of Sacramento and runs along the 50 freeway and the American River. There are two wonderful parts to the center.  Inside the building visitors can get a close-up look at some live wild animals or the area and enjoy hands-on museum exhibits, interactive displays and educational workshops.  Right outside, ...

Why can't the news media show up on my doorstep the day after the housekeeper comes? That was my question yesterday as I scurried to pick up the cat toys and stuff the dirty dishes into the oven before the news reporter got here. But I finally gave up and figured we'd film some area that wasn't totally messed up -- like my desk! I keep a pretty tidy desk. It's organized. As a Sacramento short sale agent, I have to be organized or I'd go insane, trust me on this one. So sometime this morning and possibly throughout the day, you'll see my smiling face on News 10 ABC. I gave an interview yesterday about flood insurance and the National Flood Insurance Program in Sacramento. I hope to god I didn't say anything awful about Natomas, like: what do you expect if you buy a home in a swamp? That'...

Funny how we can put things off when it comes to repairs. "It cost too much", "we'll get to it next year", or "it ain't so bad". I've heard these reasons a bunch of times. The truth of the matter is that the problem doesn't just go away by itself. In fact it usually gets worse with time, often times it is even dangerous. Probably the best solution is to start a regular maintenance program for building repair. Set aside a budgeted amount to address these sorts of issues. Not all of the repairs will get done, but the worst areas can be addressed right away. Over time the property will look better (better rents too!) and eventually all of the problem areas will be repaired.

One of the things that I really enjoy is making videos for others. I have made a few videos for apartment communities in the Sacramento Area, one is shown below. Take a look a tell me what you think. Doing this, at no cost to the owners, has opened some valuable doors for Tromler Construction.

Carmichael Short Sale - Short Sales are on the rise in Carmichael CA and account for a substantial amount of available homes on the market today. There are 118 Short Sales that are unsold out of 327 total homes for sale in Carmichael. I expect these numbers to soar in 2011.  Unfortunately, less than 8 Carmichael short sale homes sell every month, on average. That's less than 10% of the available Carmichael short sale listings! In addition, 80 Short Sales in Carmichael have expired or have been withdrawn in the last 6 months alone, many due to foreclosure. It is very important to choose an experienced Short Sale Agent for your Short Sale in Carmichael. Can the agent provide rent short sale approval letters? Are they negotiating the deals themselves or are they farming out to a third p...

I was meeting a young couple with two darling little kids last week to show them a house in Elk Grove. I got there a bit early and immediately noticed this frightened, tiny dog that dashed out from the backyard, saw me, and scurried back to wherever it had originally been hiding. It was a foreclosure victim. As impossible as it seems to me to simply abandon my pets, I know it’s not fair to judge other people. I have never lost my home (thankfully) and so I cannot say what, as a result of sheer desperation, I might be forced to do in such unimaginable circumstances. I am pretty sure, however, that I wouldn’t just leave my dog there to die. This dog was going to die. It was clear she was starving, scared to death, and had just run out at the sound of my car in hopes that her family had re...
