This afternoon when I went to Carmichael to deliver the keys to a first time homeowner whose transaction recorded today, I stopped off at Carmichael Park on my way back to my office. This park in Carmichael California has many wonderful features and activities, but one thing that fascinates many who drive by the park on Fair Oaks Blvd is the mural wall that says "Carmichael." Carmichael runs along the American River, and in the late 19th and early 20th century, the river is what allowed the area to be settled and developed.  It is clear that the mural has a water theme, but driving by on a busy street, most people may not understand its significance. If you are in the Carmichael California area this spring or summer, be sure to visit the Effie Yeaw Nature Center.  This is known as one of Sacramento County's true treasures.  It is operated by the American River Natural History Association, a non-profit organization. It is located in Ancil Hoffman Park in the American River Parkway.  Its formal address is 2850 San Lorenzo Way (off Tarshes Drive), Carmichael, CA 95608.  If you are unfamiliar with Carmichael, it is just east of the city of Sacramento and runs along the 50 freeway and the American River. Why can't the news media show up on my doorstep the day after the housekeeper comes? That was my question yesterday as I scurried to pick up the cat toys and stuff the dirty dishes into the oven before the news reporter got here. But I finally gave up and figured we'd film some area that wasn't totally messed up -- like my desk! I keep a pretty tidy desk. It's organized.     Funny how we can put things off when it comes to repairs. "It cost too much", "we'll get to it next year", or "it ain't so bad". I've heard these reasons a bunch of times. The truth of the matter is that the problem doesn't just go away by itself. In fact it usually gets worse with time, often times it is even dangerous. Probably the best solution is to start a regular maintenance program for building repair. Set aside a budgeted amount to address these sorts of issues. Not all of the repairs will get done, but the worst areas can be addressed right away. Over time the property will look better (better rents too!) and eventually all of the problem areas will be repaired.   02/12/2011

  Carmichael Short Sale - Short Sales are on the rise in Carmichael CA and account for a substantial amount of available homes on the market today. I was meeting a young couple with two darling little kids last week to show them a house in Elk Grove. I got there a bit early and immediately noticed this frightened, tiny dog that dashed out from the backyard, saw me, and scurried back to wherever it had originally been hiding. It was a foreclosure victim. As impossible as it seems to me to simply abandon my pets, I know it’s not fair to judge other people. I have never lost my home (thankfully) and so I cannot say what, as a result of sheer desperation, I might be forced to do in such unimaginable circumstances.
